  2. Grove Court is kind of cul de sac. I vote for option C, height and also lot line to lot line. But if I had to choose I would also rather see it low rise and take up the whole area. If you look at this image of project area it could actually soften the horribleness of grove court a little if they went line to lot line.

  4. ^How do they plan to get the buses at the stops right outside the square to get from the curb lane through the cross traffic into the busyway? Will there be priority bus signaling?
  5. Count me in on some grass hating. I said this straight out when they finished the square, that it had too much grass. Grass is so hard to maintain and made to look "nice" consistently. Especially in a heavy use area such as a downtown square. It requires constant upkeep. Probably get some flack on this. But 97% of the time (official number) a grass application is pointless, unless for a soccer pitch.
  6. I must have missed this. When did that happen? I would think If Detroit and Lorain continue to accelerate into dense corridors then we may need to revisit this soon.
  7. Thanks for the update, donking. Seems like a typical block meeting in OC... We want you to reduce the amount of humans so we can have additional space for 50 cars. As far as compromises go though, I''ll take it! 11 stories is significantly taller than anything else around. Also the way you describe the design it does sound well thought out, and I love the idea of breaking the block up with human scale street/walkway in between the buildings. Hope to see renderings soon.
  8. Also, similar to Clevelands next big skyscraper the feasability and scale of these projects are pinned on some "creative" financing.   9. As I see it, opening up Superior to buses is pretty turn key at this time. As mentioned, the pieces are already there. Signage, signals barriers on the edges to prevent people from wondering into the street. As it was all designed from the beginning. I think we have been smoke and mirrored for so long that it is easy to think otherwise. That said, can there be improvements, absolutely. I really like the idea of the pavement color coding.

  12. I'm struggling understanding this aerial. West of Hotel Cleveland was built out to the corner (bottom right of photo) at one point?? When would this be, AT&T is under construction (completed in 1927) but Terminal Tower is finished already?

With the stability issues here and the amount of money it would cost for full stabilization (i forget the figure that has been thrown out there, but its a lot) its hard to complain about a well designed park. And the narrowing of 25th is a win win. But lets play devil's advocate... Its 12 years in the fiture and the west side of 25th is about fully built out. There is a lot of money being thrown around and a few developers want to fully stabilize the hill side out of pocket and build right along 25th leaving a majority the hillside a park. Does the neighborhood stop this project becuase they can't imagine anything but a17 acre park there and dont want the views blocked? Or are we happy the park idea actually spured the private investment to finally stabilize irish town bend and welcome the development?
  14. The Galleria was doomed without an anchor. When Tower City lost its anchor, same problem. A Target here, like the one Columbus is getting near OSU, could serve as a retail anchor for all of downtown. If rent subsidies are needed to make it work then they're needed. Our inner city is not oversaturated with retail, rather it's dying for lack of access to retail. Doesn't matter how abundant it is at the edges of the county. A certain scale of it has to be present downtown for the city to meet its residents' needs. To me the thing that kills the momentum (as well as need in some eyes) for a Target downtown is having one (a rather large one at that) about 5-10 minutes away in the steelyard. Having a Walmart down there doesn't help the case for one either. IMO. 5-10 minutes provided you have car. But I guess with 2000 parking spots as part of the development then that's a safe bet.
  15. ^ agree. At least surface parking allows fot more devolpment in the future. These large but not large enough grass lawns surounding these buildings, pretty much locks out any meaningful future development. It is a waste of space. And if the discussion is maximizing profits for the developers, wouldn't it be more lucrative to increase your icome potential buy selling off the unused land or saving it to develop later? Think about it, if you eliminate the grass on the west and east of the proposed dental building and shift the whole structure over you wouldn't even need to raze the existing learning center structure (not that im looking to save that building)

  20. Regarding the Avenue District town homes on Lindazzo Avenue, Superior, East 14th/15th blocks. I agree with the people saying that they wished there was more height especially the new one fronting Superior. I also agree they could have been little more appealing visually. That said, I think with a more urban infrastructure design they would be more palatable, to me at least. I was trying to visualize what a urban neighborhood in that area should look like in my mind and ended up transferring that to some visuals in gimp. All I did really is reduce the infrastructure for the city. The view is looking North on E 14th from Lindazzo. First is the current view. Second is the updated infrastructure. Third is what it would look like with the west side filled in with a copy of the existing town homes on the east side of 14th.

  24. Haha. Um, I ride on the north sidewalk of the bridge.....[sheepishly goes back into hiding] Nothing wrong with that. Hugging the curb while riding east on the south side of the bridge as huge dump trucks fly past you is not enjoyable and on a windy day it's downright scary. I just cant justify crossing over traffic twice to get to (and from) the promised land to the north! Which gets me thinking about this: Even if the south side of the bridge is returned to non-vehicular use just as the north is today. We still have to transition to and from the Midway track thus crossing traffic.
