They are in discussion with Kroger to locate in the new grocery food court on the second floor at Walnut and Court. They already do this in many of the Columbus Kroger marketplace locations.

The brick was not designed that way for the Terrace Plaza, I worked on a design team that did numerous studies about seven years ago on the building. There is only steel at the top and bottom of the stack brick. There was not any intermittent steel angles at every floor plate. This was a design idea that SOM played with in the 40s

During the “urban renewal” era of the 70s, old buildings were considered gross and everyone wanted to knock them down and replace them with brutalist structures. Thankfully that did not happen (for the most part) in OTR. Just remember that what is popular right now is not the same thing as whether a building is historically significant and will be considered important or historic to future generations. I agree with you, and I enjoy the terrace plaza, however this building needs to be saved and only a developer with deep pockets is going to save it. I am not a huge fan of Woolperts proposal for the bottom half of the building. I think it can be redesigned to give a better nod to the mid century era. The spaces pushing and pulling from the original building facade is too much, if the original geometry of the base was left in tack and you have glazing that mimics the stack pattern would be more appropriate. Also need to point out that the way the stack pattern brick was installed you cant just remove portions of the brick, if you want to insert glazing/opening you have to take the brick out in whole columns of the podium from floors eight to two. Not a cheap or easy task. Preservationist are going to have to give a little to keep this building. The last owners really did a number on this building and I have heard from some developers they rather tear it town for the piece of property then try to salvage what is left of the building...

There are plenty of surface lots in downtown Nashville, old money is holding on to them, like they are in Cincinnati. Either waiting on a huge cash buyout, or to just go to the grave with them.

This is basically the employee lot, just folks will park in the back of the lot, probably use the same employee shuttle bus line that is already in place. I use to park here when I worked for Comair back in the day. Its an affordable option, if you have a little bit of extra time due to the shuttle not being as frequent.

If we wanna go into building who have been vacant and left basically abandon, look at 312 Race Street. Its the old Pogue warehouse building, prime real estate in the front of the city. Drury hotel group bought the building in 2003!. There is a 30 year tax abatement on the building, not sure how or why. 15 years have gone by since they purchased the building and nothing has been done. Its a shame because the building either needs to come down, or reworked. Also attached I found an old proposal for the site that carries the Drury name.

No I would say this is an accurate observation right now. Couple of times had to do a second look over my shoulder because there are aggressive homeless that work in groups now at night.

I work over by Plum and Third and its a real big issue at the moment. We have all been notified of two sex offenders now living in the tunnel. I have numerous female co-workers freaked out about walking to there cars by themselves now or even staying at work late. The tunnel situation has also gotten out of hand, there is couches, mattresses, a propane grill, lawn chairs. On top of all the tents they have everywhere in there. The stench of urine in the surrounding area is so bad it makes you want to gag. They defecate in between vehicles which is a whole other fun issue to walk to your vehicle in the evening. I know the police/fire department have been called almost twice a week for the past couple months because of overdosing in the tunnel as well. Id like to see Josh Spring actually do something worth while and move these folks or convince them to move into shelters and programs. He is always there to create headaches for everyone else, but i have yet to see him solve existing problems...

Yesterday's is still an incredibly lousy bar. It served teenagers in the 90s which is why I went there, but the days of every bar strip having a bar that reliably served under 21's is over. Agree, but they have cheap drink prices, perfect when your wallet is tight...

End of the day alot of businesses in Mt.Adams shot themselves in the foot. Teak had really gone downhill the last year in business. Celestial was just gross and over priced. Rookwood rent is way to expensive to be profitable. The Sprout market/restaurant while interesting was way to focused on one type of user. Longworths was managed by one shitty manager after another until they started catering to a crowd that started creating more issues than good. Daveed's failed again because they left moved to Loveland and back and it confused alot of folks about what the hell they were really doing. Calle/Tap N' Go should have stayed the rugby bar theme instead of the mexican bar theme with weirdly catered mazunte that was overpriced and cold. Plus the Bortz family/towne properties owns and runs the majority of the business district. They are both getting up there in age and dont have any aggressive forward thinking plans. I still enjoy living up here and the few business that exist are just fine. They just wont see the huge college crowds that once made Mt.Adams what it once use to be.

The space will be operated by Funky's Catering, which is the same company that operates The Transept in OTR. So I think they will do a good job with it. The whole space is being gutted, new windows, new bathrooms, kitchen. All of us residence in the building are excited to see it get the needed face lift.

The plan is all the existing structures that belong to Kroger on Vine St. will be sold to 3CDC for $1. These structures will be torn down and made into the parking garage. I am sure there are a couple plots surround the grocery and warehouse building that Kroger doesnt own but that wont hinder the plans for a new parking structure.

I think Mount Adams is perfectly fine. I use to live in OTR, and guess what? I was annoyed with the amount of loud music, and lack of residential parking. I decided to move to Mount Adams and havent looked back. Its a great community with a strong neighborhood council. The bars and restaurants up here are way past their prime. No reason why a couple smaller places wont stay open along with the bank and UDF. There are alot of folks like me who enjoy walking downtown, river, or eden park easily, but being out of the entertainment zones of the banks or OTR. I live in Highland Tower and the Celestial was a dump, even the residents with money in the building refused to eat in the restaurant. It could have survived had regular maintenance and upkeep been done. N

I hate to say this but Otto Budig sits on the board of CPR. What Otto Budig says most likely happens. Its very rare any local politician go against his plan or wishes. I have seen this numerous times now. Notice how Cranley has gone quiet on the issue. I am sure Otto called his office and he backed down.

So demolish an historic school and replace it with a generic new apartment building called "The Academy"? We really are bring the suburban mindset to the urban core, aren't we? I didn't say I liked it, honestly looks like if Newport on the Levee had a baby it would look like this building. I just appreciate they are bringing the building to the sidewalk around the site. Makes that intersection with the Carnegie library and the old Graeters building feel more complete. The school didn't do this because of the parking lots and fences around the school building

While i am not happy with the overall look of the exterior, the scale feels good the site. Now all we need to do is get rid of the surface lot next to the freedom bell and make the area a nice public space.

The bars in Mount Adams screwed up two summers ago. They started getting desperate for more business, and then started promoting to a rough crowd that tends to create more issues that are more severe. Loaded guns, robberies, car thefts etc. This crowd created alot of issues and the cops kept getting called up on the hill. Finally all the college kids who use to frequent Mount Adams gave up on the area and found new places to party. Since then the bars stopped doing certain promotions and hoping the crowds will come back. Pavilion is still going but I wouldnt call it a millennial bar, it was popular before millennials could drink. If anything I see a lot of Gen X in there on early weekends and overall mixed crowd. Crowleys is still kicking mostly local and older crowd. Hightail is a new bar 3EG opened, Chapter is still going, Longworths closed and has been closed. Tavern on the Hill still keeps a regular crowd. Monks Tavern still going. Blind Lemon keeps the older crowd happy, and Yesterdays is still up and going as well.

This project if any will be unique, because of the small footprint the building has, and the fact that there is only one staircase. SREE will have an easier time getting tax credit money though since the building has been vacant for some time now. If this were to become a hotel it will either be boutique or limited service because the building just doesn't lend itself to have a huge ROI on guest rooms.

The Terrace Plaza needs very very deep pockets. I took a tour this past winter and the hotel tower is a huge mess. Holes in the ceiling, the weather coming down through the tower, mold associated with the project. Not to mention the department store portion needs to be redone, which means removing all the brick and replacing it. I love the Terrace Plaza but the previous owners have done a number to the building. Developer Tony Birkla from Indianapolis looked at purchasing it and making a go of the project, last I heard he walked away because of all the problems.

Cincinnati: Downtown: Ingalls Building
This is the same owner that converted the Enquirer building into the Hampton Inn and Homewood Suites. They also bought the Cincinnatian from the Lindners and are turning it into a Curio by Hilton. Will be curious to see what they do with the Ingalls building, but it only has one staircase like the traction building. Work will probably be done by Luminaut, who has done multiple projects for SREE group.
