  1. I think the phrase “fan experience” largely refers to fans sitting inside a comfortable dome - and that’s clearly what the Browns have really wanted all along. Haslam ‘s calculation is that he will recoup everything he spends in BP and ultimately, that’s his long term ticket to even bigger money.

  3. Honestly, they’ve talked more about this project than….., well, any other thing….ever, in the history of constructing things.

I don’t remember seeing the rendering of the new Shoreway residential tower before - it looks very modern and reminds me of the kind of residential building one might see along the west side highway in Manhattan. Sure hope it definitely happens. And if the Erieview Tower apartments happen- what a fantastic repurposing of that skyscraper it will be. That part of town could really use the infusion of residents and the new energy that should follow. I wonder if there’s any chance that Erieview Tower could get some new lighting at the crown. That could add a fantastic element to the night skyline and mark a new era for the Erieview district. Hopefully the new financing assures these projects move forward without delay.
  6. I’m even more interested in how dynamic it’s going to be once Bedrocks new buildings appear on that waterfront. Also, I’m pleasantly surprised just how impactful those new apartments look in the riverfront. Definitely a very positive change!
  7. The sad thing is - if Viaduct Tower was built I bet it would be totally leased within months of opening.
  8. Ten60 Bolivar adds great density to that view - it’s a somewhat under appreciated project but between the new residents it brings and the street presence it will provide on that block, it’s a great addition for downtown.

(Sorry meant to also quote @LibertyBlvd’s post about Burke as a stadium site) If a decision was actually made to close Burke quickly enough (which I’m skeptical of) does the city of Cleveland have obstacles to essentially “doing what they want” with that land? Assuming the answer is “no” -couldnt the city work a deal with the Haslams to “make available the land for the new stadium, parking and the Browns “village” on the Burke site? It could provide quite a bit of development if a “Browns Town with accompanying hotels, restaurants and perhaps shopping was added. Is the timetable simply too short to even consider such a scenario? And what other problems would have to be addressed?

If our so-called state leadership is willing to throw a lot of money at the Haslams to enable their new stadium in Brookpark and then do nothing to address the slightly important question - “what happens to Cleveland’s lakefront?” - they’re even more stupid and short sighted than you already thought - or there’s some other “persuasion” moving them in that direction. I think a downtown lakefront without the stadium could be an unbelievable opportunity for Cleveland - but I sure wish somebody in a leadership position would take this subject on -in public - before a “deal” gets finalized.

  16. Happy Memorial Weekend everyone! Today was a cool conversation to hear a lot of folks' reactions to the SW building as it now takes final shape. I'm generally pleased with the end result. The look overall is still on the conservative safe side, but the angled roof and setbacks within the building really help visual interest. The coloration and glass lend a definitely more modern look to the skyline overall - I think we needed that infusion. At least, SW didn't do a flat roof- I think the final product is a big improvement on that - and viewing from the east that higher sloped side has a significant degree of style/flair as it seems to point upwards towards the summit of the Terminal Tower. Overall, I think the building is an above average skyscraper - albeit one that would not be the highest-ranked here, where the other big 3 - particularly the TT and Key, are very impressive towers worthy of any city in the world. Even 200 P.S. is a more interesting skyscraper than the average glass box that we often see in other cities, IMO. So SW is probably my 4th (or tied for 3rd) most favorite of the big 4, but a nice change of style and compliment to the other big 3. SW's height and position in the skyline adds a whole lot towards a bigger city look for CLE. If I could've tweaked the design, I also would've reduced the bulk of the building a bit and added enough height to make it Cleveland's 2nd tallest. Not a dramatic reduction to a thin tower, but enough to reduce the wide/bulky quality when viewed from the west or east. SW did a pretty good job of breaking up that bulk with a design that almost makes it look like two towers when viewed from certain perspectives - that breakup of the massive bulk of the building is a welcome relief. I think I would've preferred one sloped side but with a little more dramatic and higher slope to it. And, obviously, the garage podium would support a future tower - and the Shack would instead be something like a 15 story hotel - but I guess SW wanted a clear view towards their tower from the square. So, some nitpicks and critiques- but I think it's still an attractive skyscraper and a strong addition for downtown. And who knows - the lighting atop the crown may be very striking when added. I just hope that we won't have to wait 20 years for a new significant tower (or towers) to appear. Maybe SW2 will end up being taller than originally expected and end up surprising and thrilling us. I guess we'll know more about that as early as next year.

Even if it turns out that SW2 is "only" the height of the Justice Center (that's probably a best case scenario at 420' based on what we know at this early juncture) - what a great addition it will be to the extension of the skyline on the western side - and visually, would look really great from this southern looking vantage point. And if there ever is anything of height from Bedrock on that Nucleus site - that might take care of that "step-down" from 200 PS.

  19. I think I can sneak this comment into this thread about what might be next - Is there any chance that the new Courthouse/Justice Center is an upright tower? Or are they definitely committed to a low-rise structure?

Those pics from the lake perspective are probably my favorite for showing the diversity of Cleveland's architecture and for expanding the skyline beyond what is often shown when taking in downtown from the OHIO City perspective. The city looks most modern from the lakefront as well. Interesting synergy and connection between the Hilton's design and SW. The 4th pic is probably my favorite, as the TT isn't obstructed and we still see most of the major buildings easily. Question - where would a Nucleus site tower appear from that lakefront perspective? and a P.S. Just imagine that same view with no football stadium and a few residential towers on the lakefront in its place - wow!

  23. ESPN did the same thing - downtown shots of the skyline with not even a trace of the SW building. Lazy, bad journalism.

Man, maybe stating the obvious - but now as SW nears completion and we've got that crown - Wow, this building really changes the feel of downtown from a gap-toothed skyline to a much more fully realized one! I know it's "just" one tower - but the impact is substantial. (Happy for CLE - but I'm still hoping for more this decade- I'll take an SW2, a skyline-changing residential/hotel tower -we need something to the north of SW on the west side, the City of Cleveland deciding to build a tower for the new JC - I know, dream on, a CLIFFS tower to show supremacy over US Steel - and that would take a lot since the Pittsburgh HQ is 841 feet high - and of course, something on the Nucleus site or on the riverfront - c'mon Bedrock).
