  2. In all seriousness, the parking cannot be overstated. Between residents, commuters, and Q-Goers, a parking garage there is a goldmine
  3. ^WOW, coincidence bomb. I went to lunch today with a couple of pals from law school, one of which works at the firm handling some of the financing for the deal. He heard from people in his department that Stark thinks the downtown apartment market is over saturated and is considering scaling back the project in favor of condominiums - which would completely gut most of the existing financing. DISCLAIMER: He has never worked directly on the project so he does NOT have first hand knowledge.

  7. I will never understand why the Sam Allard & Co. crew at Scene are so butthurt by Saucy. That strip now brings in tax revenue to the district, employs over 25 people, and provides additional fitness facilities. I get that people gripe regarding the facade and the fact that Title is a national chain, but come tf on.

As an Ohio City resident who lives within a block of the proposed “Church and State” Project [29th and Franklin], I was distressed to hear about the negative commentary regarding this project. From my time at St. Ignatius High School – ending in 2009 – until now, I have seen the dramatic impact in which development can have on the Near West Community. Gentrification is often viewed as a four-letter word, but to the people in the community, it can sometimes mean a summer job for an inner-city youth, a safe greenspace for the community to enjoy, a place to get exercise, or a place to get ice cream on a summer night. Our neighborhood desperately needs this project – and we need it now. We are teetering on the brink of becoming a destination neighborhood with a reputation to rival any other in the Midwest, but we need projects like this to take us there. Capital investment in the city is absolutely crucial to continue to bring people into the city and to promote mixed-income neighborhoods that allow for cultural, economic, and social unification. I am a 27-year-old young professional who loves his city and neighborhood. I’m imploring you, do not give in to the loud voices of people who are chronic litigants of the Board of Zoning Appeals.   12. Friendly retort here... I actually think more volume is needed amid Key, 200 Public Square, and Terminal Tower... I actually think we have decent volume around East 6th to East 12th from St. Claire to Euclid.

  15. I think we're going to be amazed how much this building and the PHS tower will alter the volume of our skyline.

  17. Oh I agree. And what's also interesting is that, with this new parking facility (and a residential tower) putting more walking wallets on Euclid Avenue, that frees up parking in the decks behind the theaters to support a development on the land (called the Middough Lot) that PHS bought on Chester at 13th. Or that freed-up parking could support a tower atop the C&H building. There is also the surface lot behind the Sterling Building, off 13th (which could also support a multi-level parking and be right across the street from a C&H tower). So I hope a C&H tower is the next project by PHS. I'd love to see some of the same boutique shops that thrive in Tremont, OC, and D-S, do well in PHS. That would be terrific.
  18. Okay, allow me to post the first negative comment here... Access to the parking garage off of Euclid is going to be nightmarish at times. One lane can be difficult enough... but one lane and a popular parking garage will be an issue - especially considering a left hand turn will not available into the garage, eastbound traffic will be a sh**show

  20. Hearing that Hanna may begin a conversion to condominiums on the heels of this announcement, similar to the phasing route that Prospect Place took. Can anyone speak to that's validity / possibility?

  23. Even more importantly, it will dominate the eastern end of the skyline. Everything else at that end of downtown is a couple of stories either side of 20. Agreed! I initially thought it would be the size of the Keith Building. What a nice surprise
