  1. Sounds like there is little to no hope left for Frankfort. It's unfortunate and kind infuriating because it's in their best interest. They want an attractive "campus" that will pull in new young talent but are actively developing a non-place/service gutter out of, in my mind one of their strongest assets, Frankfort. From a urban planning standpoint they are in over their heads developing this. And that's okay, they are a paint company not an urban development company. Get outside help, that's what they are doing with the Brecksville campus and DiGeronimo, why not here? I said this before upthread, they should just back the garage off, into the center of the block (might have to increase garage a floor) and sell/partner up with developers to build around the garage. Like what they proposed with the northern side along St Clair. Developers will have more incentive to build something active and engaging. Imagine a selling point of an East 4th esque corridor right at your doorstep to employee prospects. I just don't understand why they are going this route, it's so close to being a true asset, it wouldn't take much. Come on SW, can you see it? Printers Painters Alley!

  3. Obvious, based on where they put the bollards but I wonder why they put them that far back in the first place, pushing the actual structure even further. To be clear though, I don't find the 3rd district station is that bad, I was only using it as an example for what to possibly expect at the proposed police HQ and its massively landscaped front lawn.

  5. I hope the city stands firm that Frankfort Ave. can not classified as an alley by SW and thus needs the same liner building treatment.

Interesting enough I just went past third district station on my way to bmv (side note the licensing system is down state wide, so call ahead if you plan on going today) there is a smallish landscaping "buffer" in front on that one. So it's not exactly built to the street, moreso than this hq proposal though. Anyways even this small landscaping strip is in absolute disrepair. Dirt, weeds, uncut grass against building. Enough of these landscaping buffers and not just police stations, I'm saying everywhere across Cleveland. It's useless and a maintenance nightmares. Time to go back to basics of building right up to the row. Solid street "walls" that have interest and permeability (at least the sense of it) at the human level. This is especially true going forward along opportunity corridor where we are supposed to be enacting form-based code. If you want open space that goes in the interior of the parcel, behind the buildings.
  7. Is this along opportunity corridor? And if so isn't the city supposed to be using form-based zoning there.
  8. Lawn looked fine today. Not sure if it was the rain lately or human intervention. It was soaked to the bone though when I walked across this afternoon so I'm assuming it was watered today. Btw I hate that feeling, soggy grass. I mean I dislike grass overall but, wet, squishy, boggy lawns are the worst. Also they were planting flowers and mulching beds around S&S monument. So things are getting cared for, eventually here. Oh, and my favorite sight today was the fencing along the sidewalk on east roadway (to the side of us courthouse) is down! Replaced with ballords. Not sure how recent this change was made, it was the first I noticed it. It gives me hope for the jersey barriers in the square though. The fencing predated the jersey barriers. So maybe it just takes 5 years to order, manufacture and then receive these special bollards we want. PS is next... Hold in the there!

  14. Not surprised about the grass issue. Keeping a lawn nice is an intense upkeep battle and even then there is nothing you can do about overuse outside of resoding a bunch or keeping people off of it.

  16. I think it was OC inc that pushed for these changes. I like it. Looks much more appropriate for Lorain.

  20. I do remember another popular way (families and all) to get to lakefront events was to park in one of those cheap lots on the east bank and walk the railroad tracks in. Could you imagine that today, haha

  22. That's right, I forgot 123rd was one-way the same direction as Coltman. It's nice they kept a way for pedestrians to cut through though. Although I hate needlessly curving paths. I never understood why that's a design fad.
  23. I liked the original idea of getting a through street here. At least there is a through pedestrian path.
  24. Something to consider when comparing station locations is that a lot of people using Amtrak connect through CUT. Currently the times Amtrak trains come through the waterfront line is not running or at least not synchronized to make the connection with lakefront (I have always just walked up to station). The walk isn't bad but having it all in one enclosed location would be ideal.
