  4. I looked for info yesterday and found that the Fisher house is already under construction, so a moot point now. For the record though i'm 100% for investment and development in this area. Just weary of the form it takes.

I was actually thinking how great it would be if the VA guest residences planned for E 105, instead went into Magnolia mansions. 1)Get those filled 2) It's closer and more ideal area for out of town guests 3)Avoid some suburban crap along 105, right across from the new development that is actually in urban form.

  7. Because the entire development is single-use residential, it offers nothing to the 99.9% of potential transit-riders who fail to own a townhouse there. As such it will have minimal effect on ridership. It contributes nothing to the perceived or actual utility of the transit system as an alternative to driving. In no way is this development oriented to the transit station that happens to be nearby. General rule of thumb: if the street frontage is mostly garage doors or the first floor is mostly garage space, or the entire site is forever off-limits to pedestrians, then you're looking at a Car Oriented Development. If it's located this close to a major transit station, you might even call it a Transit Thwarting Development due to the very limited number of parcels where TOD is possible. Two car garage's, no less!. Maybe it will be used for work space/storage, idk. I suppose what these will do is make the walking experience more enjoyable and safe (feeling) for the others using the transportation system in this area.
  8. After looking at that pdf, I think what I was alluding to upThread is actually for site C of phase I. I thought only a 1-2 story connector was destined for in-between the Rock Hall and Science Center, which threw me off because what I have heard rumblings about was for 10ish and more than just hotel.

  10. Couple things to add to your list, Mendo: This is going into the Plain Dealer/Advance Media (whatever its called) on Superior. I'm hearing about movement on a multi-use, multi- stories building. Not sure exactly what piece this is in lakefront plan. Maybe something north of science center. Hopefully we get a public announcement soon!
  11. Jz65, it sounds like you're preference would be that the historical context of the street to remain. But I don't think our forfathers would have built victorians on the circle. The circle should be saved for something more substantial and iconic. I'm with you that we should hold this parcel to the highest standards though.
  12. This might turn out to be the wrong thread... But does any one know what has been going on at B&G Tavern the past few days? My only guess is that they are shooting a movie or tv show in there.
  13. I didn't realize that boarding time accounted for that much! I don't ride the health line much at all. An increase of 10-20 minutes is unacceptable. One of the big factors in transit desirability is predictability. And the the less frquent the service the more this plays a larger role in transit riders satisfaction. Boarding times definitely palys a part in this but to me the times alloted for boarding is a lot more consistent then being tied up in traffic. 1 minute stopped in traffic here, two minutes there. Before you know it your bus is not where it is supposed to be by 10 or 15 minutes. No one complains more at the bus stop than when the bus is late. This is a common occurance on the 22 depending on the traffic that day. When you start having the bus off schedule a few times a week consistently, people start finding more dependable modes of transportation. The only way I know how to fix that is dedicated lanes.
  14. Interesting. The Avenue District along Superior, immediately comes to mind to where multifamily development "should" go.
  15. Or inform whoever made the decision to convert the lanes that they can change them back or get de-elected. Such "we know best" tactics work poorly in the US in general and away from the coasts in particular. I didn't want to come across like "I know best" but as you're well aware our streets are very wide and built for a higher capacity then we have today. I don't see why we cant adapt a lane currently used for parking as a way to speed up the buses and make then a more attractive means of transportation.
  16. Also, how about making most of the bus routes run on fully dedicated or "peak hour" dedicated lanes. It doesn't have to be costly like Euclid corridor. All you really need is some paint, right? It wouldn't take long for people sitting in traffic, continually seeing buses wiz by to convert to mass transit.
  17. Thanks for posting the pictures. I like it overall. Only gripe is maybe the roof. I cant really tell from the picture, but it looks like it might be similar to mariners watch which im not a fan of. Other than that I would prefer if Dexter punched through to the cirle and was made for limited local car acess and pedestrian only. It would break up the large frontage on the circle, increase pedestrian flow and when/if the other adjoining parcels are filled in it would create a nice little corridor.

    I din't expect anyone to mention Napoli on here, haha. I didn't think it was liked very much, and used only as a way to Capri and Amalfi. In another ongoing UO thread European densities were being discussed, and I thought of Naples. One of the original ultra-dense cities. Even though the current numbers are not that impressive, Naples gives off the densest feeling of any city I have been to, including the go-tos like Barcelona, Paris.
  20. Lol no clue, bought a lightly used Raleigh hybrid from Upcycle Does the tire valve look like a normal (car) valve, or is it thin and have a little nut on the end, you have to unscrew. *I have a Raleigh, btw. Great bikes.
  21. From a purely visual/livability and functionality standpoint i'm in the camp that is all up to how it's done. You can have a great skyscraper city as well as an awful one. As you can also have a great low-rise city as well as pretty awful one (i.e. majority of United Sates built env.) As far as the future maintenance of skyscrapers, i don't know. There isn't much historic information to analyze. Some of the first built skyscrapers are now in the part of their life-cycle that they need major upkeep overhauls, and they are getting it for the most part. But these are beautiful and treasured icons. I cant help but to wonder how we will manage some of these newer throw-away built skyscraper assets. They certainly can't be left to beautifully degrade like the stone structures in an old world villages/cities. They will pose huge threats if not re-invested in.
  22. Wise investment, Yabo! Presta valve? Either way I would just buy your own pump. I end up filling my tires every couple weeks when I tend to ride every day in the summer moths.
  23. Just found out today the new police headquarters is going in Plain Dealer building on Superior. I was really rooting for the hail mary Weston warehouse district tower option.
  24. Some very nice city views up there by Sachsenheim, Denison/Ridge. Could only imagine how impressive it would be from some mid-rise apartments. That's years/decades away, if ever, though.
