John Glenn Columbus International Airport
I'll be interested to see how those Spirit flights to NYC perform. NYC has always been an expensive market to fly to from Columbus, to the point where I've always decided to drive when visiting. The price of these flights will probably making flying a cheaper option than driving when you factor in the cost of parking in NYC, or at least close to break even, so load factors should hopefully be pretty solid. They will hopefully bring down prices a bit on the legacy carriers as well.

It's absolutely nothing like slapping an interstate through the community. Not even close. They bring a ton of workers to the area every day which can support surrounding commercial businesses and even residential units. As development/redevelopment continues east along 5th, I think we'll start to see the positive impact of Rogue's existence. There are some vacant lots on Cleveland and 5th that would be great for affordable/workforce housing. It's walking distance to some blue collar jobs at Rogue, located along good bus routes, and in the same area as retail once it's hopefully built up.

cbussoccer replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionA little pocket park would be pretty cool there, although the only way I see that happening is if the city somehow ends up with ownership of the land. That plot is far too valuable for any private developer to buy it up and then invest the funding necessary to create a park which will provide no revenue. I suppose they could get a corporate sponsorship for the park, but it seems like a long shot to me. A park with big shade trees and a fountain in the center would be awesome though.

They've had concerts pretty regularly over there during the summer months. I can't imagine these speakers are louder than the concerts they've had over there.

John Glenn Columbus International Airport
I just flew into CMH earlier today. Fencing was almost completely up and I saw some construction trailers on site as well. There's also a ton of work going on to get the taxiways and runways ready for the new terminal. This is just the start of a massive amount of construction activity that we are going to see at CMH over the next several years. Exciting stuff! Also, the airport was crazy busy today. The Southwest concourse was packed to the brim and the passenger arrivals pickup area was wild. Can't wait for the new terminal!

cbussoccer replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionDenver is also ~25 years ahead of us in terms of population growth (in terms of MSAs), and way ahead of us in terms of tourism. We'll never be able to match their tourism. They also benefit from being the only major city in their state, and really their region. Meanwhile, we are competing with Cleveland and Cincinnati within our state, as well as Pittsburgh, Indy, Chicago, Detroit, etc. regionally. I think we are getting close to seeing a development boom similar to what Denver has seen over the past 20 years, although we may never quite match what they have had for the reasons stated above.

Do you realize how much space is still available to built on in the downtown area? An insane amount. Building another Neighborhood Launch, or a few more 12 story mid-rises is not going preclude us from matching historical population numbers. Not even close. We've added what, close to 10k people to the downtown area in the last 10-15 years? You could replicate the exact developments/redevelopments over the next 10-15 years, grow the population to 20-25k, and you would still have a ridiculous amount of space available to be developed or redeveloped. Another thing to consider is that those historical population numbers were reached by predominately having single family homes and 2-3 story buildings throughout downtown. Sure, the average household included more people at that time, but the low unit density resulting from single family homes and 2-3 story buildings largely offsets that. So let's say you want downtown to get to 40k people, or a population density of 16k/square mile. You are looking at a population density similar to that of the Weinland Park area, so pretty much the area east of High Street between Chittendon and 5th. How many high rise, or even mid rise buildings exist in that area? There's obviously some student housing in the area which has a higher than average density, but there's no reason that couldn't exist downtown with C-State and CCAD down there. Bottom line, you don't need a bunch of 30+ story towers to reach the downtown population you are hoping for. If we develop even half of the surface lots with 8-12 story buildings, convert some more existing office space to residential, and sprinkle in a few 20-30 story towers (which I think we'll get), we'll reach that 40k population pretty easily. Also, as you continue to lose surface lots, building heights will go up. We've already seen that happen within the last handful of years.
