  1. I have long thought that South of Playhouse would be a cool neighborhood if given the option to be. Bolivar area. You have Grays Armory and Erie Street. Best part is I don't think it would take much for the vision to take shape, unlike the wasteland of the warehouse district parking lots. If more people are going to move here from out of state (which I think they would) they are going to have to see cool areas like this and be able to live there.

Does anyone on this forum want to take the lead and put this cooperative together? :) My suggestion would to be to approach Old Stone Church and inquire if they would be open to lease on the property behind the actual church. Offer to work in replacement facility for them into the condo base (it looked like it needed some renovation last time I was in there anyways)

  8. I often wonder why we don't see property owners and developers throwing out some sleek condo tower renderings with the express intent on getting majority of presale commitments. Based on the reception you can change the scope of the project. I'm not so knowledgeable with this idea though. Is it hard to get the overall financing for a project like this due to the amount of individual mortgage loans? Or is is that the individual mortgage loans themselves are the difficult part to get for a condo? I know I for one would be very interested if presented with buying into a condo hiserise construction.

    I really don't see how we could have a society as large as ours with our degree of individual liberty without private long range transportation. So people are going to use cars. Besides, I can attest that person to person collisions can indeed blow up into more. I won’t disagree with your statement, but I also think it’s not too much to ask for people using vehicles to alter their behavior when they leave the "car exclusive", highways and expressways and enter an area that people exist. Putting the blame on walkers for their injuries or death by getting hit by a vehicle sets a precedent. I think it gives confirmation to the autos that they have reign over this land and theses pedestrians will be taken care of with fines, criminal designation and pushed back out of the way for the vehicles. I have been in other societies around the world where there are no walk signals and/or no traffic lights at all. Through my North American lenses I think how the hell does this even work, some of these roads are three lanes, both directions. How do people get across the road? By example I learned… you just walk and the vehicles stop. I thought, surly the people in the cars are irate, cursing at the people walking out in front of them, getting in their way. Then when you have the chance to be on the other side of the glass and steel, you realize they could care less about stopping, it is just a normal process of driving for them. I think this works for these people because everyone is a walker at some point during the day in these places. They are constantly reminded what it’s like. On the other hand I think we live in a society where people are not exposed to real walking (walking through the parking lot to the store entrance or taking the dog for lap around the cud sac doesn’t count) on a regular basis. I think these new laws we are seeing represent this point exactly. *For clarification, i'm not advocating getting rid of traffic/pedestrian signalling here!

    People walking don't pose the serious threat though. If someone is walking and bumps into another person, no real harm done, they just apologize. Same can't be said for an altercation with a pedestrian and an Autobot. The choice to use a car is what increases the likely hood of injury in this situation. Our society is out of whack.
  11. That building is across from the new Children's Museum, right. I believe this is the building someone was telling me about plans to add few more floors to it. I forgot the purpose, maybe residential.

That doesn't look like it will happen anytime soon, Dan and Jack love their car spots. On the bright side the article mentions future mixed use in the actual May Co building.

  14. ^From my understanding, Napoli alone has over 10 different transit companies. They are all coordinated under one agency though, Unico Campania. Northeast Ohio Region is very similar to the size and population of the Campania Region.

  16. Did Cha (battery park) publicly announce their new location yet? I saw them working on the building on Northwest corner of 38th and Whitman today. Where that macaroni? place was for a short time. There was a Cha sign in the window.
  17. The bones are certainly good. I would love to see a nice little development with some street frontage where the old Hollywood video used to be. As long as Old Fashioned Hot Dogs doesn't get priced out of the area I'm all in favor of continuing growth. Having said that, Forest City Shuffleboard is a ton of fun. From what I hear, the developer that owns the Vista building right behind Hollywood Video is waiting to see what shakes out there first, before moving forward with their project. To this day I'm still loyal to Steve's and I can't come around to going to Old Fashioned :cry:
  18. ^ That made me smile. I love the enthusiasm though, lafont[/member]. We need more of it for this area! Its my home and I think it is a sleeping giant just starting to wake up. Major strides on Lorain have been made in just the past 2 years. The prostitution has to be taken care of asap though.
  19. Also need to point out that Tabu (closed) and Porcelli's (moved) because those spaces are currently undergoing a full renovation as part of the whole leader project. So it wasn't necessary due to the nearby construction.

  22. If Cleveland was to somehow land AMZN HQ2 I would have to think the Superior Subway (Detroit/Lorain loop) as well as the Waterfront line extension (downtown loop) would have to be in the cards for immediate rail expansion.
  23. If we use the Seattle as a template they want to repeat, It really does seem like they want to be woven into the neighborhood while making a massive impact to it. For that reason is why I didn't really think Scranton or the Lakefront would be ideal locations to them. They would be too isolated.
  24. My initial thought was the Avenue district. I still like that site proposal. But second thought, with the fewest number of property owner request in mind, the warehouse district starts making a lot more sense. Phase I Building (500,000-1,000,000 sf) - Weston Super block. One owner, ready to build. residential component. 1,000,000 sf Phase II Building (1,000,000-2,000,000 sf) - Jacobs Lot. One owner. Adjacent to Weston building. 2,000,000 sf Phase III Building (2,000,000-3,000,000 sf) - Justice Center block. County owned. Catty corner to other office's. You can get 3m sf in there. Phase IV - Piece in the plenty of smaller infill opportunities available around that area.
  25. Looking at their building style in Seattle I would say the Avenue District in Cleveland would be perfect for them to build out a huge mid-rise campus along E12th to the Lake. Either that or a 100 floor tower on Jacobs lot... I kidd, I kidd.
