I also would love for all the future towers to be 500'+ tall! BUT given ALL THE PARKING LOTS in Downtown Cleveland that need to filled with various types of buildings, it'll take many types, sizes, and uses to recreate our DOWNTOWN the way it was so many years ago!

Does anyone know the deadline to start construction before they could lose the $25 Million historical tax credit?? Or have they already done enough construction prep work that they already made the deadline?? I'm sure that they'll make sure NOT TO LOSE that large amount of MONEY!!

YES it is massive! 1.3 million sq. ft. which is the same sq. ft. as KEY TOWER depending on which source you believe....(another source says KEY TOWER is 1.5 M sq. ft.)

A nice landscaped and functional Land Bridge which includes an expansion of the Convention Center would be GREAT! It would of course make it easier to get to all of the attractions at North Coast Harbor by walking and it should help with added attendance. And if they can design it to include space for additional development and a multi modal transportation hub like KJP has wrote about, it could also help with the BROWN'S and PACE'S potential development plans too!

Thanks for the great links! While checking out your Google Map link I noticed that Warby Parker and We Work is just down the street from Nike storefront. I know that there is a WARBY PARKER located in the SHORT NORTH neighborhood which is near DOWNTOWN COLUMBUS and also in the OVER THE RHINE neighborhood which again is near DOWNTOWN CINCINNATI. If these cities can attract these quality retailers, then WE SHOULD BE ABLE TOO! The problem is here in the CLEVELAND AREA these types of retailers are going to places like PINECREST and VAN AKEN instead of DOWNTOWN! Don't get me wrong I'm happy when any project in our county gets good retailers and office tenants! BUT it would be nice IF DOWNTOWN GETS SOME OF THE CREAM TOO!

The best case IMHO is an renovated and upgraded existing stadium with a DOME added so that it could provide year round events. Like a SUPER BOWL, concerts, and if the Convention Center is extended over the train tracks then it could be connected and help to attract bigger conventions too. And it would make sense for the Browns, Science Center, Rock Hall, and PACE to be partners in his new LAKEFRONT DEVELOPMENT! So that whole area is improved and it will provide new housing, new offices, new retail, better parking ect. with a corresponding increase in attendance in all attractions in that area too. And it would be A LOT CHEAPER TO UPGRADE the existing stadium then having to build a brand new one in 10-20 years!

They should sell pretty fast with all the articles I've read over the years about the pent up demand for FOR SALE RESIDENTAL in DOWNTOWN. And that some of the empty nesters moving DOWNTOWN really perfer that over renting! Not to mention the 30's & 40's years olds who would also like to build up some equity too! And that Columbus and Cincinnati are both having good luck with their Condos Downtown!!

TRUE! And one of the requirements is lower maintenance cost going forward. And besides they LOVE CLEVELAND and they know that they need a modern CLASS A OFFICE BUILDING to attract and keep the best employees and their current HQ is CLASS B which means it's somewhat outdated already.

I think that with the requirement of a total of 1.8 million sq. ft. for both the modern HQ and R&D CENTER, that wherever they build, even if it's two buildings the HQ building will be more than a one million sq. ft. Which would be TALL TOWER. And I DON'T think that it's likely that they would renovate the LANDMARK OFFICE TOWER since that would require them moving temporarily to another location to enable a complete redo of all the major systems and also adding modern features like fiber optics ect.

Maybe just maybe, it would make sense in the long run, to have SHW HQ built on the nuCLEus site? The nuCLEus site is 3 acres, where as the JACOBS SITE is 1 acre and so there is plenty of space for both towers! With a NEW SHW HQ that is 60-80 floors tall that would replace the 24 floor office tower that STARK is currently proposing at that site. And then STARK could built the 24+ tall multiuser tower with apartments, retail, parking and also the CLEVELAND LIVE ENTERTAINMENT COMPLEX at the corner of East 4 & Huron! What a GREAT GIFT from SHW to their HOMETOWN to both built their NEW HQ DOWNTOWN and to help ensure that the nuCLEus PROJECT is FINALLY BUILT too!!! And they could build the R&D CENTER at the other STARK parking lot across East 4 Street and combine it with the 310 Prospect Avenue site after the demolition if the building can't be renovated.

Does anyone know the approximate number of parking spaces inside the LANDMARK OFFICE TOWER complex ?? (SHW current HQ) Just trying to get an idea of how much parking the NEW SHW HQ might require..... I do agree that most likely they will build the NEW SHW HQ TOWER on the JACOBS LOT at PS. And a combination R&D CENTER-PARKING COMPLEX on the WESTON PARKING LOTS. Which should help WESTON build his multiuser complex on the rest of his parking lots in the Warehouse District too!

So TRUE ! And I think that DOWNTOWN CLEVELAND has improved so much in the last ten+ years! And thats why there have been several SUBURBAN based companies including NRP Group, Brandmuscle, Inforce Technology, Dakota Software, BrightEdge and others MOVING INTO DOWNTOWN CLEVELAND! Of course it helps that talented people, specifically millennials want to LIVE, WORK, AND PLAY in a very WALKABLE URBAN DOWNTOWN TOO!

Actually Gibane's Corporate HQ is in Providence, RI and Turner is in NYC. BUT they both have local offices and they both have been building large projects here for 40+ years too.

It's true that we CAN'T compete with the top convention centers. BUT we can and should compete with our peers like COLUMBUS which has a convention center that's nearly double our size! If we can't beat COLUMBUS, then should get out of the business totally! If we added 30 to 50 new meeting rooms and also expanded the exhibition space, we could compete with PITTSBURGH, COLUMBUS, NASHVILLE, and others in this area of the country!

They won't do any projects outside of Playhouse Square District. But they do own the large parking lot across the street from Greyhound Station and I understand that their next project maybe on that site.

Cross posted from the Cleveland: Lakefront Development and News TOPIC: My idea I've been working on for a while now is for a combination of a LAND BRIDGE and CONVENTION CENTER EXPANSION. That would provide a landscaped NEW MALL D area which is approximately 400 feet wide and approximately 450-500 feet long that would also accommodate extra meeting rooms and or more exhibition space. It would provide a 20-27 foot clearance underneath for double stacked trains. And if it keeps the same elevation as the existing Mall C/Convention Center it would provide plenty of room underneath for a New Multi mode Transportation Center as KJP has suggested in the past as well as the existing Shoreway. And it would also provide plenty of room underneath near the Science Center and the newly ADDED DOME Browns Stadium for retail, connections to both facilities, and elevators and stairs to the ground level plaza. And as a ADDED BONUS if the BROWNS STADIUM has a DOME added to it and it's directly connected to the expanded Convention Center then it's floor/field area could be included in the total amount of exhibition space. As other cities do like INDIANAPOLIS.
