Also strongly disagree. The green space park is in use constantly. Walkers on the track, dog play on the green and all Summer daily activities by 3CDC with day camp, educational activities and concerts in the evenng. Films on at least one night per week. Co-ed kickball. Etc. The Pool and water park is open longer than any other public pool and is in use all season. The basketball courts are . . . well . . . good to be away from peaceful persons with children because as we all hopefully know, public urban basketball courts should be away from anyone who doesn't like gunfire.

Please don't flame me for the terrible video I know I am bad at this drone video thing. But, I'm a little gunshy after running my Mini 2 into the Salem Church Steeple at the 67 foot mark. At least this Mini 4 Pro has collision avoidance. Still bad video.

Locals want to party in the OTR with their own private crib for doing what they shouldn't be doing in the street. Its somebody's birthday and momma won't let anyone do it at her place. Sports spectators want to get so drunk they know can't get home to the outlying places they come from. If you can't rent a unit without an out of town phone and confirmation address, and a perfect AirBNB history and no parties, tailgate or anything you don't have these problems in the first place.

It only takes a couple of negative reviews to get kicked off the platforms. For my part, I would dial 911 every time I heard a noise above 90 decibels. "911? Sounds like a disturbance at 1531 Elm". A few police visits and his reviews will drop like a brick. Just tell him. "Ean, you're a splendid guy, but the CPD is going to be in your space unless you police these units yourself . . . " As for regulations, there is a revenue stream. That means City Clowncil will not prohibit them. Perhaps a call to him would be a good starting point. In OTR, sensible Air BNB managers only rent to out of town visitors, allow no parties (even grandma's 90th birthday) and reject anyone with a AirBNB or VRBO complaint.- Cincinnati: Random Development and News

I wonder why the LL did not want the tax deduction for a contribution of property in kind? Maybe he did get the deduction but is betting on another move or lease surrender in the future. But, as for a "reasonable price" the shell price in OTR is essentially capped by 3CDC because they have so many shells and lots of them are for sale. You have to compare size and number of units, but whatever 3CDC is charging is the maximum as to what they will bring. I can tell you that 3CDC put a number of similar units out there in the range of $250 to $325k in early 2022 and I doubt prices have changed a whole lot. But Fred would be below 3CDC I'm sure. I met with the local consultant of Woodworks.org for a free session of mass timber design ideas for my possible conversion of 1601 Reading Rd. I assume the professionals on this forum are all familiar with https://www.woodworks.org/ But if not there is some really good info and some beautiful pictures of past and present projects there. If economic conditions improve I'd love to go up several stories in mass timber.- Cincinnati: Random Development and News
