Don’t try and tell anyone that the rioters are all outside agitators or terrorists backed by China and Russia (that’s the White House line this morning). There are disaffected people within our own community that are happy to randomly destroy generations of work in a night without respect for what has been painstakingly built. They have no stake in society and are at odds with it. We have ignored these people at our own risk. The cost of that disregard is clear.

Sick about the destruction and damage in our beloved hometown. It’s been such a long journey to rebuild this great city but so much damage done in literally one night. But this is not a local problem - it is a national one. Cities across the country including New York with similar problems last night. In that sense, I believe Cleveland will go forward just like these other cities will. Whether people will feel “comfortable” to continue to move downtown is the real question. Hopefully, the damage done is not going to change the fundamental attractiveness of the city as a great place to live and work.

This is one of my favorite threads - always exciting to think about what will and could happen in the near and farther future. I know it’s getting close to opening time for The Lumen and we still have to wait and see how quickly and fully it leases. I’m wondering what you Forum insiders think of the chance, realistically, of Lumen Act ll joining the list of future developments and on what kind of timetable.

Thanks to KJP as always. Based on that rendering, 2208 will look fantastic on the West Bank. I love the height. Agree with everyone that the balconies are a BIG plus - they’ll single handedly lease out this building quickly - imagine a relaxing summer evening (or even a cool fall evening) on one. Love the color - reminds me of a Vancouver high rise. I also like the penthouses and the look of the building at the top. I think it will be one of those buildings where people eventually remark “wow, I’m loving this even more than when the rendering came out”. Congrats Cleveland - you’re on a roll.

Blue looks pretty sexy on the Lumen and Hilton - I’d be fine with that for SW - especially if ithe tower is not “just” a rectangle/box but has a tapered effect, a spire or something unique in its design lines. . Some “signature” lighting at the top would be great.

We don’t want to anger @X and @MayDay but let me just add that World Atlas ranks Pittsburgh as the cloudiest City in the country and Columbus 4th - Cleveland is not in the top 10. So, yea Cleveland is cool! Back on topic, when do move-ins start at the Lumen?

@KJP, just to clarify - I'm hopeful that your two sources are right about the HQ tower rivaling 200 Public Square because I think most of us would like to see a 4th skyscraper on Public Square to forever join the "Big 3" However, your recent article that mapped out number of stories based on floor plate size assumed 1,000,000 square feet of office space all in the main tower, correct?

Another fantastic piece of journalistic work by @KJP! I’m surprised but delighted to see the scope and breadth of visions for the Flats West Bank area. It underscores how development in adjoining neighborhoods is critícal to spreading interest and planning into others. With the West Bank positioned in between between dynamic new neighborhoods in Ohio City, Hingetown and downtown, the metrics could be game- changing. One advantage of potential high rise residential structures in the Flats is that unique views, be. they of the River, the lake, bridges, or the downtown skyline are probable from even lower floors. Personally, I’d like to see the Jatsek group (or someone) get the ok to exceed the city’s 250’ limit in that area because I think interest in a high rise residential home will be high when we emerge from the crisis. If any one of these exciting projects materializes, it will increase the momentum of the area, the kind of domino effect we’ve been seeing and want to continue. And just think, the biggest surprise of all could be yet to come on the Náutica site. Might as well be optimistic and excited as we look forward!

Wait, has something happened since the mid-April NEOtrans article to create new doubt about the summer start? The timeline with Benesch is down to just over two years - and the cost issues for this project have been cut. I would agree if the start is delayed significantly again - then the window for it may be closing due to the probable loss of the anchor tenant. But is there any news that suggests that a delay is pending?

First of all, a special thank you to @Geowizical for the new renderings - yes, they did distract and entertain me for a number of minutes, as have his previous ones. I actually think we might be getting just a little bit spoiled lately, with the number of recently completed, current and planned projects - which is a sign of Cleveland's great progress. Yea, I’d love to see a little more height on Nucleus One, just because it would look really cool at its location. Having said that, 350 feet is exactly the height of The Beacon - which has definitely contributed to the density and depth in the skyline, although not dramatic verticality. Nucleus, at the same 350 feet will certainly do that and it will be very apparent given it’s neighbors and perch at Gateway. (Unlike the northerly new Hilton) And who knows - the Herold expansion might not be workable or approvable, based on my understanding of @KJP’s last article. In that scenario, could those extra square feet be relocated on new higher floors in Nucleus? Costs for this project seem to have been slashed to the point where perhaps the final approved Nucleus might evolve one last time. The main point is that though the current version is now a far cry from the initial 54 story game changing design, It would still be a very impactful addition for the city.

It’s like we used to kind of take the Flats for granted- like it “was what it was“ - an industrial area that we could stick a bunch of bars in - and that was pretty trendy for a time.. But recently, you can’t help but get the sense that the fantastic potential of the area is being appreciated, rediscovered and reimagined. The energy of that sensibility, instead of the lethargy or even acceptance of a negative self-image is way cooler and exciting. Now can we make the next big step - from reimagining to redesigning and building? Let’s hope...

Still a little excited from today’s NEOTrans article, I guess - and apologies for some height-minded speculation today.. But if this tower does require 40 stories ( the lower end of KJP’s latest information ) at a conservative floor height of 15’ - the roofline is at 600’. The roofline of Ohio’s 3rd tallest building, Great American Tower in the Queen City, is actually only 500- it reaches 665’ because of its Peacock-ish “Tiara”. So I’m thinking Cleveland could retake the claim of having all three of the states’ tallest, if there’s a spire involved. Even if SW’s Tower winds up at or a bit below 600’, it will still make a huge impact and really balance out the skyline beautifully.
