Agreed that no parking should ever be visible from the street, but I'm still so confused as to why anyone wants a unit staring at a freeway... That's the one place it would make sense to just have the parking garage facing 670, or re-orient the little bump-outs towards the greater development rather than towards the highway. But apparently they think they can rent them or they wouldn't be planning on it.

Can someone remind me what's happening with the other half of this site? They only built up to the corner, but in between this building and the Exile development to the north is a blank space... are we getting a surface parking lot?

And the fact that they allowed parking out front ? A really disappointing project at what have been a nice gateway for 5th into Harrison West

I am so pleasantly surprised with the aesthetics and material quality of the HQ building. A truly unique and dynamic building that really does situate that entire parcel. It'll be so great with the park right out front and the activation by the event space.

I wouldn't be surprised if the underground parking was in addition to this parking at street level. The plans are not clear, but they wouldn't be showing the retail in the same plane as parking that is underground. The site plan quality is poor so I guess we'll wait and see! I hope we're all pleasantly surprised.

This is what has been going on in the University District the past several years -- with all of the new student-centric units, including the 2nd-year living requirement, it put pressure on the off-campus landlords to actually fix up their s**thole complexes to compete. It's a good thing in terms of living conditions, though there is an inherent inflation in prices that goes along with all of those improvements. The progress seems necessary, though, so the neighborhoods don't stagnate.

@DevolsDance Thank you! The interior parking/garage layout is interesting. It'll also be interesting to see how the ground floor of the mixed-use building turns out -- looks like the parking doesn't match how the renderings show the ground floor courtyard pockets, and with the only retail being retained at Harrison and 5th...

It's nuts that that is only 2/3 of the garage so far. And obviously a couple more floors to go, too. Really hope they're going to put a nice facade on it -- they did level parking decks with speed ramps so it shouldn't read so much as a parking garage from the outside, and with such phenomenal park views... Wish they would have wrapped the west side with office space or planned for building on top (maybe they did?).

Have we seen a final site plan for this? I've been going back through this forum and doing some digging online and I haven't found an actual visual for the site plan, just descriptions of what elements are going where. Just curious if someone has it on hand to share?

This is well set up to develop the rest of the parking and create a mini retail main street. Not that it will happen anytime soon, especially with the grocery component, but... a pipe dream

They approved another garage at the end of last year to be built on the surface lot across the street from Dodd rehab, next to the Coroner's office

That one has the potential for a significant footprint. I also think about the corner of Front and Vine, catty cornered to North Market. That small little parking lot that's left would be another great spot for a high rise...

Oh, I finally see what people have been commenting on -- what seems to be the cantilevered portion of the building over the back half of the old Park Street Patio. The amount of huffing and puffing some developers do about even keeping a facade of a building, and this development is really maintaining the integrity of the streetscape facade and doing interesting things. I'm still nervous about the actual materials that will be used on the new build, but this is at the very least a very responsive and interesting massing design. More of this, especially for future downtown infill around what little remains of our historic building stock

Updated their master plan with the "Block G" highlighted, as well as the previously proposed (in construction?) Field House parcel. Has anything been proposed for Block F yet?

I wish they were just keeping the town homes as-is...

There are a couple more images from the CU Construction Roundup January 2020, but wanted to share the couple of images of the Topiary Park "brownstones" -- they have such a phenomenal presence and are going to even improve the environment of the park space. Fingers crossed for some really nice craftsmanship on the masonry and we have ourselves a home-run here ?

Made it over during my time at home in Columbus over the winter break. Looks like most of the residential over the grocery area is all topped out, they haven't actually constructed the roof for the ground floor yet, though.

This is an EXCELLENT point. Bridge Park Dublin could easily buy out their current HQ and expand eastwards. Wendy's can make its triumphant return downtown (how they haven't opened a new "flagship" store downtown within the last decade is tragic).

There is 12-15 feet of fill along Neil Avenue in this location -- and the renderings show the Chipotle office building at street level. There does seem to be some semblance of meet at grade where the parking garage is concerned along Spruce. The Flats on Vine to the south are on a bit of a raised base, so I wonder if it will be more of that condition? Without street-level retail they could get away with some heavily planted, sloped areas along the sidewalk on Neil.

I love those little cellar windows they've included along the base -- I wonder what the basement uses are? Additional prep space? Storage?
