Cincinnati: Mt. Adams: Development and News
Nope different developer, and opposite sides of the street on Oregon. These will be right across the street from Palisades. The four townhouses mentioned in earlier post are slightly up the street from the Palisades on Oregon.

Cincinnati: Downtown: W&S Condominium Project (3rd & Broadway)
I like the idea and direction, but you have to think about the client(s) Western Southern and Eagle Realty. Both are extremely conservative in design and development. How many years did they keep the Great American HQ building plans on hold without a redesign? Lets not forget they decided to build the smaller annex building first instead of building a taller structure to save money. In reality I see them tearing down the parking garage in the next ten years mostly due to cost to maintain and repair will out pace profit margins. Most likely they will build a mixed use structure with parking garage office space with maybe residential but then again this is all speculation. The woodford building could come down along with the annex building and a structure be put in the space the two buildings maintained. All while a new parking garage with residential component is built like the crap North American Properties is building down the street.

Gotta get that new Neuroscience building up and going. Nervous about what the final design will look like though, considering the renders were purely conceptual to gain donor money.

Cincinnati: Corryville: University Village
Folks you need to understand that the Cincinnati Dayton Division of Kroger Design Development team is probably the most conservative of the Kroger regions. Just go slightly south and working with the Louisville region in past they are more willing to experiment and try different layouts and square footage designs. Even out in cities like Denver the King Sooper, City Market division is more experimental and cutting edge with urban stores. Until the old school fellas retire in this region just expect similar design cookie cutter crap to continue. If Corryville is successful you better believe they will just recreate it elsewhere in the area where the site is tight.

I wouldn't take much of what that guy says as the truth. He has obviously been wrong about things in the past and therefore his predictions for the future are pretty untrustworthy. I also don't believe that the Paris flight is in the 70% range. Delta has had no qualms about terminating flights out of CVG in the past and if our last trans-atlantic flight was that low in the loads then I believe Delta would have cancelled it years ago. I've also heard many Delta employees on the employee shuttle bus at CVG talking about how full the flight was. They never mentioned percentages, they would just say that it was completely full. Also, flights aren't always about the load factor, the yield is a huge player as well and since the CVG-CDG flight is not even close to being cheap I would guess that the yields are pretty high. The 70% factor is true unfortunately, but the route is profitable for DL. This is because of cargo. I still have relatives that work out at CVG and the CDG flight could be half empty and still make profit for the airline because of the GE airplane cargo. My point is though we dont have the passenger numbers yet. Cleveland is above 8 million and still doesn't have international service. Pittsburgh international, 8.5 million passengers has seasonal (CDG via DL on 757) and sporadic (WOW and Condor). CVG needs numbers to hit over 10 million passengers in a travel year for international service to consider CVG. Case in point Austin is over 11 million passengers and has BA flight to LHR daily, Condor service to Frankfurt, Aeromexico to Mexico City. New Orleans is over 10.5 million has BA service to LHR daily, and Condor seasonal service to Frankfurt. Raleigh Durham is over 11 million passengers and have CDG via DL and LHR via AA.

Honestly our chances at an International flight would be slim, until we increase our numbers. We have a flying population of 6.7 Million for 2016. Cleveland and Pittsburgh respectably have over 8 million passengers coming through there airport. I can see us receiving similar international service like Pittsburgh with Wow and Condor which offer International service to Iceland and Germany on a couple flights a week. Our CDG flight only carries a 70% passenger load, its not promising to other airlines right now.

Cincinnati: Downtown: Fourth & Race (Pogue Garage) Redevelopment
I saw them separating out rebar and aggregate into piles... so I assume it was sent out for recycling. Rebar will be sold for scrap, the concrete is taken to aggregate plants to be crushed down and reused as RCC or composite aggregate in asphalt and other road material.

If you look on page 4 of this document, they show the existing I-275 interchange being modified with an additional ramp from I-275 West to Petersburg Road. It also shows a new partial interchange providing access to and from I-275 East from the area where Amazon would be building its new facility. It actually shows where a future rail connection would go, too. It looks like light rail would only go to somewhere around the I-275 interhchange, and then a SkyTrain type of system would shuttle people from there to the long-term parking lot and the terminal. I have seen this document before, but never studied it closely thanks for bringing to my attention. Never would have considered additional exit at the Petersburg Road exit. I guess it could be similar to what they have done in Houston by creating exit ramps for primary use of a corporate campus. Hell I assumed they would just enlarge Petersburg Road and Whitson Drive/Tunnel for Semi trucks and traffic to access under the taxiway.

I have a feeling they are going after additional west coast locations. Cities where the airport board is willing to throw some cash toward them for opening a route that is requested by the region. I am thinking Seattle and Portland. Go toe to toe with Delta on the Seattle route (which is only seasonal) and provide service to Portland Oregon.

http://www.wcpo.com/news/insider/southwests-arrival-means-concourse-a-at-cvg-will-get-an-upgrade-but-its-long-term-fate-remains-up-in-the-air This is good news. CVG is basically reopening the last four gates that were unused in Concourse A. If you ever travel in Concourse A its Gates 1 & 2 which are directly to the left when you get off the escalators and Gates 3 & 5 which are the two gates across from Starbucks and the Gift Shop beyond where the restrooms are located in the area. They put temporary walls up in both locations to prevent remodeling at the time. Airport needs these gates for Southwest, American Mainline, and additional traffic from Frontier and Allegiant especially during summer travel season.

Alot of folks dont realize is the security building addition on the back of The Main terminal is intended/designed/built to have a major skywalk that would connect to a rebuilt concourse A. Next time anyone goes through security and down the escalator the first drop in escalators would drop you at the proposed skywalk level, where the existing condition has passengers going down two levels to enter into the tunnels. You can see where there is a moth ball level in the addition because it was designed for the skywalk proposal sequence.

I would like to say your correct, however because the Millennium refuses to do a major upgrades to there large property. Developers will consider that block of rooms non-competitive in the market because of the poor quality of room and service they provide. Yes there have been a number of hotels opening up, but the Millennium is a property of 870+ hotel rooms. Most of these new properties are only 100 to 150 rooms additional. The bubble will happen when something truly happens with the Millennium. On a side note this is great that another older office buildings are being bought up taking it off the class b available office space numbers. This in turn lowers the vacancy numbers in the city which makes it more attractive for other developers.

Don't forget the new Target that will open in the U-Square development. It will be geared toward grab and go items and have some grocery related items. I doubt any other mom and pop will open on that side of town with the new Kroger coming online and Target opening later in 2017.

New redesigned Liberty and Elm project exterior. Looks like they are going before the planning commission on the 18th of this month. The design isn't bad i am just not crazy about the building eye brows... I really do hope there is alot of brick and cast stone, because this easily could be all EIFS... http://www.source3dev.com/2016/11/support-project-liberty-elm/
