Although I totally understand the bigger picture, in attracting the younger workers and I want these big employers to be Downtown, I think some folk on here often overlook the benefits of suburban working. Less commuting and free parking. Not to be sniffed at. Signed a suburban office worker. Maybe when I was in my early 20s the Downtown working would have appealed to me more given proximity to bars and restaurants, but in my early 30s now with a partner and a young family on the way, my party days are behind me and I'm quite happy working out here, as are most of my colleagues. And by the way, if we moved Downtown I would not object and would go with the flow despite my own personal circumstances. Horses for courses.

  3. Good to see the Banks full of life. Big fan of the open container stuff. As said, that lot opposite the GE development is crying out for development. I'm surprised theres an apparent lack of appetite. Looks an open goal to me, bog standard identikit apartments and ground floor retail space for additional bars and restaurants, no fancy design needed, activates that side of the street and I'm certain it would have retail tenants and residents lining up. Demand looks pent up to me if the claims about long waits to get in bars down the other end at places next to GABP are anything to go by. Curious to see what they've lined up tenant wise for 180 Walnut, both in terms of office tenants and retail.
  4. Oh well, RIP Lakefront Outlet Mall! I actually went onto the Horizon Groups website and theres next to no mention of the Cleveland Outlet Mall now outwith a PDF from last year.
  5. If anyone wants a laugh check facebook for the responses. No free parking, the time it takes to find a space, may have to use public transit or a cab, anti suburban agenda got the IX Center closed down and likely to get mugged, apparently. Can't see past their noses let alone the big picture.

  9. I know I'm a bit late here. Pandemic must be really biting. My initial hope was USL Championship and a stadium on the edge of DT somewhere. Instead it looks like USL L2 and probably playing somewhere like John Carroll or Lakewood.
  10. FEB would a great spot for an alamo drafthouse/living room theaters type offering IMO. I think your typical AMCs/Regals now are largely best suited to the suburbs though.

  12. Does anyone know whatever happened to those lease agreements they'd signed a few years back? Shake Shack, Starbucks Reserve and Hopcat had committed. Obviously time has dragged on and Shake Shack have opened elsewhere Downtown since.

Maybe I am in a minority with this thinking and although the building itself is pretty ugly I think one area Downtown is underrated in the sense that we have all these justice/security departments clustered Downtown with the FBI, US Marshall, local police and all the associated law offices and bail bond shops. Thats a lot of jobs in Downtown and from a multi agency collaboration point of view it should be a major positive in terms of the proximity they all have with each other. I don't think they should be willingly chased out to the suburbs.

  15. The laughable thing is to me also, these are lots to build basically suburban cookie cutter type residential and hotels with ground floor retail for the most part in order to increase density. We're not talking high rises.

  17. The Bank of America thing I find interesting. Do they have much of a retail presence otherwise in NEO? I can't recall seeing any.

  20. I asked him at first about who else fancied buying up some empty land that lies empty much of the year except when Browns fans get drunk before games. He ignored that and continued liking posts from people back slapping him for opposing the proposal. Gutless isn't the word. bUt ToWeR CiTy!!!!

Maybe if Matt can tell us about the long line of other developers waiting behind the Horizon Group to scoop up this property as well as how he believes the city are in a position to reject all these potential tax dollars and job opportunities then I'll cut him some slack. Heck he can even tell me he told me so when that Fortune 500 HQ and Apple Store gets built on the lot in 2040. Just stick to putting on Browns gear and picking up litter to earn votes Matt. Utterly spineless.
  22. Normally I'd let these things slip, but Zone been mouthing all over social media and every media outlet so I created a twitter account for myself specifically to challenge him on this and 'lo behold, he ignored me.
  23. Off-shot discount outlets of premium brands. This isn't shoehorned by relying on people with a certain level of income compared to department stores and the like, which are dropping like flies. No one is going to travel from Rocky River simply go to Macy's nor a T-Mobile or AT&T store which you can find at just about every conventional mall or strip mall going, nor will any traffic coming through i90, but they may be far more inclined to visit something that has a product which is otherwise potentially an hours drive out to somewhere such as Aurora or has much higher novelty value. Outlet Malls themselves are changing too though and their concept in urban areas is still relatively infant. They are no longer just the place with name brands at discount prices in holiday resorts or out miles away from the city in far flung suburbs and rural areas. They are popping up in urban areas now. New Orleans Riverwalk has been a major success. Philly has added a lot of outlet stores to its newly renovated fashion mall downtown such as Nike, Levi's, Columbia amongst others. In other places like Kansas City the legends outlet is a massive development with bars, restaurants and entertainment with additional development to follow right by the Kansas Speedway and the Sporting KC MLS stadium and it has generated millions in tax dollars for the state of Kansas. I don't understand how anyone can look at this product and be so naive to think its just another mall, its clearly not, and if anything the potential major detractors of the project such as the design and the non retail aspects look far stronger than initially expected. Its not your traditional mall anchored by dying department stores and a gloomy food court. Sticking this concept in Tower City would be very brave. The business plan is heavily reliant on suburbanites and passing trade. Get in and out without the humdrum of downtown congestion. We don't have the tourism of NOLA or the population of Philly so there is obvious logic in the chosen location. And at the end of the day also, this is otherwise just an empty parking lot at the moment.
  24. If this does well enough, I expect they will attract some more traditional retailers also, and some good ones. Their larger centers seem to have the likes of H&M in amongst all the usual outlet offerings.
