I don't like the exterior facade (or lack thereof) of Citypark. It's too wide open for me. It looks lazy. LDC's facade is pretty good, and the curtain connecting to the roof is very unique and mostly hides the underside of the bleachers which are completely exposed at Citypark. Citypark looks like they ran of money and couldn't afford to build any sort of facade on half of the building and were forced to leave the underside of the stands, concessions areas, and bathrooms completely exposed to the surrounding streets. LDC does a good job of giving you glimpses of the interior from the surrounding streets without totally exposing everything.

What does that stadium seat? 8k people? And what are the luxury amenities? Those are some of the most important aspects of a stadium in American professional sports.

I always try to stay at a hotel under the Marriott umbrella because of the points. Usually I’m trying to redeem points I’ve racked up from business travel or I’m trying to pick a Marriott hotel for business travel to rack up the points for future personal travel. The Blackwell would never be a consideration for me unless I was attending a conference with a special room rate there.

Columbus: Population Trends
The gain wouldn't result in a net loss. The gain minus the areas detached could, in theory, result in a net loss. Yes, that Alton-Darby area is now in development for 1,000 homes. Key words being "in development". It wasn't an immediate addition of population. But again, I don't know. I was simply posing a question. All I know is Columbus has annexed a ton of industrial space which includes virtually zero residential population. I don't know which areas it has detached from though.

Even is cities like Austin and Nashville where developers are throwing up towers like crazy, everyone one of them (just about) has 5-10 floors of parking above ground. And a lot of those parking decks are painfully obvious from the street level.

Godspeed to you. I believe a lot of the annexation in the past 20-25 years has been industrial areas around 270 and 23 on the southside. I wouldn’t be surprised if annexation minus detachments ends up being a net loss in terms of population.

It would be interesting to see how these annexations and detachments have impacted the population figures. In theory, Columbus could have grown in size, but lost population due to the detachments.

I'm not going to worry too much about international routes until we get the new terminal up and running. Mid-sized cities like Columbus, Cleveland, Indy, or Cincy often need to lure international routes via incentives or concessions. That's going to be tough for us to do as we are currently operating in a very aged facility and putting a lot of resources towards the construction of a new facility. My guess is we'll see an international route within a year of the new terminal opening.

The vibrancy is slowly coming back, especially on Tuesdays and Wednesdays, but it still has a bit to go before it gets back to pre-Covid levels. And I totally agree with you on wfh vs in the office. I like the flexibility to be able to wfh, and it's good in small amounts, but I really grew to hate it during Covid. I don't necessarily work in a creative field, but a good amount of collaboration and cross-functional communication is needed for my job and it's just so much easier in person. I definitely think there are certain jobs that are great wfh jobs, and there are certain people who are great wfh employees, but generally speaking people are better off being together at least 3 days a week. Most people who claim to be more productive in a fully remote environment are lying to themselves. These people who say they will just quit and go find a new wfh job are going to be increasingly disappointed as they realize those jobs are vanishing every day. Companies everywhere are realize they need to be back in the office in some capacity. I think the days of being able to easily land a fully remote position are behind us, and they will become increasingly rare in the next year or two.

According to r/Columbus, Nationwide is no longer allowing employees within 35 miles of the Columbus offices to wfh full time. Sounds like they are moving to a hybrid setup, which seems to be the direction most companies are headed. Rumor also has it that Huntington is move to a full 5 days a week in the office setup. I know a lot of people prefer full wfh, I'm a proponent of the hybrid setup myself, but return to the office in some capacity will definitely be good for the downtown area to continue recovering from Covid.

With the current plan, the office building would not have much of a view of the downtown skyline. It seems like they would be better off having the shorter office portion on the east and then stepping up to the taller residential portion on the west.

Let’s build new office space and keep these companies downtown while also forcing the owners of the aging corporate towers to renovate or even alter the use of their tower to residential like we’ve seen with PNC and Continental.

Not sure how much they’d be willing to throw in consider they still have a lot to build out with Astor Park. Regardless, maybe if we all provide Arshot with enough positive reinforcement we can will this thing into existence haha.

A lot of the downtown office towers are very aged and in need of updating. I think they would be able to find some tenants pretty easily. Especially with attached parking and quick access to 33.

That office building is a separate parcel, even though both parcels share the same address. My assumption is they are only purchasing the parcel with the surface lot and not the parcel with the office building. To your point about the windows, I don't really think we can draw any conclusions about the facade without seeing an actual rendering. We can't even see anything on the east or west sides of the building. The height is obviously exciting. Adding residents and more office space here is exciting, if they can fill it. If they have some ground floor commercial space, that's definitely a good thing. But for everything else I think we need to wait until we have some more details until we get too worked up.

It's hard to tell though. I won't get worked up until we get some more details. I also won't get my hopes up too much since...you know...Arshot. What do you mean by "none of this will face the river"? The south portion of the tower(s) will face the river. The bottom few floors of the south side of the building will be screened by the existing office building.

Most cities in the midwest/northeast saw these population declines which started around 1940 and ended around 1990-2000. In some cases, the declining population continues today. Call it white flight or suburbanization or whatever you want, but the fact is development patterns changed drastically after WWII to favor suburban areas.

You love to see it. Just from my office on Broad Street downtown I can see I think 7 different tower cranes, and I can't even see the Merchant Tower site.

No we aren't always on opposite ends. You sometimes conflate me simply pointing out the realities of why a project is going to happen with me actually supporting a project. I live in the real world. I work in the financial world. I understand how businesses work. I accept reality even if I don't always like it. I'm not going to waste my time responding to every one of your critiques against me because, frankly, it's not worth my time or anyone else's time, and it won't accomplish anything. Argue all you want for preservation at all costs, that's fine stand to take, but don't come at people looking for arguments, especially when they happen to be largely on your side.
