That's the one place it would make sense to just have the parking garage facing 670, or re-orient the little bump-outs towards the greater development rather than towards the highway. But apparently they think they can rent them or they wouldn't be planning on it.

I am so pleasantly surprised with the aesthetics and material quality of the HQ building. A truly unique and dynamic building that really does situate that entire parcel. It'll be so great with the park right out front and the activation by the event space.

The plans are not clear, but they wouldn't be showing the retail in the same plane as parking that is underground. The site plan quality is poor so I guess we'll wait and see! I hope we're all pleasantly surprised.

jebleprls22 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionThis is what has been going on in the University District the past several years -- with all of the new student-centric units, including the 2nd-year living requirement, it put pressure on the off-campus landlords to actually fix up their s**thole complexes to compete. It's a good thing in terms of living conditions, though there is an inherent inflation in prices that goes along with all of those improvements. The progress seems necessary, though, so the neighborhoods don't stagnate.

And obviously a couple more floors to go, too. Really hope they're going to put a nice facade on it -- they did level parking decks with speed ramps so it shouldn't read so much as a parking garage from the outside, and with such phenomenal park views... Wish they would have wrapped the west side with office space or planned for building on top (maybe they did?).

Oh, I finally see what people have been commenting on -- what seems to be the cantilevered portion of the building over the back half of the old Park Street Patio. The amount of huffing and puffing some developers do about even keeping a facade of a building, and this development is really maintaining the integrity of the streetscape facade and doing interesting things. I'm still nervous about the actual materials that will be used on the new build, but this is at the very least a very responsive and interesting massing design. More of this, especially for future downtown infill around what little remains of our historic building stock

Fingers crossed for some really nice craftsmanship on the masonry and we have ourselves a home-run here ?

Looks like most of the residential over the grocery area is all topped out, they haven't actually constructed the roof for the ground floor yet, though.

Bridge Park Dublin could easily buy out their current HQ and expand eastwards. Wendy's can make its triumphant return downtown (how they haven't opened a new "flagship" store downtown within the last decade is tragic).

There is 12-15 feet of fill along Neil Avenue in this location -- and the renderings show the Chipotle office building at street level. There does seem to be some semblance of meet at grade where the parking garage is concerned along Spruce. The Flats on Vine to the south are on a bit of a raised base, so I wonder if it will be more of that condition? Without street-level retail they could get away with some heavily planted, sloped areas along the sidewalk on Neil.
