There's a serious steel pricing issue that may have affected this building. Some projects are carrying a 50% escalation for steel costs due to tariffs. A 5 or 6 story building can utilize wood construction greatly reducing the amount of steel. I wonder if cost increases will also delay or cancel the Millennial Tower, North Market Tower and convention center hotel. Even if they're concrete structures the cost increases will affect rebar and post-tension cables.

I imagine it will operate much like a pharmacy with no late night hours. There wasn’t a zoning change so it didn’t need to go to the commission. Plus it’s in the less affluent (and cooler) South Clintonville so there are less pearls to clutch.

It's such a prime spot too. Well, the bad news is it's owned by our favorite slumlords...er... I mean local owners... The Tonti Organization. Maybe they'll pull a Madison's Building on us all and sell it finally? I designed a nice pocket park for this parking lot when I was in school - in 1988. It's been a parking lot for a long time...

Pablo replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI think Cleveland Ave. has potential, especially the portion around Cleveland and Myrtle where the old streetcar centered commercial corridor is somewhat intact. Immediately off of Cleveland are housing stock not unlike Clintonville and the Hilltop. Any further east or west and you encounter post war cape cods with lower density. I think Linden south of Oakland Park has potential but improvements will take time. Areas north of Oakland Park are receiving investment as first (or second) time homeowners are priced out of Clintonville (lovingly called East Clintonville). I've always thought this section of Cleveland Ave. along with Parsons Ave. have the potential to become arts focused corridors somewhat like the Short North due to cheaper rents.

I've often wondered if the garage could be removed to the first column line south of Rich St. allowing for a narrow development parcel similar to 250 S. High. You could work around the vehicular and pedestrian garage entries. Whatever is built would have awesome Columbus Commons views.

It looks like a nice project, the existing site contains nondescript buildings and surface parking. I like that the row house will be renovated. I believe this was the site of a 6 story building - I recall seeing photos in a University District history book.
