  1. My guess is 5th Ave will look completely different in about 10-15 years. There are so many old single story buildings that are ripe for redevelopment just like this one.
  2. Those seem to be updated every 5-6 years which is about where we are at. Cincinnati was about as outdated as us until a month or two ago when there’s got updated, so my guess is ours will get updated soon.
  3. Next to the Portillo's in Downtown Chicago you'll find a one story Walgreens with a surface parking lot in front, a McDonald's with a drive-through and surface parking, and a BP station. This is just about 5 blocks from Michigan Ave. and the river.
  4. Great points on Grandview Yard. I think it's been a success overall. Could it have been better? Sure, but few developments are perfect, and even less are perfect at the scale of Grandview Yard. I think they did a good job of blending it with the existing neighborhood which probably enabled them to avoid a lot of NIMBY issues. In terms of Grandview Crossing, it was always going to be a nearly impossible area to develop well from an urban standpoint. Not only were there foundation issues with the land, but it's bound by railroad tracks, two wide and very busy roads, and a water treatment facility. I'm frankly surprised we didn't see something as lazy as a strip mall like Lennox.

  6. That seems like an unnecessarily expensive and complicated thing to do. There's no space on that bridge for pedestrians to safely walk, so an extension would have to be built on one of the sides. Even if you were able to construct the extension, the experience of walking next to a loud diesel engine would be quite unpleasant unless you are a train enthusiast. If the rail line were abandoned it would be a great idea, but given that the rail line is in use I think it would be far too complicated.
  7. Oh I definitely don't think that, which is why a reliable car wash is a perfectly reasonable service for a neighborhood to have.
  8. I know a car wash isn't exciting from an urban development standpoint, and it's car-focused which largely antithetical to urban development. With that said, a truly mixed-use neighborhood is going to have to include some "boring" businesses to increase the liveability and self-sustainability. It's similar to a Dentist moving into a ground floor retail space. It's not exciting or glamorous, and it's definitely not fun, but it's a service that you are able to get without leaving your neighborhood.
  9. It’s already been reviled? That’s not good… Seriously though, 8-9 stories sounds great for this area. Hopefully the hotel can be around 8-stories tall as well. Edit: Based on the drawings it looks like the hotel will be around 8-stories.

  12. Yep, definitely nothing wrong with continued mid-rise infill. It’s what our skyline is lacking the most.
  13. It is. My point was that we should be building 20+ story towers along Broad, not 13-story towers. But regardless, this will be a decent addition in terms of height.
  14. Yep, looks like it. It’s about 10 stories shorter than what should be built along Broad, but it will still be a nice addition in terms of height. The south side of Broad doesn’t have a ton of height so every little bit helps.
  15. Well, this is directly next to a freeway in a suburban area of a metro area that is very car dependent. So based on all those factors, I’d say these plans are actually really good. This is about the best you could realistically hope for for that piece of land.
  16. To be fair to them, they live in a low density area because that's something that they likely value and enjoy. If they valued/enjoyed high density areas, they would be living somewhere else. I don't think we should be demeaning people simply for wanting to live outside of the city and then being a bit uptight when the city suddenly starts to encroach on them. Unfortunately, their preferences are going to clash with the needs brought about by the Intel-related growth that's about to happen. I fully respect that not everyone has the same living preferences, but I hope that the people in charge of these communities can proceed with an open mind and do their best to do what's best for the area as a whole in terms of what they allow to be built. It sucks that the best development strategy will likely clash with their personal preferences, but that's unfortunately what happens to certain areas sometimes.
  17. I drive by Easton on 270 a few times a week and I haven't seen a construction crane yet. They had one up when construction was first starting but ended up taking it down once construction was put on hold.
  18. I like how they depict the future phase as being taller than the first phase. That's obviously conceptual at this point, but it's at least good to see that's the direction they're thinking.

  20. Pickerington has pretty much everything Grove City has, but it's just barely south of 70 lol.
  21. The divide definitely goes both ways, but the cluelessness is much more pronounced with people north of 70. This is largely because there really aren't many reasons for them to go south of 70, while people south of 70 have many reasons to go north of 70.

  23. Yep, 5 stories is probably the max due to the neighborhood and the size of the lot. Hopefully they can produce some quality architecture and a mix of uses to continue revitalizing the area.
