Columbus: Short North Developments and News
Pablo replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & Construction^Exactly. Walking from the Hubbard garage to the new Food Hall is the equivalent of walking from the Barnes and Noble in Easton to the Nordstrom - about 1/2 mile. It baffles me that people don't have an issue with the distance at Easton but complain when they cannot park directly in front of their destination in the Short North.

Columbus: Victorian Village Developments and News
Pablo replied to Summit Street's post in a topic in Central & Southeast Ohio Projects & ConstructionJust out of curiosity, why is this project in the Short North thread and not in the Victorian Village thread (like Hubbard Park Place)?

Columbus: Harrison West / Dennison Place Developments and News
Pablo replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & Construction^I think its because Columbus' small developer community (a lot of them are 2nd and 3rd generation family owned) was focused mainly on suburban development until 5-10 years ago. Suburban development is easy and cheap and the rate of return is pretty high. These developers generally don't want to absorb the higher costs of urban development and try to apply suburban solution to urban projects. Costs drove the changes to the Battelle project. That said, I think that some are getting the hang of urban development - underground parking, higher densities, etc. Some firms are better than others.

Pablo replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI’m not a fan of the hotel parking lot right on 5th Ave. it’s such a lazy, and safe design solution.

Interesting facade on the Broad St. side of Kaufman project.

^I can't say I disagree. I commute to work on High St. through campus and over the past 5 years or so most independent retailers have been wiped out. That said, independents have filled in vacant space in Old North Columbus on High as well as Summit and Hudson where rents are lower. I'm hoping 4th St. between 11th and Chittenden will fill in too.

When this project was first announced (before it stalled) I recall that a Walgreens was proposed for the 7th and High corner of the project.

Pablo replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionA developer who wanted to rehab the Grant Oak Apartments offered twice as much as Pizzuti but was rejected. Seems like such a waste to tear down affordable apartments. https://columbusfreepress.com/article/developer-%E2%80%9Ci-offered-twice-much-grant-oak%E2%80%9D

I also ran by the W. Norwich project - foundation work is underway. I noticed that the north parking lot behind Harrison House on Lane is large enough to contain a twin building. Now that Columbus developers are not afraid to build underground parking, it seems parking for Harrison House and a new tower could be provided under the new building and a plaza connecting the two buildings. I think about a lot of stuff when I run. :)

My morning run took me by the Pavey project. The signage along High St. is advertising fall 2018 move in for the Pavey houses currently being renovated. Nice view down High St. too:

Pablo replied to Summit Street's post in a topic in Central & Southeast Ohio Projects & ConstructionI don't mind the buildings but the streetscape is awful. No street trees and those concrete block planters at the corners are amateurish. Those south facing porches and terraces could've been more habitable with trees - something similar to Neighborhood Launch.

Columbus: Fifth by Northwest (5xNW) Development and News
Pablo replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & Construction^I've always thought Tri-Village was the area of Columbus surrounded by those three municipalities. Regardless, I like the higher density developments happening throughout Tri-Village. :)

Columbus: Fifth by Northwest (5xNW) Development and News
Pablo replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionJust a thought - Most of us older locals know the area as Tri-Village. I've always thought the 5xNW name was clunky.
