    Cliché to say - but - injuries are a big part of the NFL - Browns have got to work through them - grind out some tough wins. It’s not going to be easy making the playoffs but if we can do that - and assuming we get healthy again - I think the Browns are much more than a .500 team. Baker is kind of a microcosm of the team right now. It feels like there’s plenty of blame to go round from coaching on down. Super short week to try to turn things around against a good Denver team.
  2. So with @Pleco’s scaled down but outstanding rendering - are you feeling more love for the new tower? I admit I’ve been a little less than thrilled after renderings showing it in context thus far (Then again, I guess it’s a bit silly to make a judgement until the building actually gets built.) Having said that, it looks pretty darn cool on the skyscraper diagram. Really does look like we’ll have a skyscraper that truly belongs to the 21st century. We haven’t had that many of those.
  3. @KJPwith yet another big scoop! Pretty amazing to think that even with the whale that is the SW World HQ starting to go up early in 22, that the University Circle district will have more new construction than downtown considering the Neurological Institute, Pathogen Center, Cole Center and Circle Square projects. Cleveland Clinic and SW’s ongoing growth and investment in this region are incredible assets. I can’t imagine how much they will contribute to the city in terms of jobs, resources and related development. It’s not just the pure numbers of high skill professional opportunities being created ” - but the prestige and strategic value these projects are bringing to Cleveland - that’s of almost incalculable value to the city. Sometimes we can get caught in the sheer architectural designs of things here - I get that - but stepping back and seeing the big picture - I think it’s been a pretty amazing year for this sometimes underestimated all American city. Kudos to the Cleveland Clinic - a world-class institution that is only growing.
  4. That site would be an amazing location for a residential high rise- imagine the views even from low floors- wow!!
  5. This should turn out to be one of the single most significant projects to improve the face of Cleveland we have seen in decades. I wouldn’t be surprised to see a lot more residential being built to take advantage of the park and of course, the downtown, river and even lake views. Any developers out there want to see that sexy Viaduct tower overlooking this?

  8. What's on that site at present? I'm not familiar with that exact parcel. I agree that there's nothing special about the design - but, on the other hand (depending on the exact materials being utilized) its pretty consistent with a lot of apartment projects I see going up in my area (10 minutes from Manhattan). I like that it has significant size, provides a new-build option downtown and will put more residents on the river's edge with water views.

    I agree - bad calls against the Browns - especially that huge interference call.....But, can I complain about a couple coaching points? 1). The conservative offense when you know you HAVE to get a first down (maybe two) are super frustrating. To me, that's where you can ice that game. Knowing how Herbert is carving up your secondary - it's almost a certainty that L.A. will get the go-ahead score if you give them the ball back with 3 minutes to play - especially if they start at their 35 or 40 yard line. Do something like a quick slant, a screen - something just a little unpredictable that's not too hard for Baker and gets you those 10 yards. 2) Find a way to disrupt the Chargers on a 4th down where they're going for it again. Even if it means burning a time out - give them a different look on defense - do something to stop that offense. 3) Time management at the end of the first half. Browns were incredibly leisurely there - yea, they got the field goal - but had Hunt not dropped a pass - they would've probably run out of time. Today, I think we saw the current major weakness of the Browns - if they are in a shoot-out where there's not enough time to run the ball - and you need a quick score - do you have confidence in Baker to make the big throw downfield? Maybe it's the shoulder injury - but the passing game is just not at a high enough level right now. Good thing this game was in week 5 - there's time to learn from it, and, importantly, time to get healthier. But if we want to get to the big game - we're going to have to overcome some adversity and address some weaknesses.
  11. Happy to see the addition of a brand new apartment building of considerable bulk - but - So many of the apartments have views right into another apartment and/or of a parking garage. The building itself has an office building vibe about it - Im just not a fan of that design.

  14. Very few people would’ve loved having a vibrant Nucleus development directly across the street from RMFH more than Dan Gilbert.
  15. “The only way to get over the hump and get a fraction of what they’re doing in Detroit is to have a catalyst,” Stark said, “There’s a necessity for public-private partnerships. Our population is not big enough.” Nucleus was supposed to be the catalyst. Stark knew very well what the population numbers were in 2014 (It's going to take quite a number of years to hit 50,000 in population downtown)- and as to public-private partnerships - the TMUD was the embodiment of that. There's a "stark difference" in tone and substance from 2014 to the present. There were opportunities for Stark to lock in tenants - Benesch, in particular, seemed very patient - but their loss was probably critical. Maybe a bigger residential component in a slightly less massive one-tower model would've been viable. Perhaps Stark's financial projections at the initial announcement of the project were overly optimistic, combined with the slowdown effects of the Pandemic and any cost overruns at The Beacon or any other project - enough to effectively kill Nucleus. The question now is - do we have a parking lot there for the next 20 years or does something else significant evolve at the Nucleus location in the short term?
  16. I think it’s time for Rhodes Tower 2.0 - the first one looks just a tad lonely - especially now that the Lunen is trying to connect CSU to the rest of the downtown skyline. C’mon CSU master plan! - a nice 400 footer will be a great inducement to all those incoming freshman from around the world!

    Great defensive performance today - but, wow did Baker seem off on most of his throws. That game could’ve turned into a loss when the Browns clearly dominated.

  20. I’d be thrilled to have a beautiful new apartment high rise adding to my property value and injecting new people and energy - not to mention aesthetic value on the avenue. If City Club happens, it will be a fantastic addition in that neighborhood.

  22. @cadmenI think you make a good observation. I hope they take steps to preserve some of the mature trees and organic greenery of the Bend and not just completely clear it, like a plot for a new Shopping mall or housing development. I don’t know anything about the engineering of a stabilization project of this scope - perhaps concern is misplaced. I personally always wished that Public Square had been even more green with less incorporation of concrete into the design.
  23. Great photo - really underscores the amazing strategic location and wonderful possibilities for Irishtown Bend. it could be a game changer for the already dynamic Ohio City and another great asset to downtown living.
