Exactly. This radial population comparison can be useful, but you need to compare comparable cities, if that makes sense. For example, Columbus and Indianapolis are laid out almost identically. As a result, this statistic is very useful. The statistic is not very useful at all for comparing Columbus to Cleveland because the lake skews things drastically. We have many different ways to slice and dice things, and all can be useful if they are utilized properly. Unfortunately, there is no perfect manner for comparing populations in a "fair" way.

Cincinnati was affected much more by its geography when it was at it's prime than Cleveland ever was. The basin is hemmed in by a large river one side and very steep hills on the other sides. In the late 1800s and early 1900s, when the majority of the economy was centered around the river, it would not have been easy to travel up and down those hills regularly using horses or very early cars. This meant that Cincinnati actually had much less usable area than Cleveland. Cincinnati didn't just decide to build extremely dense at that time, they had to because of their geography.

If you did this for any large university, they would rank pretty high up the list. OU makes up the majority of Athens and has an enrollment of 25-30k so it's not surprising it would be so high. Heck, if you dropped the pin on the Oval or at 15th & High at OSU, it would shoot way up the list.

I was interested to see how much higher Austin is than Columbus, but I think that is driven by the fact that UT is about 1-2 miles closer to downtown Austin than OSU is to downtown Columbus. Depending on where you define "the center of downtown", you can include the entire UT campus within the 2 mile radius for Austin, whereas in Columbus the southern tip of campus is about 2.5 miles from the intersection of Broad & High. The same could be said for how Akron ends up ahead of Columbus in the 1-mile radius metric. When you are looking at such a small area of land, these numbers can be greatly affected by many different factors, such as waterways, highways, public spaces, and even where you define the center of downtown to be. @DEPACincy are you able to see where the pin is dropped for the "center of downtown"? I would be interested to see that for the Ohio cities as well as for a place like NYC. In NYC, defining lower Manhattan as the "center of downtown" is going greatly reduce the population compared to dropping the pin in midtown Manhattan.

Ok, I see what you are saying. I would definitely agree that there's a TON of potential over there, however we have already seen the ball start rolling. The number of residential units that have been built east of High, and the number under construction or proposed, is pretty significant. There are no breathtaking projects in terms of height, but we have been building a good groundwork. I think it's only a matter of time until we start seeing bigger projects that direction. In fact, based on the engineering application I discovered and posted in the Discovery District thread, we could be seeing a 10-story building out that direction fairly soon. We are clearly headed in the right direction.

And that's unlikely to change anytime soon, according to one analysis of Columbus passenger booking data from OAG, a British travel analytics firm. Why? Columbus passengers simply haven't demonstrated enough demand. The top unserved faraway market for Columbus is Tokyo, Japan, according to an OAG analysis of one-way bookings originating in Columbus from September 2018 to August 2019. Tokyo had an estimated nearly 15,500 bookings starting from Columbus during that period. Lack of downtown projects? There doesn't seem to be a lack of projects to me. There's probably about 1,000 residential units under construction or soon to be under construction in the downtown area, almost all of which will include ground floor retail. Additionally, all of the Arena District projects are actually downtown. If you separate the AD projects, the downtown development seems tame, but the AD is still part of downtown. Two 300-400 foot towers and a soccer stadium, all under construction at the same (at least they should be next year), is nothing to be depressed about.

In all, the rezoning application pitches nearly 1.75 million square feet of space served by 1,489 spaces of structured parking. It's divided into 1,045,160 square feet of residential space; 584,910 square feet of office space; 115,680 square feet of retail and amenity space; and 519,460 square feet of parking space. These are evenly spaced out between the four phases. Zimmer plans to start with two towers in the seven to 12-story range, which would include 350 to 400 residential units, about 100,000 square feet of office space and 50,000 square feet of retail space. IF they can manage to land an anchor office tenant for the 30-story tower, this project is going to massive. The article says Zimmer is confident they can land a large tenant based on the way leasing has been going with top tier spaces in the AD and Short North, and the fact that they will have a unique location and the ability to offer high quality amenities. We shall see....

The description says "7 level residential building with 3 levels of parking garage" which sounds like a 10-story building to me. This is what is currently located on parcel 010047658: The existing building actually looks pretty nice, but if you look on the Franklin County Auditor's website, you will see the parcel extends to the parking lot behind the building. Hopefully that means they will preserve the current building and build on the surface lot behind it.

Look at the nature of Nashville's developments. Many of the new towers are hotels. Those aren't going to increase population. Many other towers are high-end apartments/condos. Given Nashville's nature, many of these are likely not filled by actual residents of the city. I wouldn't be surprised if a lot of "rental properties" being used as AirBnBs, and others are probably second (or 3rd or 4th) homes for musicians. These also would not increase population. @Brutus_buckeye covered how these projects are happening from a business standpoint, but the above is how I believe they are happening without causing the expected bump in population.

The level of development is impressive, while the quality of architecture (subjective, I know) is much less impressive. Many of the hotel towers, such as the Cambria or the Holiday Inn above, look like they have the potential to age very poorly.

This is awesome! Hopefully we can see it all come to fruition and actually get a tower around the 30 floor range. Given the way things are developing downtown and in the immediate surrounding areas, the views driving along 670 and 70 through downtown are going to be very cool and different in a few years (assuming this happens). Along 670 you have the White Castle development, Crew Stadium, the expanding Arena District, the Short North's "mini skyline", the ever expanding Convention Center developments, and Jeffrey Park's coming mid-rise all working together to provide a much more urban feel to the route. Along 70, you have the coming River & Rich 12-story building, this planned development with buildings potentially reaching 30 floors, the Hoster Brewery redevelopment project which is rumored to include mid to high rise elements in future phases, and the ever growing Children's Hospital campus all working together to increase the urban feel along the route. Exciting times for sure!

Most of Franklin County's losses are to other counties within the metro area, while all of its gains are from outside the metro area. That's good for the Columbus metro area, but unfortunately most of the gains are coming from the NEO region.

Theoretically, Central Ohio could gain 500k people from the NYC area, but lose 500k people to the NYC area which would result in the NYC area not appearing on this list. This list is just looking at the net number.
