  1. Not to be A downer, because I truly am excited about this development… But does this mean if the apartment market loses demand that playhouse square will be left holding the bag?
  2. I second!
  3. KJP[/member] I agree. Bank of the West moving here certainly is big news. Especially since our region will include Detroit and Pittsburgh. Great news for the finance sector. Hopefully this presence grows beyond commercial banking as well.
  4. No no, I agree. Was just trying to bring humor, not be petty. My entire point is that this does not have to be binary along the lakeshore. I think real property development and recreational spaces can work together and I think they SHOULD in our situation. Sorry for the unchecked "humor"
  5. I agree. I think the last thing we need to do it fill our lakefront with crappy nightclub districts that'll be popular for 3-5 years at best and flashy but poorly built condos and office parks. We should take a page out of Chicago's book and put parks up and down the entire shoreline. That seems to be working alright for them. Yeah it would be awful to build things that people would enjoy and actually come to and spend money at. We don't need more parties like the one Shaq threw at Barley House last night. Who needs entertainment anyway? Who wants a cool image? Who wants something attractive to people that want a nightlife and actually want to feel like they live in a big city? Let's just put a park there. That's an excellent use of the shoreline Who hurt you?
  6. Where would Phase III go? North of the current developments?

Someone with the last name Lanci has endorsed Madalone - per his website.

He would do wonders on Twitter
  9. ^That's pretty cool. Thank you for the update.
  10. Theoretically, wouldn't parks and recreational space also bridge the gap?
  11. I know I am in the substantial minority here. But I would love to see more foliage directly adjacent to the lake, perhaps a sizable urban park - obviously not a Boston Common or anything like that, but something that will look nice in the fall, impede wind bursts in the winter, and encourage foot traffic to the lake shore around downtown.

I know we are learning our lesson to an extent via our Presidential experiment, but I would really like to see someone outside of Cleveland politics given a chance via Madalone. Reed, Johnson, and Jackson are devoted civil servants and are running on a true belief that they can make Cleveland a better place. However, they share similar philosophies and haven't stepped beyond city hall recently. Economic opportunity is the only way we can grow our neighborhoods, up the bond rating, and keep this ball rolling. Jackson has done a good job getting the proverbial ball rolling, I just do not think he can push it as fast as Madalone can.
  13. Per Trulia and Apartments.com, still a number of units available
  14. Not all suburbs are cheaper. The eastern suburban submarket in the first quarter of 2017 on average commanded 60 cents more per square foot than downtown does, and their vacancy rate was lower, according to Jones Lang LaSalle. FYI, the city of Parma Heights invested $580,000 to make street and utility improvements for Cornerstone. Pin Point Retail is marketing the site, but their focus appears to be on neighborhood retail. It's really not that close to the interstates: http://pinpointretail.com/listings/the-shops-at-pearl-130th-parma-heights-oh/ http://parmaheightsoh.gov/en-US/the-shops-at-pearl-and-130th.aspx I drive the route nearby 3-4 times a week. It is about 7-9 minutes to 480, pending traffic, and about 12-14 to 71. Not the immediate proximaty, but the relative proximaty to two interstates is my focus. Though, as I said, this was merely something I heard in conversation. I've also heard that a Meijer Grocer may be moving in.
  15. Your information is from a much more reputable source than mine
  16. Do not rely on my numbers. The 65% was word of mouth from a college roommate who lives there
  17. If I recall there is 241 luxury apartments at FEB. Does anyone know how many units are vacant? Did they ever get to 100% Occupied? Did they lose tenants when it was time to renew? The highest occupancy I had heard was 65% last year. They did reduce rent for select units since opening
  18. There is still large vacancies at the FEB apartments due to pricing
  19. The only Suburban piece of property I have heard mentioned is a parcel of land at 130th and Pearl in Parma Heights. It was originally supposed to be "Cornerstone ", essentially a scaled back Crocker Park. However, the developer was running a Ponzi Scheme and the whole thing went under about 10 years ago. All in all I think the space is 10-11 acres. It is also close to 480 and 71, so it makes sense logistically. From my limited understanding of the place, Wells Fargo owns it and will only give it up for a "major" tenant. Again though, this is conjecture and in no way a concrete assertion from my friends at MM.
  20. Spoke with my neighbor who works at MM, he told me they are all anticipating news soon. He asserted - based on nothing but his gut - that they are strongly considering a move to a suburb. I pray this is not the case.
  21. I met a bachelor party from Toronto in FEB on Memorial Day Weekend. Apparently the best man went to college nearby and the location was his recommendation. But all of them continuously commented on how they could not believe how lively the area was, especially juxtaposed with the antiquated rep of Cleveland. Always nice to hear.
  22. Between OTR in Cincy and OC and D-S in Cleveland, does anyone have an official head count of how many breweries have opened in the state in the last year?

^^ I second that. Well said. Additionally, the minimum wage increase to $15 in a market as affordable as Cleveland shows how economically unsound some of their positions are. Seattle and San Fran are two of the most expensive markets in the country and are only incrementally increasing to a $15/hr minimum in 3-4 years. I am all for increasing the minimum wage, and I believe it is long overdue. As a law student, I went through school the last 3 years making $14/hr, paying rent, paying tuition, eating ramen 4x a week, and paying student loans; I completely understand how it feels to be unable to save. But if wages were the primary problem, we could just print more money... As of right now, I think T-Mad has my vote

That's great KJP[/member] . Runs deep in my family as well, and I have seen some great people in my family ruin their lives at the hands of alcohol. I believe Zach Reed has been on the straight and narrow since. The fact remains, though, that those temporary lapses in judgment will be used against him when running for office; and I believe that's fair, to an extent. With regards to Johnson, it was not a "lapse of judgment." It is a crime that directly relates to the public's ability to trust someone. Same would go for a fraud, embezzlement, or identity theft conviction, in my opinion. There is merit to your point, certainly; I just believe that running for office fairly opens you up to critiques of your past, in particular a legal history.

I don't have a felony conviction and above that I'm not running for public office.
