Cleveland, Cuyahoga County To Help Finance Ohio City Apartments The plan is to build two apartment buildings (Project 29/Church and State Mixed-use Project) on what’s now a pair of parking lots between West 28th and West 29th streets along Detroit Avenue. There are plans for a pharmacy, hardware store or other retail on the ground level. The buildings will house about 160 units total in what’s been dubbed the city’s Hingetown area. A 25-year, $2 million loan for the project has been introduced in county council. The economic development and planning committee is discussing the proposal on Monday. Cleveland City Council this week is taking the first steps in offering a 30-year tax increment financing proposal. The so-called TIF would exempt improvements to the real estate from non-school property taxes. Council's finance committee on Monday will discuss a land transfer ordinance that precedes the awarding of a TIF. http://www.ideastream.org/news/cleveland-cuyahoga-county-to-help-finance-ohio-city-apartments https://ideastream-production.s3.amazonaws.com/uploads/2018/3/05/R2018-0048.pdf

'The Two Tomorrows' report aims to spur economic growth in Northeast Ohio The Fund for Our Economic Future intends for its recently released "The Two Tomorrows" report to provide a "collective sense of purpose" that will spur action, said Brad Whitehead, president of the alliance of funders that includes foundations and other nonprofits, employers, government entities and universities. "It very much is something that is going to be guiding how we, as philanthropies, dedicate our resources over the coming years," he said. "It is an important call to our partners in other sectors as well to say, 'Look, there are some things to be proud of, but let's not kid ourselves. We've got work in front of us,'" Whitehead said of the report. The report's title refers to the two choices facing the 18-county region that includes the Cleveland, Akron, Canton and Youngstown metro areas. One is an economically-distressed region where job loss, declining population and poverty persist. The other is an improving regional economy characterized by the growth of good-paying jobs and a well-trained workforce. The report looks at what it deems are three areas that must be addressed if Northeast Ohio wants a brighter economic tomorrow: job creation, job preparation and job access. Job creation efforts should include focusing on production industries that not only drive the regional economy, but have outpaced national growth rates. The report says these include plastics, paint and coatings and electro medical and instrument manufacturing. Expanding the burgeoning bio-science industry should be another strategy, the report said. "A decade or two ago, so many people were saying that it was too late for Northeast Ohio to get into the bio-sciences," Whitehead said. "But yet, a number of institutions and public sector players, funders and entrepreneurs got together. We have a sector now that is creating some 1,000 jobs a year." http://www.cleveland.com/business/index.ssf/2018/03/the_two_tomorrows_report_aims.html http://www.the2tomorrows.org/

Cleveland: Midtown: Development and News
MidTown is abuzz with the March opening of Tech Hive Banking on the growing coworking trend, the hope is that when the MidTown Tech Hive opens on Thursday, March 1, it will become a cooperative gathering place for great minds to bring innovative ideas—offering a sense of community and an emphasis on tech education. “We’re really excited about the Hive coming to the neighborhood,” says MidTown Cleveland executive director Jeff Epstein. “It will bring a lot of energy [and] a lot of people to the neighborhood. It’s been part of the plan for the area for several years.” The Tech Hive is the brainchild of DigitalC co-founder and former CEO Lev Gonick and director of place Joan Chase. Last year, the two began dreaming of a community-driven coworking space where technology-focused businesses could form and blossom in the Health-Tech Corridor and beyond. The $2 million project (of which the City of Cleveland is providing $744,000) is designed to create a digitally literate population in MidTown and bring the city to the forefront in technology and innovation. http://www.freshwatercleveland.com/breaking-ground/TechHive022018.aspx

Cleveland: Forest City Enterprises News & Info
Brookfield Is in Talks to Buy Forest City Realty Brookfield Asset Management Inc., Canada’s largest alternative-asset manager, is in talks to acquire Forest City Realty Trust Inc., people familiar with the matter said. Negotiations between Toronto-based Brookfield and Forest City are ongoing and could still fall apart, said the people, who asked not to be identified because the matter is private. Other bidders may also emerge for the company, they said. https://www.bloomberg.com/view/articles/2018-03-06/trump-aides-like-nunberg-and-cohen-haunt-his-white-house Forest City Realty Trust extends timeline for board nominations Forest City Realty Trust (NYSE: FCEA) announced it is extending the window for nominations to its board to 5 p.m. on Wednesday, March 21. The news release on Thursday evening, Feb. 23, also indicated that the Cleveland-based developer's board expects to conclude its examination of strategic alternatives prior to that time. It's the first time the board has put an end date on the potential sale, merger or other options it undertook last September. Forest City said it has not set the date for its annual meeting where shareholders will elect directors, along with other company business. The annual meeting usually is held in early June. The Forest City statement referred to the deadline for nominations as being for it to "receive proper written advance notice of nomination of a director candidate." Toronto-based Brookfield Asset Management has been reported to be in talks with Forest City since early January. http://www.crainscleveland.com/article/20180223/news/152821/forest-city-realty-trust-extends-timeline-board-nominations I think that with Brookfield in talks with FC and that FC is extending the window for nominations to its board to March 21, that Brookfield will BUY FC in the near future. And hopefully with Brookfield being based in Toronto, that it will keep FC existing HQ as their USA base!

Is the Hinkley location a long term solution or just a short term fix till they decide their long term plans for HQ and other building requirements?

Cleveland: Downtown Office Buildings Updates
The latest I've heard: https://www.urbanohio.com/forum/index.php/topic,4266.msg883676.html#msg883676 Staying optimistic about this here. A S-W tower on the northwest quadrant would really complete Public Square. Unfortunately, I just heard some bad news that SW has dropped consideration of building a new HQ tower. That's all I got. Sorry. Not to beat a (possibly) dead horse... but is that really it KJP? We went from years of speculation about a SW Tower and a Medical Mutual building, and now they are both dead. Isn't SW out of space? Spoke to a SW worker today and asked about Valspar and space requirements. He said they are being very strategic with their real estate. They are picking and choosing which buildings (Valspar and SW) are more strategic for them and their existing distribution centers. He said nothing will happen until around 2020 but they are very quickly running out of space in R&D, Landmark and Skylight. It was a very interesting few minute conversation. What about their offices off of Jenny Freeway? Will they just keep adding more employees to that location?

Cleveland: Scranton Peninsula: Development and News
Thomas Stickney, president of Scranton Averell Trust, said that the sale process released it from its plans for a joint venture with Forest City to develop their sites together that's been in place since 1988. "We were holding everything in short-term leases because Forest City and the city have always had plans for the peninsula," Stickney said. "It will be easier to find long-term tenants that will fit into (buildings) for a longer period of time. We will have a nicer looking area because not everything is temporary." He declined to specify how long the short-term leases were. However, other prospects already are knocking on the door about land controlled by the trust, which traces its ownership of property back more than a century, including a corporate headquarters he refused to identify. Per the above Crain's Cleveland article.

He said that a Scranton Peninsula production facility would include a consumer-facing component, such as a taproom, given the high-profile, waterfront location. And he said that Great Lakes plans to maintain its Ohio City operations regardless of where the company lands on a new building. Adding capacity in the Flats would relieve some pressure in Ohio City, where the brewery is maxed out during the run-up to Christmas. Per the above Cleveland. Com article

10-12 new single family houses. Should be an interesting project. http://www.hortonharper.com/work/carter-road/ The nice thing about the Carter Road housing project is that the new concrete Carter Road is connected to Canal Road and also the new under construction concrete Scranton Road. And will be near the future Scranton-Averell, Inc. projects and the former Forest City land project (EWAT Holdings LLC) that might include a future GREAT LAKES BREWING Expansion project!

I'm guessing that the ex-New Yorker Bill Bolton in that article is Frances Payne Bolton's grandson or grandnephew. If true, it's nice to see an old name come back to Cleveland. Bill Bolton hails from a Northeast Ohio family of politicians and prominent Clevelanders. Per the above Cleveland.com story

Just add mushrooms: How the Hulett Hotel could spawn other new construction in Ohio City For most people, mushrooms bring to mind a pizza topping or another culinary dish (or even an invasive lawn growth). But Chris Maurer, principal architect and founder for redhouse studio in Ohio City, sees mushrooms—or mycelium, the organism that sprouts to fruit mushrooms—and thinks building materials. In fact, Maurer and his team have translated that vision into an innovative way to recycle debris from demolished homes and buildings. His approach turns mycelium into biomaterial that can be used to rebuild in disaster zones, save millions of tons of debris from landfills, or even take debris from the renovation of a 19th century building on W. 25th for the proposed Hulett Hotel and create a new storage shed for Refugee Response and Ohio City Farm. “Cleveland is ground zero for biocycling,” says Maurer, citing projects like the hotel or the approximately 9,000 abandoned and condemned houses that have been demolished in Cleveland since 2006. All that debris could be used to recycle demolished structures into new construction—using mycelium. http://www.freshwatercleveland.com/breaking-ground/Mushroooms022718.aspx
