Metro Columbus: Road & Highway News
Traffic engineers gotta traffic engineer. Just more sprawl. Eventually those roads will get clogged with induced demand and then, you know what, you need to build an outer, outerbelt connecting Marion to Zanesville via Mt. Vernon. 71 at Weber caries 134,000 cars per day per MORPC. 161 at Hamilton has 63,000 cars per day. 71 at that location is 3 lanes in each direction while 161 in that location is 4 lanes. The State is going to add lanes to 161 making it 5 lanes in each direction at that location. There's no way Intel and the other industries are going to generate so much traffic to even come close to 71. The problem is that there aren't enough arterial streets so traffic can spread out. Rural roads are so far apart that everyone is forced to travel on a freeway giving the illusion of heavy traffic. If traffic on 71 is screwed up, I can choose 315, High St., Olentangy River Road, Kenny, Summit, Cleveland, Indianola and others as alternates. If 161 is jammed, where do I go? Central College or Morse. Roadway widenings are just a way politicians can say "Look, I'm doing something for you!"

The buildings are cool, I think, except for the prominent garage doors. After that the design is horrible. Alley accessed garages might increase the density on this site. That's a lot of roadway to construct for 24 units. What's with the giant right in/right out on Ferris? What speed are they expecting cars to enter and exit? If I'm driving home from Cleveland Ave, I'm making an illegal left turn into the development. Traffic engineers at the City are expecting drivers to drive around a super block via Innis Rd or Morse Rd to legally access the driveway. That's a farce. Drivers will just turn awkwardly into or out of that driveway. They do back onto the future Linden Green Line, which is cool. It's also in easy walking distance of Terita's Pizza, which is delicious!

It doesn't look too bad - this type of infill could be going everywhere. The architect needs to work on their logo - I automatically read it as "Blow"...

Ohio Education / School Funding Discussion
I'm late to this discussion, but I haven't seen shipping kids all over a region being discussed. Where's the sense of stability and neighborhood? It reminds me a bit of bussing in the 80s and 90s - kids shipped all over the district to different schools. What was lost was the sense of community which I think is just as important. I didn't have many friends in my neighborhood because everyone went to different schools - I feel I missed out on something. Until I was able to drive, my parents had to chauffer me about. As a parent, I am lucky enough to live in the Clintonville neighborhood of Columbus. My kids walked to school, have connections to the neighborhood and have folks of all ages wave to them since they are part of the community. Was CCS great? It was OK you took advantage of certain classes. My youngest was in HS during Covid and CCS handled that badly - a lot of kids didn't have laptops or internet access at home which exasperated the situation. Lots of kids were lost during this time. This was an issue suburban schools didn't have to deal with. Overall, though, my now adult kids have deep connections to the community that will be with them their whole lives. Rather than abandoning public schools entirely to a voucher system, wouldn't it just be more prudent to fix them? Poverty has a direct influence on how a kid does in school. I don't know what the answer is but it would be better for society if we try to lift up everyone and not abandon those kids who are on the fringes? It's about more than test scores and expansive athletic facilities.

I think we are! I love being walking distance from a bunch of stuff, 2 groceries (3 if I'm feeling adventurous) and restaurants. Laziness on my part has me driving. Even though I don't spend a lot of time in them, I'm within walking distance of 4 record stores: RPM, Used Kids, Lost Weekend and Elizabeth. There might be one more that I'm forgetting.

Columbus: Fifth by Northwest (5xNW) Development and News
Pablo replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionAn architect from Salt Lake? I wonder what the elevation looks like. I like the size of the project vs. the whole block 5 over 1s. These, in my opinion, create a richer streetscape and gives a small landowner the ability to grow wealth. 5th Ave here has a slope and smaller projects fit in better without having to worry about a huge floor plate and the weird grading that has to happen. How cool would 5th be with small projects with differing architecture marching up the street. I would imagine this project needs a parking variance. Hopefully Columbus’ revamped zoning changes parking requirements allowing for more smaller landowners to redevelop (should they choose to) without having to go through expensive rezoning. There are new builds like this in Chicago that look great - pictures below. A couple of Chicago projects:

Sounds like creeping socialism and urban incarceration to me. Better not be caught outside your District.... *sarcasm* Actually, I live in a 15 minute area for most of my services and it's great. I do have to drive to reach some services. But we're communists here in South Clintonville....🤪

Man, the super blocks in this area of downtown are so pedestrian unfriendly. The only access through one of the blocks is at Franklin Univ. You can walk through parking lots and sideyards to get through but this area needs public pedestrian cut throughs.

Grandview Heights: Grandview Yard
Pablo replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionSounds like you could also be describing Metro Place in Dublin, except Metro Place has more architectural variety. What I see in GY is a single developer, with design standards and a self imposed height limit creating a homogeneous streetscape, nothing left to chance. Sterile, like a neighborhood with a HOA. Put most of the office and garages along the tracks, gather most of the retail in a zone along 3rd, all single family along the older part of GH and the multi family between the office and single family. Office workers drive to their parking garage and walk through a bridge to work. Maybe they walk over to a national chain restaurant on 3rd for lunch. Look, I’m glad the old Big Bear warehouse site was redeveloped. GH has increased their tax revenue for the benefit of their citizens. Maybe over time I’ll warm up to GH but right now it’s meh.

Pablo replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionInteresting, more densification on W. 5th. I went on streetview to look at the site and found what appears to be an old AMC Concord parked out back. Photo is from Nov. 2020. This model ceased production in 1983....

During the Pride Parade I stopped by a couple of construction sites. Here’s a different view of the tower crane base. This also shows all the new windows in the White-Haines building.

During the Pride Parade I stopped by a couple of construction sites. The arrangement of piles here looks like the outline of an access road to a deeper pit. I’ll bet excavation starts soon.
