I've been reading a lot of stuff about Strong Towns and the key to solid development (economically and aesthetically) is incremental development. Multiple developers over time and no block long projects. Hopefully the new Cbus zoning code will enable smaller developers to do smaller projects.

Pablo replied to Summit Street's post in a topic in Central & Southeast Ohio Projects & ConstructionNow that Clintonville is OK with a bit more density, I can't help but think how High St can be improved. I ran across a project on Chicago Yimby and thought it could fit at Lakeview and High - a much better use than a transmission shop. The tax service could move into one of the retail spaces - I don't think it needs 11 parking spaces! The subway site across the street is another excellent candidate, where the subway could take one of the retail spots. The two Chicago buildings aren't architectural showpieces, but they don't need to be. They provide additional density (with 1/2 the parking required) and create a street wall reducing the visual scale of High St (7 lanes wide at this location). Similar to the Weber & High project, it's right next to a bus stop on the busiest route in the city. What I like about these buildings is that they are not a block long building. ^Per http://columbusrestauranthistory.com/ the OSU locations was an IHOP from 1966-1986 I remember going to the Bexley location and how sticky the syrup rack was at each table. But I digress. I don't think the massing is that bad. The rendering is awful - looks like it's from sketch-up. I imagine there will be more refined renderings as the project progresses. I agree with @NW24HX - increase the height on Lane and lower on the Norwich side to step the project down to the neighborhood. The Catholics next door need to up their game 😃
