I do think the hospital is doing a lot of good for the area overall, but from what I've seen it seems that "ongoing neighborhood revitalization efforts" means "demolish everything we can get our hands on."

Webster Station is really looking like the hot spot for greater downtown! The new hotel is about to open, the new ballpark apartments are under construction, and these two buildings would be great for helping connect 2nd St. Market to the Cannery.

Most who I've talked to have been fairly pessimistic, but I do have one contact who seemed to think they were progressing well on at least a couple of the buildings. I certainly haven't seen any first-hand evidence that they are doing anything.

Hopefully the anticipated Levitt Pavilion right nearby helps get the project moving. Cool historic image too; wish they hadn't torn down that building on the far left of the picture.

Dayton: Downtown: Arcade District
At this point how confident are people that this will actually happen? I'm cautiously optimistic due to the caliber of the developers and level of detail in the overall plan, including the tenants who have signed on. But it still seems like an awful lot of different tax credits will all have to line up perfectly in order to move forward, so that has me a little nervous still. Anyone else have any information on the progress?

I noticed that in a lot of threads, what exactly happened? I see you can open images in a new tab and they theoretically will be there, but some haven't worked for me and the ads on the Photobucket platform are pretty annoying. Are there any other ways to see those threads? It's a shame how many great posts have lost their images.

The proposals are in to the city for the DDN/Schwind site after the disaster that happened last time but I'm sure that's still a couple years out from turning into anything. What I'd love to see someday is for the horrible cladding to come off the former Reynolds complex to expose the awesome old buildings that are still under there. I do hope the Arcade is still coming along; it's been a bit quiet as of late.

Water Street is really starting to grow! Definitely seems to be turning into an actual neighborhood, and I hope more businesses start to spring up in that area following all the housing. I know there was a new coffee shop that just opened around that way recently.

It’s to be the first new downtown hotel Dayton has seen in “quite a while,” said Ford Weber, city of Dayton economic development director. They've been buying building after building but can't even make the Century Bar expansion happen for a very willing tenant. I wish they had just started with the Elks building instead of getting grandiose ideas of transforming a massive chunk of downtown.

(I think Weyland Ventures has enough in the pipeline in Oregon East to keep them busy.) Hope these guys can get their financing in order soon, as this would be a big project for the CBD.

It seems every three months or so we see a new "exclusive" article that says basically the same thing as last time, while no progress appears to have been made on apartments, restaurants, etc. that they've been talking about for over two years. In fact, they keep on buying up more and more properties with even grander pronouncements about revamping downtown. I want to believe it's all coming along nicely, but it'd be great to see something tangible soon.

Everything I've seen appears to indicate it will still be there, as I don't think the proposals are taking on that particular building. I know Stop N Save recently completed a major renovation and the owner has plans to expand as demand grows. I agree the awning should come down!

Great series, thanks! This is as close to a plan as I've seen, from Miller Valentine: http://www.mvg.com/DaytonArcade. There are several entities involved, although UD does seem to be the anchor tenant. Warped Wing, Boston Stoker, DVAC, and others have committed to the space (assuming things move forward). The developers are waiting to hear about the latest round of tax credits that should be announced soon. I think it's the same credits that the Arcade lost out on in the past year and the Center City Building got. The city is considering three proposals that were submitted for this site, and should be selecting one soon. One of the developers is the team doing the Wheelhouse development. I'd expect once that happens, it will take another year for financing, planning and then construction might start. The city has an RFQ out for the old DDN/Schwind building site right now, with proposals due in July. I believe that a complication is that the city doesn't actually own the old DDN building, since it reverted back to the demolition contractor after the previous developers crashed and burned.

I was on a tour of the Elks building a couple months ago and there hasn't been any progress on the new bar, although they did mention it.

Seems to be fairly slow going on their existing properties, but I'm really hoping they'll be able to deliver. I did look into the window of where the Funk Museum is supposed to be at 113 E 3rd and there looks to have been a good deal of work done there, and there's the new tattoo shop on the other side of the street that recently opened. There's also a business about to open on the ground floor of the Oriel Studios building, but that isn't one that these guys own, it was the pop up shop program.

A new gallery of interior photos of the new Wheelhouse development that were taken Saturday during the downtown housing tour. I toured it and they had three units open. From the exterior appearance of the building I was skeptical they were really on such a quick pace, but it's definitely coming along inside. UD will have a presence in Dayton Arcade UD in the Arcade: Why it makes sense University of Dayton will have a presence in the Dayton Arcade, echoing the ideas of another city its developers have looked to for inspiration. In his installation, Eric Spina, president of University of Dayton, outlined plans for an “ideation center” at the historic Dayton Arcade building downtown. Such a center would help UD's own students, staff and faculty connect with the local startup scene as well as research and corporate groups. sligorover replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & ConstructionThat description sounds to me like the Schwind/Dayton Daily News building debacle on Ludlow and 4th, which involved demolishing the Schwind and "mistakenly" razing the historic 1922 addition to the old DDN building, and once that was done the project was abandoned (some deed restriction that was somehow a surprise). Sounded like some shady stuff. The rubble stayed there for almost three years and made the area look like a war zone, and the city finally paid a lot of money just to clean up the land surrounding the old DDN building.

It also appears that 4th St. completely disappears through campus compared to the article that discusses narrowing it from 4 lanes to 2. It's a tricky campus to plan, as the big space by 3rd St. is already nicely landscaped and attractive while the area around 5th St. is a "harsh looking wall of concrete" to quote the article. It'll be interesting to see what comes of this.
