  1. Hopefully by the time the renovation is completed the GREAT LAKES BREWING and NRP projects will be underway and it'll help to find tenants.
  2. I remember from the specs for the renovation, that there is an option to add some more space to the three floor. And if GREAT LAKES BREWING and NRP projects move forward that could be a really nice live, work, and play area!! And it also helps to connect OC, Tremont, and Downtown all together!
  3. And with Snavely's phase three started, it should really help with density in the area which should help attract even more retail!
  4. ^Great pic! This project is really rocking along at a fast clip! Hopefully they can get some good retail such as a hardware, dry cleaner, or a drug store. GO CLE!!
  5. And HOPEFULLY nuCLEus too!!
  6. With Burke Lakefront Airport downtown, I assume that SHW has one or more jets based there which at least helps the C level executives with travel within the US.
  7. Yes they are concrete planters/seating which are disbursed in with the bollards so that it looks a little better then just a long row of bollards to protect the building.
  8. Another great article Ken!!
  9. Does anyone have any informationn on the status of the Zeppelin Project ?? Shaia's Parking, Inc., purchase the three story building at 1500 Superior Ave., better known as Ambassador Lanes in April 2015. They plan to turn it into an office development catering to tech companies, called the Zeppelin. Architecture Office was approached to provide conceptual designs, interior layouts that promoted flexible workflows, and a marketing packet. After working closely with the clients to determine identity, image, and spatial goals, we provided an overlay of expandable work areas that were informed by the Zeppelin’s particular form: http://www.thearchoffice.com/project/zeppelin-1500-superior/
  10. Reposted from the Lumen Topic: The developer which is the Shaia family's Victory Properties, Inc. leased the East 13 & Chester Avenue parking lot next to Greyhound Station from the CITY back in 2016. And they will be required to build a new residential building there in 2020-21 because of the 5 year time limit the City gave them! http://www.cleveland.com/business/index.ssf/2016/04/parking-lot_deal_near_playhous.html
  11. I believe that developer that leased the East 13 & Chester parking lot next to Greyhound Station from the CITY several years ago will be required to build a new residential building there pretty soon because of the 5 year limit the City gave them! EDIT: The developer which is the Shaia family's Victory Properties, Inc. leased the East 13 & Chester Avenue parking lot next to Greyhound Station from the CITY back in 2016. 12. I believe that a redo of West 25 Street is part of the long term plan to save the hill, create the park, and add bike lanes and to narrow the roadway too. And in the future to add more components to the MetroHealth RTA BRT Line along West 25 Street.
  13. In theory it would be great for a nice development there... BUT the hill is too unstable to build on and to help get the millions of dollars just to reengineer the hillside it's requiring several non-profits and government agencies to help complete the project! Not to mention the millions required afterwards to do the park.
  14. I do believe the utilities will be underground. Like the other townhouses.
  15. In 5-10 years, IF SHW builts a new HQ TOWER Downtown and then the LANDMARK buildings are converted into apartments, retail, and parking..... THEN the PHASE TWO AREA will most likely be developed into offices, apartments, retail, entertainment, and maybe some small additional Casino space IF there is enough demand. Because be then there will be very few class B & C Office buildings to convert into apartments. And just think about the GREAT VIEWS of an apartment along the river!!
  16. Snavely Group's phase three project in Hingetown tax incentive is working it way thru City Council. Per Cleveland.com: Tax incentives for Hingetown development project clear initial vote from Cleveland City Council City Council approved an ordinance involving property owned by Snavely Group. The ordinance is the first of two steps needed to provide tax incentives to development of the property on Detroit Avenue. The project, at West 26th Street and Detroit Avenue, is part of a $60 million makeover that Snavely Group is performing at the entrance to the Hingetown area of Ohio City. The vote Monday will lead to tax incentives for the redevelopment of the Painters Union Building on Detroit Avenue running west from West 26th Street. The $23 million project will involve nearly 90 apartments, mostly market-rate but also some that are less expensive workplace housing. https%3A%2F%2Fwww.cleveland.com%2Fcityhall%2F2019%2F09%2Ftax-incentives-for-hingetown-development-project-clear-initial-vote-from-cleveland-city-council.html&psig=AOvVaw1gOspi6K9g5VAlBNGJeomx&ust=1569369849141792
  17. And there will also be retail in the parking podium bases of both the office and hotel buildings too.
  18. Another Ohio City manufacturer sets a move: Cleveland Vibrator Co., a decades-long resident of Cleveland's Ohio City neighborhood, has sold its building and land-rich surroundings at 2828 Clinton Ave. for $3 million, according to Cuyahoga County land records, to a joint venture that includes principals of developer-builder Snavely Group of Chagrin Falls. https://www.crainscleveland.com/real-estate/another-ohio-city-manufacturer-sets-move?ite=102849&ito=1153&itq=3ae4ef52-89be-4a89-87fd-d0ce87abf204&itx[idio]=7085189 As reported by KJP NEOTrans Blog Article previously.
  19. In theory it's a good idea. But there is no place to build a pedestrian bridge that would parallel the Norfolk Southern's lift bridge on the east side of the Cuyahoga river. That's because of the strict Federal Security Plan for the Port Authority. Without proper Federal Port Security I.D., no one is normally permitted on Port property without a paid escort which cost $ 50 per hour. And just south of the Norfolk Southern's lift bridge is the Flats Eastbank's FORWARD DAY & NIGHTCLUB complex. And next to that is the empty grass area next to boardwalk where WOLSTEIN'S is going to be building the three new restaurants as part of phase three. Maybe they could rearrange the layout of the new restaurants? But the Ontario Stone industrial site is straight across the river from that area....
  20. Thanks for another great article and I'm glad that this vital LAKEFRONT PROJECT is moving forward! BUT I was really hoping for the 1,000 APARTMENTS and the two large OFFICE BUILDINGS as previously proposed. BUT I understand that it's hard to find anchor tenants and proper FINANCING and city/state aid too. But there's ALWAYS HOPE that by the time they build the other phases it will end up being the larger project originally planned!
  21. The Port Authority has been trying to setup a ferry service to Canada for several years now. It's so far been very difficult for them to setup a partnership with a port in Canada.
  22. They have always been located in SOLON. Since the '60s I believe.
  23. ^And it will especially HELP THE PROSPECT SIDE with so much extra activity and just make this whole area really ALIVE AGAIN!! And from what I understand there will also be a rooftop restaurant on the Prospect side of the building. And maybe it will also encourage the redevelopment of the three historical buildings across PROSPECT too!
