Link-Us gave a presentation to the Clintonville Area Commission. The question was asked why High St., possibly the densest corridor in the City, doesn't have more robust transit. The answer was a little weak, but they did mention that #2 frequency could increase as the result of this vote. There should be busses running every 10 minutes - that way we can rely on transit. With 10 minute headways I would be more likely to take the bus to work. It's always bugged me that the northwest BRT is going up Olentangy. The 1/4 mile catchment area population on some of the stops is very low. There are a few large employment areas but who is going to walk to a BRT stop at Henderson and Olentangy? I get that future TOD will fill that void but I still feel Link-Us is ignoring High St.

^I was thinking of this project the other day. While the goal is noble, the location is really remote. The #5 bus does have a stop nearby and one could take that to a Kroger. But the location almost requires a car to get to jobs and services. Projects like this would be more successful in the center city where residents would have access to more jobs and services without the added expense of a car. I'm glad to see a number of CMHA projects that are located closer in to the city.

I think the best way to hide a garage is with liner units. This is dependent on the lot depth since there are dimensionality requirements for a garage. It seems like the Arshot project might have room.

This is a good thing for Downtown. It’s been so empty since Covid. There’s a Reddit thread full of upset people threatening to leave their job if forced back to the office. We have the option to work hybrid but I find I get distracted by things at home and end up working more hours. I like the short drive I have that helps me separate my work life from my life. I’m also in a creative field where collaboration and mentoring is easier when in the office. Even the recent college grads are in the office. A vibrant downtown is full of workers, residents and visitors. Columbus lacks that right now.

Didn't German Village get an exemption to Zone-In? Per Zone-In, this strip would allow for a 4 story building. GV would still have a say in architectural stylings.

Interest rates don't affect CMHA funding the same way as a for-profit developer. CMHA receives funding from HUD, the state of Ohio and I believe local governments. There was a HUD funding issue that change the building from 12 to 5 stories. This was covered in CU's coverage - I highlighted the main reason for the shift in bold below. The success of the census tract changed the funding formula. I would think for a house this expensive they would’ve installed a system with zones and ducts. It seems like it could’ve been designed better. I live in a 100 year old home with a hydronic heating system (old fashioned radiators in each room). We didn’t have ductwork so a mini split was the easiest system for AC in the upper floors. Welp, this place is finished and for sale. $695,000 just a half a block north of Hudson on Findlay. Seems kinda crazy... Plus there are mini-splits in each bedroom. Is this a feature of high end homes?
