There is a new regulation that mortgage companies must take into account 1% of your overall student loan balance as the monthly payment (at minimum), regardless if that's your actual payment, when calculating your DTI ratio. Just as an FYI in case you guys were going to apply for a new mortgage together in the next 3-4 years.

It notes a 4% safe withdrawal rate, which has roughly a 95% success rate throughout history ("success" being defined as the portfolio still having a value after 30 years) - http://afcpe.org/assets/pdf/vol1014.pdf Of course, it notes that least 75% of the portfolio needs to be in stocks as a hedge against inflation. But yes, as costs rise $1 million doesn't go as far as it used to. But if you have $1 million now and spend $40k/year, your portfolio should last at least 30 years if you withdraw $40k/year and then adjust only for inflation because your $1 million will generate, on average, ~7% in dividends, cap gains, and increase in nominal value. So by year 2, it'll be worth $1,030,000 (you withdrew $40k) and at 4% you could withdraw $41,200, which is a 3% increase (inflation) from the $40k in year 1. So your goal should be to get to 25x your annual expenses as soon as possible, not $1 million "at retirement."

  11. That is the value of the stock he holds in companies that are losing money -- billions per year. When he makes a grand proclamation, the value of the stock goes up, because the market is irrational. Tesla is a massively overvalued stock. It makes a tiny fraction of the vehicles that any of the big automakers do. Ford F-150s are highly profitable. Tesla Model 3's are not. The rest of your post doesn't matter. That's the fair market value.

  17. ^Wasn't that land earmarked for "Pen West" and/or the Schottenstein Central Station towers (that fell through, I think?)? I remember someone here (or on Twitter) saying basically the land at the west end of the Arena District was either 1) already bought and earmarked for projects and/or 2) not big enough for what the Crew wants. The only other downtown spot was over near Abbott HQs I thought - it's admittedly hard to keep up with fan proposals, downtown commission proposals, etc.

Striking a dagger through the heart of TTUN with his catch in 2005 is all you need to know about a man's character. He has already done more for the state of Ohio than any representative already serving in office at this present time. When you ask your politician what have you done to improve the lives of Ohioans, he can point to something very tangible and real. No. He can't. Stop being obtuse. I prefer to vote for candidates based on their stances on issues and how'd they vote. On his website there is basically nothing there other than, "I hate the status quo." That tells me nothing.
