  1. Is this a concrete or steel structure? Regardless of the type, once they get above the more complex lower levels they will fly on the unit levels. I think the Hilton was pouring a floor every 5 or 6 days.

  7. You conveniently left out the entire page which does show the 9th and High building. I agree that the High St. facade should flip and utilize the existing structure (or rebuilding it like they did at King and High). I also agree with another post that the leasing office should be on 9th leaving High St available for retail. Leasing offices and tenant gyms shouldn't be on High. I think the street level facade looks pretty good, but there should be retail.

  10. The problem is everyone has gotten accustomed to cheap money. The recent rise in interest rates has screwed up everyone's business models. I don't know squat about business but to me it seems like developers are whining. Rates were high in the 80's and yet there was a ton of construction locally. These were the 30 year fixed mortgage rates.

    1982, back side of the Ohio Theater. That’s E Town St along the left before City Center Mall cut it off. The Centrum ice rink is on the far left. The Capital Square office and hotel construction is underway at the bottom right.

  18. Different Schiffs. Schiff Capital Group - Michael Schiff, background in real estate, developed a few buildings in the SN, The Atlas downtown and a bunch of other stuff. Schiff and Assoc. - Scott Schiff, Attorney who tore down the Main Bar. Don't know if they are related.

    Well, well, well, the plan calls for 4 to 7 story buildings along the entire north side of German Village. Livingston Ave from Front to Parsons.

    I wasn’t necessarily looking at the historic nature of that neighborhood, just at the physical form. Milwaukee Ave (roughly 4 lanes) is narrower than High south of Torrence (7 lanes!!). To achieve the same sense of enclosure perhaps you’re right that new buildings need to be taller.

    Milwaukee Ave through Wicker Park in Chicago is mostly 4 stories with taller buildings near L stations. There are a few one and two story buildings mixed in. Looks pretty good to me!

    According to info posted up-thread, the blue areas on this map have a 48' max hgt. Orange (or maybe red?) have a 60' max, 85' if the building contains affordable housing. In Clintonville, this appears to be at Broadway and High and Henderson and High. That said, the proposed building at Weber and High is taller than 48' so it would have needed to appear in front of the commission regardless.

    In certain areas the 35' height was the max allowed by current zoning so those projects went to a commission. I believe this will still happen if a project wants to exceed the new allowable height.
  25. According to the Trive website, the 4th and 5th project will have a rooftop pool deck.
