I would imagine it was pretty difficult to predict how long it was going to take to exhume the old gravesites. Assuming that's the case, they probably couldn't schedule other contractors ahead of time but instead gave them a rough estimate on when they would need them. Or, they may have just scheduled conservatively and ended up wrapping up the first stage early.

The developable area of this lot is a fraction of the size of the one in Dublin. With a smaller lot, a parking garage and building taller actually makes sense as it allows you to fit the number of units you need in order to turn a profit on the project.

The point was that there is nothing to discourage the builders in this instance from building a suburban complex. The economics don't discourage it, the customer base doesn't discourage it, and the building codes don't discourage it. So with that being the case, it is reasonable for them to build a suburban complex to match the suburban surroundings. Do I like suburban developments? Absolutely not. But it's totally reasonable that they are building this way, and saying "they should just build urban because that's what I like" is not very reasonable at all.

Columbus seems to be pulling population from its suburbs while the opposite may be happening in Indy. If you look at the recently released census estimates for Ohio's cities and towns, most Columbus suburbs, which have been steadily growing for the last few years, have either leveled off or declined since 2020. There are a few exceptions, but most have populations are flat or down since 2020.

It's a completely different situation. I'm not sure what they should know. They are building a suburban apartment complex in a suburban area. Do I like that the area is suburban? No. Do I understand building building a suburban apartment complex in the middle of suburban office developments that won't be changing anytime soon? Yes. Why should they? Again, look at it from the developer's standpoint. There's absolutely no reason for them to undertake the massive and unnecessary cost of building a parking garage here. How is this on the verge of obsolescence? The below area is not going to suddenly become an urban development oasis.

This place will fill up immediately and the people filling it up don't require a proper urban apartment complex.

The value of the farmland is going to get so high that I think the 3 or 4 families who own the majority of the undeveloped land are going to be convinced to sell to developers. The Schacht family owns a decent amount of land in the area and I've heard they are wanting to transition out of farming as the younger generation has largely left the industry. This area will largely be a suburban hell-hole, but it has the potential to add a ton of housing stock to the area. The good news is some of the recent development in the area has actually been fairly dense. The Shannon Green area is quite dense for a suburban area.

The fares range from $55 to $73 one way. The Raleigh-Durham route is 2 to 4 times a week. The Jacksonville seasonal route begins May 19, on Mondays and Fridays and starts at $73 one way; BreezeThru service is Thursdays and Sundays. BreezeThru is one-stop, direct service on routes that continue to their destination. The Norfolk summer seasonal route is Mondays and Fridays beginning May 26 with rates starting at $65.

I've talked about this many times, but the size of the lot was always going to make it difficult for a single developer to build tall here. There are many other similar developments around downtown that have had a similar problem as well (High Point, Normandy, Industry, etc.). These lots are essentially 2-2.5 normal lots, so you have a developer spreading their building out 2-2.5x what they otherwise would have done. This 6 story building is essentially a 12-15 story building that squashed down to fill out the lot. High Point was essentially a 20-25 story building that got squashed down. Industry and the Normandy buildings are the same situation.

If all these projects going before the Downtown Commission get started within the next year, we could easily see 5-7 tower cranes scattered around downtown by the end of next year. Now that the Short North has mostly been built out, it really feels like momentum is beginning to shift downtown.

Nothing ground breaking, but it meshes well with the surrounding buildings and it's somewhat secluded so no need to go all out with the design. Seeing all these surface lots getting wiped out in this little area of downtown is awesome to see. It's really turning into a nice little residential area.

Sounds like an interesting concept for the area. We are planning to head down to the new Little Italy tomorrow. It looks like a really nice space and it’s always packed which has been great to see. We did walk down last week and get some ice cream. It’s nothing fancy but it’s better than Dairy Queen and should be quite popular this summer.
