cbussoccer replied to ColDayMan's post in a topic in Central & Southeast Ohio Projects & ConstructionThe Covid shutdowns happened at the absolute worst time time in regard to Easton residential construction. Those concrete columns posted above were for a 7-story residential building. They had a tower crane up and everything, but then Easton got shutdown for Covid and everything changed. Had Covid not happened, I wouldn't be surprised if we had that 7-story residential building plus at least one more nearby by now.

At the moment, most people moving downtown do not have children. We need to change that though. If we want to create a real, vibrant, residential area, it needs to be livable for families. One of the reasons the Columbus metro area has seen such steady growth decade after decade is because it's largely a very livable area for families. Not all metro areas can say that. Families tend to be more committed to an area, and they provide natural, long-term, population growth. I'm not saying downtown needs to be exclusively built for families, I just think we need to do a better job of making it more livable for them.

I was reading the "Features" page on the new terminal website and I noticed one of the features listed is a "Central marketplace with stunning views of the airfield and skyline." I hadn't thought about having a view of the skyline from most of the terminal, but that will definitely be a pretty cool feature. Also, just being able to see more of the airfield will be nice. Well, 5 of the 7 cities with growth were in the South, so that is notable. But yea, it's funny when that is the headline but then you look at the chart and Columbus is number 1 by a decent amount. I'm surprised to Philly in the list though...

Who suggested we need 60+ gates? That's completely insane for a non hub airport. SLC, which is a Delta hub, has about 60 gates and they carry about 30m total passengers. The number of gates is not nearly as important as the ability for the infrastructure of the airport to handle passenger capacity. If you design the infrastructure appropriately, a 30-40 gate airport can handle far more passengers than a 50-60 gate airport.

That project, which was only 5% of the cost of the brand new terminal, was started over a decade ago and allowed the current terminal to continue limping along for another 15 years until the new terminal is completed. The new terminal will have a passenger capacity of 13m. Our current annual traffic is a bit below 8.5m, so we will need to grow our traffic by 5m to reach capacity. For some context, in the past 30 years, our total annual traffic has only increased by 3m. I think it's safe to say we have plenty of time before need to worry about expanding. Even if an expansion is need 25 years down the line, it should be easy enough to simply extend one of the wings of the terminal.

Columbus: Downtown: The Madison / 100 North High
Most of the 5/1s downtown have been built on extremely large lots. The square footage and number of residential units in a lot of these 5/1s in the downtown area are equal to what you would typically find in a 15-20 story tower built on an average downtown lot. We are finally starting to see some of the smaller lots being developed and, as a result, the buildings are going up instead of out.

I'll bet shrink is through the roof at that location. My job is retail-related and I've seen many stores over the past few years become unviable, not because of substantial declines in sales but because of substantial increases in theft. At some point, it's just not worth it to keep the store open. A slight decrease in sales coupled with a huge increase in theft is a recipe for disaster.

cbussoccer replied to cbussoccer's post in a topic in Central & Southeast Ohio Projects & ConstructionThere's a pretty interesting article in the Groveport Messenger today about massive pieces of equipment that will be traveling through the southeast and eastern portions of the metro area to the Intel site. https://www.columbusmessenger.com/giants-are-coming.html Special trucks, ranging from 200 to 250 feet long, will transport mammoth, very heavy pieces of equipment weighing several tons and towering up from 16 to 20 feet tall, from the Rickenbacker Airport area to the new, $20 billion Intel semiconductor chip factory complex in Licking County. There will be a total of 18 hauls in two week intervals over a 36 week period. The humongous equipment cannot be transported on freeways because it will not fit under overpasses, so local roads must be used. The equipment will be trucked from Manchester on the Ohio River and through Central Ohio to Licking County.

A cluster of 12-15 story residential buildings with ground floor retail will be a heck of a lot better for creating a healthy neighborhood than a few 35-story office towers.

Furthermore, the tower proposed for the Scioto Peninsula is not office-centric. Obviously a higher demand for downtown office space would make a new tower much easier, but I don't think it's out of the question that we can see a few more non-office towers (20+ stories) pop up over the next decade.

A hotel tower on the triangle surface lot on Goodale would definitely (in my mind) surpass 30-stories, and I think that is probably the best option for the next hotel given its proximity to the Short North. But with that said, let's keep building two or three 12-15 story buildings every year for the next decade. It will do wonders for the density of downtown, both visually and in actual population and amenity density.
