It just so happens that phase one is only building out 240k of the planned 2m sq ft of office space, meaning nearly 1.8m remain. How convenient! I doubt SW moves to Columbus, but this helps quantify just how much office space they plan to build. 2m sq ft is extremely optimistic if they don't have a big player committed to leasing space, or at least a couple solid options. I imagine it wouldn't be too difficult to retrofit the pitch they made to Amazon and present it to SW. We know they were trying to sell Amazon on taking space on the peninsula, and SW wouldn't take up nearly as much space as Amazon would have so they should still have room to fit them in.

That is still preferable for the core demographic that lives downtown. Most people are single, and almost nobody has any children. As a result, buying smaller versions of products is preferable as it takes up less space, less of the product goes to waste, and it's easier to carry for a few blocks back to your apartment/condo.

According this article from CU here are the originally envisioned breakdowns by use in 2017 compared to the current plans: 840k sq ft office space (up to 2m sq ft today) 1,500 residential units (up to 1,800 units today) 240 hotel rooms (up to 240 rooms today) 180k sq ft retail space (up to 200k sq ft today) I understand this is all preliminary, but it's still interesting to look at. The hotel and retail space hasn't changed much at all. The residential has increased by 300 units which is equal to a pretty decent size building. The surprising area is the office space. Somehow CDDC has become so optimistic about office space that they are prepared to build up to twice their originally envisioned total. What this means is anyone's guess at this point. After all, it's just a preliminary number. That being said, I feel there must be some reason they have doubled the square footage. Could they have a large prospective office tenant lined up, or at the very least someone they are attempting to lure in? We did just find out Sherwin Williams will be building a new HQ are open to looking at areas in Ohio outside of Cleveland/NEO. Hmmmm ? Another thing I'm interested about is the triangular area in the upper right corner: Will this be some sort of a museum or cultural institution? If you go back and look through other iterations of the plans for the peninsula, you will notice that the design of this building remains the almost exactly the same whether it was CDDC envisioning the area, or the Georgetown/Daimler/Kaufman proposal, as seen below.

Assuming they actually stick to their planned numbers, I would skew toward optimism. If you want to be skeptical about them actually hitting those numbers though, I wouldn't blame you. 2mil sq ft of office space is a lot....

cbussoccer replied to StuFoote's post in a topic in Central & Southeast Ohio Projects & ConstructionBased on the matrix I posted, here is where we will sit after Phase 1 as a percentage of the planned total usage for each area. Office: 12% complete Residential: 31% complete Hotel: 75% complete Parking: TBD Retail: 23% complete Acres: 35% complete Just in office space alone, they have almost 1.8m sq ft left to build assuming they stick to these plans. For comparison's sake, Rhodes State Office Tower is 1.2m sq ft. The AEP tower is 800k sq ft. The Chase tower is 300k sq ft. They will obviously not be putting all of the remaining office space in one tower, but even by splitting it up we could possibly end up with a few decent size buildings. Under phase one, they are averaging 30k sq ft per floor for the office space. If they have almost 1.8m sq ft of office space remaining, and they maintain a similar floor to square footage ration, they have 60 remaining floors just of office space to build out. In terms of residential, they are averaging 183 residential units per building in phase one. If they continue with similar sized residential buildings, they would need 6-7 more similar buildings to house the remaining 1,250 units. Given these figures, I don't think it's out of the question to expect at least one 20-25 story tower before the build out is complete.

cbussoccer replied to StuFoote's post in a topic in Central & Southeast Ohio Projects & ConstructionNew renderings released for Scioto Peninsula's $250M first phase CDDC expects this first 9-acre phase to include 240,000 square feet of office space, 45,000 square feet of retail space, two hotels including one of 180 rooms, and 550 residential units, with parking garages bringing 1,200 to 1,400 parking spaces. The buildings range from eight to 11 stories. The entire 26-acre site will be built out as the market demands it, according to the development group, but it thinks the peninsula can support up to 2 million square feet of office space, 200,000 square feet of retail, 1,800 residential units and 240 hotel rooms built out over eight to 10 years. Robert White Jr., president of Daimler Group, said the office building would be the largest speculative office added to the downtown area since Miranova tower was completed over a decade ago. The 30,000-square-foot floor plates are aimed as open offices with balconies. The project's buildings must receive approval from the commission in the future once the design is further along, likely in the first quarter of next year. CDDC estimates the entire phase one will start in spring through fall 2020 and be done in 2022. Some initial work, including the demolition of a small building at 322 W. cbussoccer replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionNot sure if you were able to read the article or not due to the paywall, but what Schottenstein is saying is he wants to build at a higher density like they do in other fast growing cities (Austin, Charlotte, etc.) but they can't here because of the local governments. He says their average house prices here are higher than other comparable cities because they can't build at the density they want to.

You need to improve public transit as driving becomes more inconvenient. If you don't, people will simply move elsewhere. However, Grandview is one of the few places in Columbus where taking the bus isn't overly inconvenient, and most parts of Grandview are fairly walkable.

I really don't think Cincinnati is any better than Columbus, at least downtown. Cleveland is much better than Columbus and Cincinnati though.

One positive thing I've noticed is that every intersection on High Street between 70/71 and 670 has brick cross walks. It's not the zebra stripes, but it's better than most other corsswalks in the city. I also just noticed street view now has 2019 images. That must have just been added today.
