Is the second phase the office? I thought the two projects were in tandem -- the parking is incorporated into the office component if I'm not mistaken? From Columbus Business First: "This the first phase of a project that also will see an office building developed on the site by Continental Real Estate Cos... The second planned building, on the parking lot west of the new hotel, will have structured parking and about 80,000 square feet of office space" Is there a different second phase that I'm forgetting?

Still kept the historic massing but made a really abrupt departure from all of the historic brick in the immediate vicinity. This is... a little 80s office park-y? Hopefully this continues to evolve and refine and we'll see some aesthetic improvements. Regardless couldn't be happier that such a prominent corner is getting some action and development!

If we had countless other examples of good modern architecture in the city it would be one thing, but for such a visible (and in this case almost solitary) tower, in such a heavily visited part of downtown, we really do deserve a showpiece. If this group isn't going to follow-through on providing a new architectural icon for Columbus then there are a number of other competition entries that could...

Looks like some more stand-alone retail but also new mixed-use residential buildings, the previously announced hotel, all working to connect the 2 shopping areas along Worth Ave.

jebleprls22 replied to Columbo's post in a topic in Central & Southeast Ohio Projects & ConstructionIf they take out that long skinny 4-story building to create a pedestrian alley, it would be good to see them revise the plans for the north side of their other building (which only has windows facing north on the sixth floor) -- they could eliminate that pedestrian alley and utilize that entire gap (parking lot and already demolished building) for the future hotel project (or a high-rise?!) -- see a quick photoshop elevatio I threw together

I appreciate some of the light elements and such that they are trying to introduce but I really hope it meshes better than real life than this awful rendering suggests.

The previous proposal was perfect for this spot Thanks for the link! Yea, this updated proposal is totally unacceptable. I hope the commission pushes back on this update. I can understand why the Highpointe development was only 6 stories because it was so massive, and the same goes for the Edwards development at High and Gay. This development has no excuse for going below 8 stories. It would be a huge missed opportunity. Also, I will say that although LC has taken forever to finally complete their 8-story building, it is actually looking really good. Perhaps the almost 4 year wait was somewhat worth it. It is also ridiculous considering the second LC building planned for having a tall development right beside it and didn't put windows on the south side. With this short of a building next door they could have included windows to the top few floors. They should at least match the height of the building directly adjacent!

It's such a prime spot too. Well, the bad news is it's owned by our favorite slumlords...er... I mean local owners... The Tonti Organization. Maybe they'll pull a Madison's Building on us all and sell it finally? I designed a nice pocket park for this parking lot when I was in school - in 1988. It's been a parking lot for a long time... The 10 W Broad building planned pretty well for a neighbor/expansion on that north facade -- a 4-story podium with a 13-floor set-back tower would fit perfectly.

This "scrubby stuff" is what holds the river banks together. This section of the Olentangy is not an "urban river" The path should always stay clear and the adjacent vegetation maintained, but there is no reason to obstruct the habitat space and vegetation that prevents erosion and keeps the Olentangy River more wildlife-friendly in this area. We have a healthier river corridor because of these vegetated banks. Don't overlook that for your anthropocentric need for an orderly landscape everywhere you deem "yours"

They need to show precedents in other cities if they haven't already -- and further explain that this is an EMPTY site and the potential tax advantages of having 200+ apartments on this small site. They are an urban-adjacent residential neighborhood. If not here then on High Street. What difference does it make? The Short North is only going to get wider... Might as well start here with a building that actually attempts to mitigate the difference in scale.

They have made pretty drastic changes to the renderings over the course of the proposal, but I think they've landed in a good spot scale-wise and aesthetic-wise. It is very tall, but they've made a good use of setbacks and stepping back from the traditional residential housing. Also, you have to consider that, to keep getting downtown views, with taller and taller buildings going up right along High Street, we are going to be seeing more height from these newer proposals. Also, we are seeing less empty and parking lots available for development in the Short (and growing taller) North so the density is going to be going up with each new development proposal we see. I'm excited for this one and hopefully it gets the height and encourages other developers to follow suit.

Bridge Park in Dublin got more interesting architecture than this (on another AC Hotel)... At least we're preserving the historic building fronts.

The original rendering I thought was pretty realistic overall. This updated one with the setback grocery and surface parking and setback hotel is definitely just trying to cater to retailers/hotels that are pointing to every other hotel and grocery in that kind of neighborhood in Columbus and whining that they look inaccessible without the surface parking. The hotel should definitely be utilizing a parking deck solution -- look at the Courtyard on the Ohio River in Covington, KY. The grocer would definitely be more difficult to amuse -- people driving to a grocery store want to see a quick in-and-put and parking garages scare people away from that. Their goal is just to look like they can get people in the door as easily as possible.

I understand wanting to differentiate it from the housing the tore town that felt like sardines, but this is the polar opposite. Poor land planning, strange density (just look at the historic homes nearby -- they have twice the density of these semi-attached units), and a poor choice of aesthetic that already looks stale. I hope it accomplishes what they wanted for low-income housing, but it really could have been so much more successful.

There is still a good quarter mile/half a mile stretch of houses and small apartment buildings stretching east to the railroad tracks. People who want the experience you had or appreciate can still have that, especially with the sophomores living on campus. It is not like much actual housing is being replaced with this new construction on High. Yes the character of High is changing, just like the character of the city is changing. Change sucks, but this is apparently what quite a number of people want, including the university itself. Not that much different from those who miss the old south campus bar area, or how I miss the Short North being kind of slummy and the Greystone being full of cheap rundown apartments. Also, these developments for the most part are replacing suburban-style fast food restaurants, gas stations, run-down buildings or parcels with inefficient land use. It's not like they're creating a solid wall along High Street (yet...). Plus we are only now catching up to the other universities of similar sizes in terms of offering these style of apartments with these kinds of amenities. Remember there are a lot more than undergrads at Ohio State -- any grad students, med students, etc. who want a nicer place close to campus with all these amenities will definitely be flocking to these apartments. Plus the kids with money whose parents think the University District is unsafe -- guess where they're housing their kid? It is change, but it is necessary and a long time coming. What I will agree on is I hope the local retailers will continue to thrive in the market as it becomes more flooded with national chains that will most definitely fill all of these newer developments.

It may not be tall, but these photos really put into perspective how MASSIVE the footprint of this project is. That pool in the center rooftop courtyard is going to be cooooool. Thanks so much for sharing. P.S. I still think it would have been more interesting to fully incorporate the Diamond Exchange building...
