  6. The field guys usually don't know what's planned or they've been told to keep quiet. Per the County Auditor, all these parcels are owned by Urban Smart Growth, the same firm that owns 400 W Rich.

  9. Stopped at Kroger on my way to work. The 2nd level of framing is up. It’s amazing how much this minimal height changes the feel of the parking lot. It already feels more enclosed. Basement excavation was ongoing at the project north of 7th. This will further enclose the area.

    I'm within Columbus' city limits in the Clintonville neighborhood. You could go for a variance, but it's hard to get from what I understand. The question pops up every now and then on the Clintonville FB group. There is interest for ADUs in the neighborhood.

    Columbus is revamping its zoning code. Hopefully, the new code will allow Additional Dwelling Units (ADU). A two story garage off an alley was built recently in my neighborhood. The building permit specifically stated a dwelling unit was not allowed. That's a shame because it would be a nice source of income for the homeowner.   14. The difference being this project is in the City of Columbus and the 4-story was in Grandview Heights.
  15. Well, that sucks. I know someone who lived there years ago and recall it was a pretty nice place. Per the County Auditor, the Wagbros LLC only owns the two buildings mid-block. The grass lot and building at 3rd and Broadview is owned by someone else. I'm assuming Wagbros is related to Wagonbrenner / Thrive?

  17. My two cents: Negating the long term sustainability of Clintonville actually goes against the Strong Towns' theory. Clintonville south of Whetstone Park is a streetcar suburb with the bones required to follow the Strong Towns model. Yes, High St needs a lot of help - it's too wide between Torrance and Dodridge. I hope the recently approved 5 story at Weber and High is the start of a revitalization period for the commercial corridor. South of Broadway there is a mix of building types (single family, doubles and 4 unit buildings) throughout the neighborhood. You're correct about housing prices escalating quickly so there definitely needs to be more multi-family buildings. Strong Towns also calls for incremental development as the key to long term sustainability. I hope more small developers get involved once Columbus revises their onerous zoning code. There are many small lots that could use 4-5 story buildings with commercial below that could be accomplished by smaller developers, similar to Chicago's infill.   18. The Olentangy Trail is closed beneath Woody Hayes Dr. for utility work ahead of Cannon Dr. relocation Ph.2 beginning next year. This project includes the demolition of Drake Union.
