And that will have to start in City Council's sub-committee for ballards... and then will need to be reviewed by building dept... then will head back to sub-committee for comment.... then, once passed, will go to council, which will then be referred to a consultant to assess how bollards promote inclusivity... once that report is done in 2026, the city can purchase the bollards but not install them until a study of the average daily foot traffic on E. 4th is finalized in 2027.

This is probably only tangentially related to this, but I think it's related nonetheless... A major retail development around this site will almost certainly spell the unequivocal death of Crocker, Pinecrest, or Legacy/Beachwood. We've spoken about this before, but we should probably have 1-2 luxury retail locations in Greater Cleveland - and any development the Haslams propose, I assume, will not include Payless and Dollar Tree

I guess my point is - and I get the points you're raising too - but it would easier to fundraise for an additional 5,000 person stand if financial incentives associated with promotion were realized. I mean... Messi's current home stadium currently includes four 1,500 person risers set diagonally on each corner of the field... not every MLS stadium is new or bespoke for soccer.

In my opinion, it would never happen the way it does in Europe, where a premier league team could theoretically be a Sunday league team in 5 short years... However, I think if there was a 2 tier system, with the USL's top league being the "English Championship" of sorts... Even if relegation was limited to only 1-2 sides a year, I think it could work. Moreover, I'd actually argue the inverse... I think if Cleveland has a USL team, attendance will be substantially better if there's a chance that they can be promoted.

Recommendations for Visiting Cleveland
Slightly different rec than @Boomerang_Brian, and pushing slightly against your current position... If I'm you, and you're going to be with a group, I would get an AirBNB in Ohio City (preferably near Hingetown) - you'll be within a 2 mile walk/Uber/scooter ride everywhere downtown (I biked to Key Tower from W. 50th in 9 minutes this morning), and you'll also have a slightly more lively neighborhood during the day. 25th and Lorain is a really, really, fun and unique place to be around in the summer, especially on weekends. You can still catch the rapid from the airport to either 65th or 25th and walk to your place, and it also mitigates the need for parking for the friends from Youngstown. In terms of restaurants, you'd have Amba, Bartleby, Brightside, etc. In short, Ohio City offers you FULL downtown access while giving you slightly more options (in my opinion) in the morning and early afternoon with a group. If you're insistent on Downtown, then the Hyatt is always my #1 rec for out-of-towners - it's such a special building. And I second Brian on the Acqua di Luca recommendation... exceptional service and incredible food.

I despise the block club and the idea of an MF'ing parking garage... But... if it has a retail element on-street and will be large enough to throw in the face of those NIMBY chodes over the next decade any time they bring up parking, then I'm all for it.

Counter-counterpoint - every inch of that artificial grass is open to the community for public use and houses several: 1. Adult rec leagues, 2. Youth summer programs like Arrupe, providing free childcare in the summer for neighborhood children 3. Neighborhood activities - last summer I walked my dog around the fence at Kyle Field and a group of immigrants were having what was explained to me as a harvest celebration, with about 40 people. Additionally, when I was at Ignatius, the structures on those lots were unsafe and, in one case, occupied by a squatter, who the school allowed to live there until his death, despite owning the home from 1994-2007. Ignatius students subsidize the living hell out of Dave's Cosmic Subs, Farkas, Boaz, OCB, and Heck's. Density is great - and I don't think your point is wholly without merit. But giving neighborhood kids and families access to recreational facilities is also an incredible function.

I agree but it might not be in his control. Look at all of this in a vacuum... If the Haslam's can buy up a larger swath of land and control all the revenue streams arising therefrom (events, lodging, shopping, parking, etc.), they won't really care as much about the out-of-pocket expenses because it turns into an annuity that guarantees them a final four or Super Bowl every decade, an annual bowl game, year round headliner concerts, and makes the complex an annuity, not a cost. I don't necessarily disagree with you, but I also think he'll need to convince them that it makes fiscal sense to stay somewhere that limits their ROI, which I'm not sure he can. HAVING SAID THAT, my gut tells me that the team will ultimately stay in or near downtown.

Fun anecdote - I have a friend who tried to convert one of the old houses with former storefronts attached in D-S (I'm sure you all know what I'm alluding to), into a 2-unit, fully residential property, which would require some substantial renovations and a zoning variance - and she told him explicitly that it shouldn't be anything other than a single family home.
