The entire development, both existing or planned, just looks like really expensive student housing. Happy to see the density, though. Also, I do like that courtyard pool design on sheets DR3 and DR7. Curious which design is the actual one.

New construction doesn't pay property taxes, either. There are probably some very rigid reasons that CMSD couldn't shop around for an alternate location or design. CMSD may have had to accept building plans from an architect chosen by the state in order to get partial funding from the state, which definitely limits their options. This is an issue with other new schools such as the yet-to-be-built replacement for Seltzer. Additionally, with the way the city/state funded the school investment segments, involving any type of relocation of the facility, land acquisition, remediation if it was on a brownfield like Bearea/Madison, etc. might have pushed it into a later segment (such as 8 or 9) which are now facing lack of state funding (also what's happening to Seltzer and Gallagher), so there very well might just have never been another new school at all, in any location. CMSD probably knew these constraints going in and they wanted to make sure this project got in under segment 7.

Do we know what the three sites are? West Blvd was being shopped to investors per the NOACA TOD study but as far as I know it isn't in an "opportunity zone."

It would be pricey to address but it's totally possible to install new headers in the basement, add columns, and rebuild the foundation and possibly even just rebuild the entire first floor. With the strength of this market it's probably a pretty do-able job.

The traffic arms are a bit much IMO. I don't get why we can't just have the original crosswalks as well as bollards. It's as if the city thinks people have never seen a crosswalk before.

I'm super worried for the Lorain Station District between West Blvd and I-90. It's mainly intact and amazing but Westown/Ward 11 stole it from Ward 15/Cudell Improvement and I'm sure they think it needs more parking.

I don't think any of the main (non-WFL) lines perform poorly during rush hour. Do they? Red Line, at least in my anecdotal experience, is packed during commute times and seems to be pulling riders at more random hours than it seemed to three years ago. I do think Scranton is in kind of an odd spot to tie into any existing lines (an elevator up to the bridge from Carter Rd would put the stop basically right as you enter TC, so probably not ideal). It would almost need to be a new LTR line that did something like shoot down Lorain into the Scranton Peninsula, down Carter Rd, then up to Superior, terminating at Public Square (or shooting east, if we want to dream even bigger).

Even if transit infrastructure isn't built immediately you would probably want to plan for it in the initial build-out of the site. Otherwise you would be attempting to cram it into existing development in the future which would be more expensive and potentially impossible. Not planning for growth would be a pretty short-sighted mentality. This site would also probably be kind of a nightmare in terms of traffic once it hits capacity. It's not as if there are a ton of vehicle access points. I also maintain that a lot of the WFL's woes result from it's extremely inconvenient hours of operation.

I actually really love that building.It has good lines and I'd be thrilled to see it put to use and not just demolished. I really don't think it'd be hard to just integrate it with the park.

I understood it as a significant expansion in capacity, so they might retain some production at the current location. The customer-facing space will absolutely remain on Market in addition to what I presume will be a very large taphouse down on the peninsula.

You can hop on it anywhere in the park. It officially starts at the new gateway at Lake and West Blvd and runs along the southern edge of the park, down past the Beach House where it joins with the existing path network, then out under the new rail overpass, up through the Edison development, and along the northern side of the Shoreway. It spits you out at Washington Ave/W25th. It has some cool overlooks near the waterworks facility and Old River areas as well.

Cleveland: Flats East Bank
In my (admittedly, somewhat limited) conversations with city leaders, both public and private, they genuinely don't seem to think that there will be another recession or that certain development patterns have been unsustainable. I'll second the sentiment that I'd like to see more emphasis placed on the Flats as an actual place to live. Give the Waterfront Line some purpose. I do at least like the look of this new development.
