I'm disappointed they aren't just keeping more of the existing buildings and just renovate what's there -- they look pretty handsome, especially rear building. Once again, they're proposing demolition of existing buildings instead of developing the MANY remaining empty parking lots around downtown. Also, this proposal, literally adjacent to a giant garage, proposes 5 levels of parking...? I can't believe the PNC garage is actually at capacity...? Why not strike a deal for incorporating/offsetting the parking into that garage that is literally next door? I think this is yet another lazy proposal, just putting a semi-floating monstrosity on top of historic facades that is 50% a parking garage... They should at least refer to the AC Hotel for an appropriate setback for the new construction behind the historic facades at street level. This need a LOT of work, I hope the commission really pushes back...

In terms of density, I hope it sets a new precedent for the rest of Olentangy River Rd -- namely the Kohls site further north.

Here's the cleared area at Mt Carmel from a different perspective. Still not sure which part of the site they were proposed that mixed use apartment building for... The single family sites on the other side of this street will really be great for changing the character of this site.

Wouldn't it make sense to wait on demolishing Dorrian Commons and focus any new construction within the existing parcel?

Once those are down the site is largely cleared and ready for the new tower footprint.

jebleprls22 replied to JohnOSU99's post in a topic in Central & Southeast Ohio Projects & ConstructionThis photo shows what happened in quite a few places at the north end of the streetscape rehab -- it shows how they've re-graded some of the sidewalks and the edge of the streets, and I can't believe this is how they finished it. There are some places where the slope is hard to traverse and potentially dangerous... I wish there was a different solution.

I thought about this same thing. They could easily develop on either side of the existing building, phase it so there is always some parking available, and open up the wall to State St. They should also make a formal pedestrian walkway from the parking garage at the Peninsula site, though the existing tunnel under the RR, and then build a new tunnel under the western RR and connect it to Gravity 2.0. It aligns so perfectly... Someone fund that, please 🙂

Can we stop with the faux wood paneling stuff? It always turns out looking so cheap... At least we know the fiber cement board and the aluminum cladding is cheap... Also, I guess this replaces the development that was just proposed not so long ago for this site...? Am I mistaken, isn't this the same parcel? So there was the skinny proposal for the back portion of this site back in 2016. I could have sworn there was another development proposal that saved a few of the houses... Maybe I'm thinking about something else entirely.

I've asked this [to the ether] before, but I can't expect they'll keep 14th closed past when WOSU is substantially finished? There's no reason to, they can move their construction gate and allow actual traffic through, I would think. I assume 15th will remain closed until they've finished building B, I suppose, and Pearl Alley will certainly remain closed... But if they're putting things on hold there is really no reason to keep the street grid and a massive construction footprint that interrupts access to off-campus housing longer than absolutely necessary...

I respectfully disagree. This is more suburban development strewn across the entire field instead of planning for some actual density. St Ann's is next door, and they could easily put in some actual density along Cleveland and incorporate a lot more parking garage. I also assume the "office" component also represents whatever institutional space that Otterbein expects to utilize? In which case why is there no attempt to create a small campus vibe (with a quad) in at least one part of this large development? Also, just throwing in some green space against the existing roadway (which I assume are just holding spots for future development) is pretty disgraceful. They should plan for an actual green space, say appropriately sized for athletic fields or something usable for the university students and community alike. They need to go big with this development or wait for someone that will. Also, having done a master plan for this parcel during my time at the Knowlton School, over half of it is in the Alum Creek floodplain and they need to do a better job of planning for that.

I'm waiting for CU to pick up this story. I'm not sure what parcel the mixed-use building is proposed to fill? The single-family infill I think will be great for this area and replace what they destroyed when they built the extra parking lots for the hospital.

And most of the Arena District parking garages have nice material treatments, so I imagine this one will at least tie in
