  1. Love to see artwork infused in a creative way - this example is striking. Strangely, it seems to underscore the gray and white two-tone palette of Church & State. it makes me wish there had been a little something of a coordinated color infused into the building itself - maybe some of that sky blue - but, of course, that’s a very subjective thought. I can tell you first hand from a recent visit to the site that Church and State looks simultaneously commanding and playful in person. I’d definitely sign on for a few more of similar design.

  3. As more features that are associated with the suburbs, such as a movie theatre, are easily accessible downtown, the desirability of living there will just continue to increase. I know movie theatres have been brutally affected by the current health crisis, but I firmly believe there will be a post-Covid time when movie going returns. Perhaps seating design can improve to produce a safer, more sanitary experience without debilitating cost increases - but the main point is that the livability of the downtown core is something we can reimagine and work to improve. Hopefully, new units for sale will become available in attractive settings that are yet to be built. I feel like there’s a new generation that sees the potential of downtown Cleveland to be a fantastic place to call home. When you look at relative costs of living and the availability of world class culture, dining and entertainment, Cleveland has a somewhat unique portfolio to offer.
  4. Yea I got caught up in the excitement and the design approval and started thinking it was on track to happening. It’s an extremely sexy design - I hope it actually happens. But the sound of @KJP’s comment doesn’t inspire any confidence. I’ll really look forward to hearing any news on this one.

If Stark Holds on to any aspirations of a statement building that shows the world that Cleveland is capable of building another Chicago or NY-esque building - having two anchor tenants like Benech and Cliffs combined with a residential component might be his best chance. It could be the pathway to recreating something much more like the original Nucleus. And just maybe the lack of any recent news is a sign that he’s still working quietly behind the scenes to deliver that building that will become his legacy in Cleveland. Here’s hoping anyway. .
  7. When you contrast the 40 years prior to The Beacon with whats happened since 2016, it’s pretty amazing. Waiting for the next one used to mean decades. Cleveland has made unbelievable progress but I’m wanting more just like you!

  9. Thanks for sharing that @urbanetics_- maybe the space isn’t big but you gotta love a smart design response to a challenge. The rear apartments now have far more appeal than they would’ve had - a balcony is a really nice feature to have. And the doggy park will be a hit for sure! Great job Euclid Grand!
  10. What an important addition for Cleveland- the Lumen now one of my favorite downtown buildings. I may be in the minority- but I actually really like the stripes - it seems clear that they are an homage to the former “big boy” at the gateway to downtown - the Keith.   11. I guess we Cleveland fans should be good at handling disappointment - we've had so much of it. And the Indians have hurt the most in recent years, because they've had legitimate shots to be champions or, in other situations to "move on". They've been contenders consistently. But, losing doesn't get any easier. I tried to tell myself, "it doesn't matter as much this year - it's a Covid season with an asterisk" - but it sure didn't feel that way tonight. So, granted I'm in a foul mood this evening - but my thoughts: this playoff season was a major choke job at multiple levels. Example - in roughly 7 innings, the Indians starting pitching gave up 11 runs in the series. Brad Hand blew a save at the wrong time. Our biggest star, soon to depart, lost his luster. The defense was inconsistent, at best. Clutch hitting in key situations was frequently nonexistent. Yeah, the Tribe scored 9 runs in game 2 - but they STILL missed golden chances to score - like the bottom of the 8th inning, failing to bring home a vital insurance run with men on 2nd and 3rd and only one out. All season we told ourselves, "We suck at the plate, but our pitching is among the best in the league - that gives us a fighting chance." And yet again, we're very quickly disappointed this October. Yeah, we made it to October - but only for about an hour of it. Thanks Indians for another entertaining season, but unfortunately, yet another year with no title. Let's hope the Browns become winners in 2020 - it's just the kind of year when they might have a shot at that.
  12. @KJP( and like minded forum folk) think you’re a big Burke supporter - but IF it was moved eastward and that lakefront parcel was rezoned a la the Flats West Bank - couldn’t it then become a perfect place for a “Viaduct Tower” type residential tower or two? Seems like that combination of very private lake and skyline views would be an easy sell. This is completely hypothetical at the moment obviously but imagine the potential of a Gold Coast type neighborhood directly north of downtown with a boardwalk and bike path just behind it -Add the rock hall, science center and Browns stadium for your western view - wow.
  13. Agreed. Just curious - what's the general opinion on the forum of how desirable that parcel of land might be down the road? I'm a bit surprised that it hasn't been developed previously - seems like it could be a really awesome spot if something with some imagination was built there. What we saw in the renderings previously was pretty apartment-blah.

  15. Fantastic news to see City Club moving forward expeditiously. It will continue the fantastic energy on the Euclid Avenue corridor and will be a lot of fun to watch go up. I'm also very happy to read, as expected, that many small apartments, which should attract very young first-time renters, will be offered. Having said that, and at major risk of sounding like a grumpy old guy with bad timing - my hope is that the management there will run a tight ship in terms of expectations and quality of life in the building. I say that only because of the stories i've heard about the state of things at Flats Bank East. Funky and cool, which this building will be, should still retain appeal to all segments of the demography and maintain the classy vibe of the fine residences on the avenue.

But what I found especially interesting was the inclusion of a shot of the Shard, a 1,000 feet high, 603,000 square foot skyscraper in London with which Sherwin-Williams was involved. Obviously, the building made quite an impression on the brass at SW, based on its inclusion in the new short promo video. Could it offer the big clue about the design of the new world HQ to be built in Cleveland?
  22. Happy Birthday fellow Libra - mine’s on Sunday so I’m going to share this as the best possible birthday present a Cleveland development fan could ever get. Thanks, as always to Ken for the scoop and writing @Geowizicalfor the massing work. One thought about the height - I’m not particularly rooting for a “Supertall” since it looks like this tower will eclipse the Terminal Tower - I’m thrilled if it becomes 2nd tallest in the city. However, @Geowizical’s massing and examples of similar projects by the firm show a non- tapered top. If the design is tapered slightly towards the top, that could necessitate additional height to meet the required square footage. An example that is even more gigantic but shows that sort of design is the new One Vanderbilt in NYC. But ultimately I’m most curious as to how this design will represent a resurgent Cleveland for the 21st century while showing empathy to its world class neighbors on Public Square. Mazel Tov Cleveland!
  23. For those that didn’t view the link - That’s the largest residential project in Slavic Village in a quarter century and it will provide new affordable housing to the community in a mixed use format. Congrats Slavic Village on “The Rising” project which should open in 2022.
  24. Strongly agree with @Htsguy’s post and most others praising this project. When you think about Cleveland’s near west side and the progress In neighborhoods from the Flats West Bank to Ohio City to Gordon Square - there’s a striking change in perception and reality. And consider that, In the Covid World, our appreciation for parks and attractive outdoor spaces seems to have increased dramatically. Having a fully realized Irish Bend, where folks can enjoy a scenic park experience, just minutes from downtown - with views of city skyline, river and lakefront -will be game- changing for residents and visitors . It has the potential to be a major catalyst for new development in adjacent neighborhoods, including downtown. I’m more optimistic about the future of Cleveland’s near west side than I’ve ever been.
