This is great news for the vibrancy of the downtown area. I've said it many times here before, but wfh is going bye-bye, and all the people threatening to quit and go find another wfh gig are going to be in for a rude awakening. The weekday pedestrian activity in the downtown area is going to look much different come summer time than it did last summer.

I hope we get about 6 more of these type of buildings before we get our next 30+ story. This type of infill with decent height is what our downtown lacks the most.

cbussoccer replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionMy ultimate pipe dream is your idea coupled with another rail line that starts at Easton, heads south along Steltzer to the airport, runs along 5th Avenue (likely underground for most of the way west of 71), and then meets up with Riverside Drive and continues north through Bridge Park all the way to the Zoo. Between these two rail lines and the already planned BRT lines, you would have a huge percentage of the population as well as most of the city's attractions served by either BRT or rail.

cbussoccer replied to ColDayMan's post in a topic in Central & Southeast Ohio Projects & ConstructionGroveport is very walkable compared to many other suburbs when it comes to amenities you regularly need, and this is evident by the amount of people I regularly see walking to things like Kroger. How many suburbs have a full-fledged grocery store that you can safely and easily walk to? In addition to that you can walk to multiple banks, barbershops/hairdressers, convenience stores, restaurants, a dentist and eye doctor, two different vets, numerous churches, and numerous parks. Even the rec and aquatic center is safely walkable to a good number of people in town. Heck, the two elementary and middle schools are even safely walkable for most of the kids. Groveport is no paradise. Far from it. But it’s definitely an underrated suburb and it’s very difficult to beat for the price. It’s just a shame the school district is such a mess, most of which isn’t even within the city of Groveport.

I personal enjoy living in the old part of town with all the unique 100+ year old houses and whatnot. Main Street is attempting to make some improvements which is exciting. But yea if you want socializing it can be difficult. Luckily I'm not huge on that so it doesn't really bother me. I will say that most community Facebook groups are going to be similar to Groveport's. Maybe not quite as bad, but they are typically going to feature the lost rungs of the local society much more prominently than the "normal" people.

Nashville is a tourist city. Most of those towers are hotels or condos that are turned into AirBnBs or second homes for musicians. They are an outlier when it comes to the construction to population growth ratio.

I spoke to someone who's a member at the ACC. Their member parking area is that surface lot on the east side of 4th behind the Columbus Club mansion. When the news about development project came out, the ACC sent a message to their members stating that Edwards had not contacted them about purchasing the lot. That doesn't mean Edwards hasn't contacted them since then, but as of now the ACC still owns the lot according to the auditor's website. With that said, I'm sure Edwards and the ACC could pretty easily strike a deal to allocate some parking for ACC members.

Cincinnati/NKY International Airport
I noticed something similar in the CMH numbers that were released here: https://flycolumbus.com/wp-content/uploads/2025/01/Dec-2024-Monthly-Stats-Report.pdf Most months this past year, we (CMH) were up around 8% to LY, but randomly in October and November numbers fell in line with last year. October was only up 2.1% and November was down .8%. Numbers rebounded in December though, finishing up 8.2% to LY. The dips weren't as low as CVG, but it's interesting that both suddenly trended downward at the same time. Regardless, it's great to see steady passenger growth in the 3Cs!

Yea, these type of hotels are often not for "tourists" in the typical use of the word. I've traveled a decent amount for work and I have often stayed in non-glamorous parts of cities just like the 256/70 area to be close to my destination. You would be surprised at how full most hotels are on any given night. Some people are on a long road trip and need to stop over night. Some people are in town to visit family. Some people are having work done on their house or are in between houses. Some people are in the area for work (restaurants and retailers drive a lot of this in suburban shopping areas like 256). There are a whole host of reasons why people stay in these type of hotels.

Hiring armed security to fight against government officials who are lawfully detaining individuals that are breaking the law seems like a recipe for disaster.

Total passenger numbers are in for 2024. CMH saw a total of 8,965,614 (up 7% to LY) passengers in 2024, and LCK saw a total of 284,777 (down 4% to LY) for a combined total of 9,250,391 (up 6.7% to LY). We should reach close to 10m total passengers between CMH and LCK in 2025. January numbers aren't out yet, but I'm guessing the OSU playoff run will have helped 2025 get off to a hot start. A lot of the corporate world has kind of organically moved in this direction. Not necessarily to a 32hr week, more like a 36hr week, but it's better than what it was before Covid. I've worked at two different companies in the past year, and at both companies it was pretty common for people to log off on most Fridays around lunch time. I know of some companies that have more or less made this official policy, at least for parts of the year.

So true. I couldn’t agree more. So many people are convinced that big companies are going back to the office because of the commercial real estate holdings, but I really don’t think that’s playing into it much at all. If a company like AEP owns its own building, it’s mostly just a sunk cost. You already own the thing. Whether or not people are there doesn’t effect much. If you are leasing office space, you just break your lease or let it run out. Not a big deal. I think middle managers (like myself) all the way up to the C-suites have realized that wfh is often times a huge pain and makes things less efficient. WFH will continue for certain jobs, and that’s good, but by and large it will be going away. Within another year or so I think you’ll be hard pressed to find a job that doesn’t ask you to be in the office at least 3 days/week, with 4 days/week being the norm.

According to r/Columbus, AEP is bringing everyone back to the office 5 days a week by June of this year. I've heard Chase is bringing people back to the office in a larger capacity as well. I think Nationwide is doing the same. Say what you will about wfh, but this kind of trend is excellent news for the downtown area.

I don't like the fact that those are residential either. As @columbus17 stated, the corners of an intersection like this should feature ground floor commercial space. Ground floor residential space should be pushed toward the middle of the block.- Columbus: Downtown Developments and News
My hope is that some of these recent projects with ground floor residential units will be able to be retrofitted with ground floor retail in the future if demand warrants it.
