Right now SW's coloration almost matches 55 Public Square - I guess when those shades are pulled out of the windows, SW will have that slightly darker color we see at the very top, right? @BoomerangCleRes's shot also makes me hope for a repurposed and reclad Justice Center and better lighting for ErieView Tower and One Cleveland Center, but I digress....

I don’t see where the money is coming from for a stadium that doubles in price from 1.2 billion to 2.5 when the owner is asking for the same 50/50 split - I’d love for someone to explain that. The Haslams would be making a huge amount of money from the new stadium parking alone - and he’s not proposing a slightly larger owner funding contribution? So what’s the motivation for the city county state and public in general to pay 1.2 billion instead of 600,000? I also wonder - could the powers that be structure a deal that - if there really is a 50/50 split to fund a Brookpark stadium that the Haslams have to contribute “something” to enable a redevelopment of the new stadium-less Cleveland lakefront? And ultimately, for the transformation of the city’s lakefront - I’m fine with the stadium moving - it’s just a shame it couldn’t have been to the east side of downtown or the post office site. A new “entertainment district” down there would’ve been a greater boost to the downtown economy than a suburban location -even though some will end up staying downtown - I’m sure there’s some percentage that won’t.

Assuming the Browns go to Brookpark, Wonder if any of the key players from the city are thinking in terms of the lakefront becoming an actual neighborhood - with plenty of residential. Or if they see it mainly as an area for parks and recreation.

Can’t get enough! SW fits in so well- just looks like it was always there - but we all know how long we waited! And I sure hope this view has some more major buildings in it along that Bedrock riverfront in the not distant future!) The lights across the river are getting denser - love that!

KJP (or someone knowledgable on the subject) - Please refresh my memory - am I correct that Bridgeworks never won a TMUD award? Had it won, would that've probably been the tipping point to result in the building of the striking original 16 story (or so) version? Or the second, slightly less vertical, but still impressive glassy version? Or were they far away from completing financing? I'm sure I'm not the only one on the forum that has been hoping for some miraculous return to one of these versions....

Thanks for another great NEOtrans Ken. This is a best case scenario for the future of the iconic- looking Greyhound station. That could become an amazing entertainment venue with the right folks in charge - and they sure will be if PHS is involved. Playhouse Square has really brought the eastern side of downtown a unique energy and a wonderful vibe. However, more options for after the show (or before the show) entertainment can make this part of town even more special. Exciting to see the continuing investment in Cleveland from Playhouse Square and hopefully its expansion - let’s hope some other developers give us a new residential high rise or two in the district as well.

I agree that Bibb might not have experience in dealing with an NFL owner who wants a dome for his NFL franchise - but I’m not sure there are many people that do. And though sharing specifics in public would be a no-go in a negotiation process - I still think it speaks volumes for Bibb to say nothing at all about the obvious elephant in the room in a state-of-the-city address. As Ken mentioned in one of his recent articles, it does seem like the tone of the process between the city and the Browns is more towards the adversarial than the cooperative. Someone had posted above, “just make a decision Haslams”. Based on their actions (not words) it would seem they have. As I’ve processed the news and read most of the posts the last couple days, I’ve started to think that the Brook Park scenario may be the greatest net gain for Cleveland and the region. I don’t see another scenario where Northeast Ohio gains a world-class (meaning it does have a roof) stadium - the team doesn’t have to play in another city for 2-3 years - and the city’s downtown lakefront is completely opened for development - not restricted to a 9-10 day a year active-use reality. And I’m sure, a shiny new dome would land some great concerts and national events that Cleveland wouldn’t normally get. The questions I have are - who’s paying for the new doubly expensive dome and in what percentage? Are the Haslams going to secure private sector investors and foot a significant portion of the bill themselves? How is the county and/or state contribution arrived at? My other big question is - what are the possibilities for the lakefront stadium site? Are there major constraints to new development there or could it become a whole new neighborhood that could transform the city of Cleveland’s look and feel downtown? And to all my friends/relatives that would always find cheaper parking somewhere downtown and then hike down to the stadium - get ready to pay a lot more for parking - a parking pass for football games at MetLife is just about $50.

This is not gamesmanship and a leverage game by the Haslams. Follow the money everybody - the long term potential of a state of the art domed stadium that could eventually produce a billion-dollar profit for the Haslam estate is in Brookpark - where they will essentially control everything - including hotels, restaurants and shops not to mention the parking. The model for this plan is already established in many other NFL markets and the owners don’t care what their stadiums are next to - think Giants Stadium in the New Jersey Meadowlands, for example The Haslams will probably attempt to make or have a deal with the NFL to bring one Super Bowl to “Cleveland” for their contribution to the leagues infrastructure and they will bring more national-level events to the area. Powerful inducements. A special atmosphere and tradition that has existed for 75 some years between downtown Cleveland and the Browns will be forever lost - but obviously, the Haslams don’t care about that. And if this all happens, we go back to square one yet again on the downtown lakefront plan, the land bridge and what happens with an empty stadium and the land underneath it on our lakefront. I will mourn the loss of the fantastic atmosphere downtown on football Sundays but I don’t see the path that the city has to stop the Haslams plan. Sure hope I’m wrong.

Cleveland: Downtown: Rock & Roll Hall of Fame Expansion
Absolutely Foraker. That's consistently been the most overlooked and underserved aspect of the Rock Hall, IMO. Rock n Roll, even in a "museum" situation, should not be just about artifacts to look at. It should be a social, living, happening thing. And that's live music. There should routinely be concerts of importance at the Rock Hall. A venue behind the hall, on the water side, would perhaps still be possible? Think how stunning a vista that would be for the performers to have behind them (or in front of them) while playing. It would rival Red Rock Pavillion outside Colorado Springs for aesthetics. I've written about this before (you see my Avatar?) and feel strongly about it being involved in the music industry. Maybe Cleburger can weigh in. @Cleburger
