Interesting article. Lots of hedging (which makes perfect sense) in advance of any recommendations.
  2. I took an urban history class in 1998 (or was it 1999?) that met in Over-the-Rhine at the Peaslee center. We did several walking tours in the neighborhood, etc. Even then, it was very common to refer to the neighborhood as "OTR." And I think you'd be hard pressed to argue there was any "whitewashing" going on back then.

John -- Plans all drawn and approved. This is just a corner of the project--there are windows all along the south facing side with pretty good views. Need to trim the tree. It's probably going to be fall before it's all done, unfortunately--it's a lot of work. But it's great to see it started.

    Here's the corner.

They have started demo'ing a back corner that was added at one point, but needs to essentially be rebuilt. And the main stairway (which is also being rebuilt) has already been removed. Exciting to see stuff happening.
  6. ^ To each his own, but my point is not really so much about motive than the talking point that "we shouldn't punish people for what they are thinking, and only for what they do." The fact of the matter is that what people are thinking when they commit a crime--the culpable mental state--is and always has been a significant aspect of what the criminal law looks to punish in common law societies.
  7. Agreed. "Hate crime" legislation simply means politically incorrect crimes are punished more harshly than others. It's the flip side of the criminalization of dissent. The two together consititute the politicization of law enforcement, an extremely dangerous trend. Why wasn't this publicized sooner? Two words: Sweet Sixteen. Literally centuries of common-law jurisprudence (dating well back to before our founding) have been premised on punishing the mental state of the offender (the mens rea) as the primary motivator for criminal law. That's why the exact same act can have such different consequences; running over someone with your car because you are negligent might be a crime, but running over someone with your car with the intent of killing them is quite another thing, and subject to a more severe punishment.
  8. "A murder would be a murder regardless of whether it was pre-meditated or not". This is a wrong statement because all murder is pre-meditated, there is no "or not". Murder and Kill have been so intertwined in society/the news/etc., that people think they are one and the same. They are not, and our government recognizes this. That is why there are different laws for murdering someone vs killing someone. This statement is legally incorrect. Not all murder is premeditated. Most states in the US (as with most common-law countries) will typically reserve the highest level of murder (say, 1st degree murder) for premeditated acts. A murder in the heat of the moment will often be second-degree murder, but it is still murder. Now, if you want to say all murder is volitional, that may have some water. But saying all murder is premeditated is wrong under the law.

For the first time in decades, I am assuming, the garage door opening is once again an opening.
  10. In response to the "Fee simple" point--anyone who owns any property typically owns it in "Fee Simple Absolute" (or FSA as my property law professor would say). I'm not sure why they used that phrasing here, unless they just wanted to indicate that it's a free standing building that will come with the plot beneath it. There are in fact other places in OTR--like where the Woodward Trust owns land--where I believe you can own the building on top of the land, but not the land itself.

No compliments. He will just charge me more.
  12. They're not even really NYC prices, though. 600K in Manhattan would get you a one bedroom apartment. These are going to be sizable townhomes in an unbelievably hot neighborhood.

I place any poor design choices on this at the feet of jjakucyk! ;)

It's funny that I have now gone from "take it slow, ease into it" to "get this done, I'm on the clock paying!" so quickly.

And work has officially begun! Construction kick-off meeting this morning with the builder and the architect (UO's own jjakucyk).
  16. Really incredible. I can't imagine how much money they have poured into this project.
  17. I got the chance to see the Taft Ale House from the inside tonight. It is an extremely impressive place. I think it is going to be wildly successful.

Permits have been issued and we should beginning real work in earnest soon. Exciting times!
  19. http://www.cincinnati-oh.gov/police/crime-statistics/city-wide-stars-report/ Six homicides so far in 2015 (as of 2/25)--that's compared to 11 over the same time span last year. Lots of theft from cars so far this year. I think that's probably attributable a lot to Downtown and OTR's resurgence--there's so many people parked on the streets that you have so many more opportunities.

If you are looking at numbers from earlier in the thread, it may be using a different starting point. I see at one point the pre-recession peak listed as over 1.1 million jobs in Cincinnati. Not sure if this article is using the same source as those numbers above or not.

http://www.bizjournals.com/cincinnati/print-edition/2015/02/27/cincinnati-leads-ohio-cities-in-jobs-growth.html This article contains the metro jobs data for 2014 and discusses the 3 C's, primarily. It doesn't have the breakdown of some of the previous posts in this thread, but seems to have the top-line numbers. Cincinnati: 2014 Jobs: 1,055,000 2013 Jobs: 1,033,000 Increase: 2.1% (22,000 jobs) Cleveland: 2014 Jobs: 1,044,000 2013 Jobs: 1,031,000 Increase: 1.2% (13,000 jobs) Columbus: 2014 Jobs: 1,001,000 2013 Jobs: 993,000 Increase: .8% (8000 jobs) The article also mentions that Dayton added 8,800 jobs, for a 2.3% increase. It doesn't give the numbers, but I think that would put Dayton around the 382,000 (or so) job range. (Someone more exact with math will probably get the numbers, or going to the source...) Big takeaway may be the fact that all 3 C's are now above 1 million jobs in the metro region.

Milwaukee council okays streetcar plan there: http://www.jsonline.com/news/milwaukee/milwaukee-council-set-to-vote-on-approve-streecar-plan-b99441994z1-291390051.html I know opponents had been gathering signatures for some sort of ballot issue, but not sure whatever became of that.
  23. Soldier Field in Chicago is interesting. I've been there, and it's kind of oddly situated down the lake from what I think of as "downtown"--more near things like the Planetarium. I think we walked through the park to get there. Urban, but not in a right next to what you think of as downtown kind of way.

Could be. Schumpert has the attitude, but may not be physically intimidating enough. I think Mozgov will be maybe the most important addition come playoff time. Teams cant own us in the paint right now. You cant just win with a perimeter game in the playoffs, teams adjust. Its why i think the Hawks are in touble. I know they have Millsap, but hes not a huge guy. I dont think they will score alot in the paint, if you shut off their three pointers, goodnight Horford is a big guy, though. Hawks are not as good as they have played, but they have a nice collection of complementary pieces. Cavs really starting to look like a legit contender. I like it.
