  1. Several recent pics of Intro: Intro dog park New Citizens Bank Branch across the street from the Intro on West 25 Street?? I really love the way the INTRO APTS has totally transformed the area! But I do hope that there will be a lot more retail in the next two phases. Obviously Intro is a great improvement over the former Market Plaza in so many ways except for the amount of retail. Of course I'm sure there will be a lot of spin off development of all types that will just make OHIO CITY a even better neighborhood!

  3. A Sad day. As most of us on UO know Scott and his Mother Iris took over for his Father's far sighted vision for the Flats East Bank when his Father died. AND unlike some local developers they did NOT give up that vision, that dream, when they came up short by millions of dollars in financing back in 2010. They personally guaranteed some of those loans and also increased their equity in the project to be able to complete the first phase of the project!! And then they was even able to refinance the project a couple years later to boot. We need MORE LEADERS like the Wolstein Family!! GOD BLESS THEM
  4. The extra reinforcement is required because they used wood instead of steel sheet piling to save money. And to limit the amount of vibrations in installing the shoring system since they are building very near historical buildings.

It's a great idea that Huron Road could become a mini Euclid of pedestrian activity with a series of new office, residential and hotel towers built on the Tower City parking lots with entrances off of Huron Road. BUT with the Landmark building's main entrances located on Prospect Avenue it allows little extra pedestrian activity on Huron Road. Unless they redesign that side of the Landmark building with new rear entrances and hopefully some new retail and restaurants too. Right now it's mainly a few entrances for employees, garage, loading dock, garbage, etc.
  10. New Townhouses is being built off of West 53 Street across from Menlo Park Academy: They are being built where the parking lot for the former Joseph & Feiss Clothing Factory was located. And have five floors of apartments and retail with two levels of underground parking. And 20% of the units will be restricted as workforce housing at or below 100% Average Median Income.   13. From what I understand to allow enough land for a second Apartment Tower and a parking garage that will be required. Perhaps they can connect into the small private road that they will build as part of the Phase One just south of the First Tower.

  17. I TOTALLY AGREE that the most important project is the Centennial project! But I do think that IF the Kassoffs actually invest a reasonable amount of their own equity into the project. (Unlike reported 1% equity stake that Stark had in the proposed NUCLEUS Project) And with the $ 5 Million? Ohio Historical Tax Credit and hopefully the $ 9 Million Ohio TMUD Tax Credits plus the usual construction loans that will demonstrate a solid financial base for this mix use project. And considering that this project does include apartments, hotel, office, retail, restaurants, entertainment, meeting rooms and parking. And the many jobs that it will create and the various increased taxes. And that it's also on a main RTA Bus line making it easier for future employees to get to work. And who knows MAYBE some of them will live in the Centennial Building with its 900+ workforce apartments and they will be able to walk or bike to work during the nicer parts of the year!
  18. And it's just 200 hotel rooms and NOT the 600 rooms in the Hilton... And IF Downtown Cleveland can continue to grow and mature to the next level of growth and therefore is better able to compete with our rivals like Pittsburgh, Columbus and Indianapolis THEN it will be a PIECE OF CAKE to consistently fill all of the hotels in DOWNTOWN CLEVELAND!
  19. According to Michelle Jarboe's article: The 210-room hotel will be the first W in Ohio and will include a full-service spa, a gym and a 15,000-square-foot ballroom and event center. The reimagined tower also will include a restaurant, in the onetime Top of the Town space on the 38th floor; additional parking, in the basement; and 300,000 square feet of offices, including a co-working facility managed by an unidentified national operator. I do HOPE that this project is successful especially IF they can get the 10% TMUD Credits... .
  20. Stark rescinded his own business license in California last year and so he now has limited options there. Maybe he plans to sell the property. I give Stark and his company a lot of credit for successfully developing many projects both locally and other states. BUT I'm concerned and sadden that he couldn't or wouldn't develope several projects over the last five to seven years including NUCLEUS and his Pittsburgh and the LA projects too. BUT it the same time he spent a total of $ 131,000,000 buying properties in NYC, Pittsburgh, and LA since 2017. Where as when the Wolstein family had a approximately $ 20 - 50 Million gap in funding the first phase of the East Bank project, they filled the gap with their OWN MONEY... That $ 131 Million that Stark spent on other projects could had easily filled the NuCLEus project funding gap. Of course maybe most of that money was from his investors and partners...
  21. A while ago I read either here on UO or maybe on KJP Blog that the new SHW Tower will NOT have a basement. Is that correct? I've never heard of a office tower NOT having a basement, especially considering that they have to dig for the foundation anyway and with all of the utilities being underground too.
  22. Actually BrewDog will be right next door and they will also be making small batches of beer onsite. And I've also heard that a couple of developers are considering building a apartment complex on the former NRP seven acre site on the other side of Carter Road too.
  23. I've been reading most of the requirements and the scoring system on their website. And from what I understand they will award the requested amounts starting with the highest scored development and then work their way down the list until they exhaust this year's money. They will provide a higher scoring for developments that are located near mass transit and that also provide help to low income and the unemployed in the area of the development.
  24. NO, this is the 4 acre site across the road from the former NRP's 7 acre site. This site is located between the river and Carter Road. MAYBE at some point we could get both sites developed with two large apartment developments! And just think what a total of 600+ new apartments and townhouses, Brewdog, Great Lakes Brewing, new trails, and a park would TOTALLY TRANSFORM Scranton Peninsula!
