Annoys me how a prime piece of beautiful real estate and we get this ugly hardie board design. We as a city need to ask more from developers, when it comes to design for these projects. I know this was one of Cranley's pet projects, but good god this is so damn ugly. This is going to look terrible in under 5 years.

The biggest issue / hold up, they cant get the financing until someone agrees to lease a large portion of the building. Banks are struggling to approve office construction loans in this working environment right now. Its a bad cycle, they want lessors for the building prior to giving financing, and lets be honest you want to be the person signing a lease for a building that hasn't broken ground?

Ha! I skimmed over that part I was just trying to digest the design and site relation of the building to the area. The more I look at it the more I want to get a red sharpie marker out like my college professors back in the day, on pin up day and destroy it.

Hopefully the back corner of the lot will eventually be developed, the exterior façade on the second and third floor just feels uncomfortable from a design perspective. Its suppose to be offices, but looks apartment/residential.

They came into CVG guns blazing a couple years ago with a ton of flight routes and options. It seems like they have contracted quiet a bit and Allegiant has been eating there lunch at CVG. If the merger happens its really only ORD and FLL are the two airports Frontier doesnt service out of CVG that are Spirit operating bases. Every other city they fly to Spirit also flies.

Plus there were large oil, fuel, and chemical tanks in the building for all the original machinery that processed the mailing of IRS tax paperwork. The IRS never removed the old equipment or these tanks when the equipment became out of date/use.

City was still awaiting final EPA approvals and to make sure that O'Rourke had all the proper qualifications for the asbestos, lead, and hazardous materials demolition and clean up. This can take awhile with a lot of WFH still happening in government agencies. Have to make sure everything is good to go before proceeding. There is a lot of hazardous waste in that building...

The Haslams did have a study conducted on the Browns stadium and the ballpark figure was 200-250 million back in 2019 for a roof on First Energy Stadium. Its doable.
