  1. From what I've heard each floor with apartments will have a large co-working area. And they will also have some other amenities possibility including: tenant storage, package lockers, fitness, small theater, ect. The idea is to create a real community by providing spaces for living, working, playing, and socializing. Especially since they will be micro-unit apartments and that they may also be rented out as hotel rooms too. And I'm really looking forward to KJP's upcoming article about this very interesting project with even more details! KJP is our modern day SHERLOCK HOLMES!
  2. From my research about the company named BLUELOFTS that's buying 45 Eireview, they have several buildings where they have already master leased the empty office floors. And using a modular system convert them into smaller sized apartment & hotel suites. In the case of 45 Erieview Tower they will convert the outer areas of each floor into apartment-hotel suites and using the inner core area for co-working and other amenities for their members/customers. Like KJP talked about in his blog article a couple days ago, it looks like there is a decent chance for the state lawmakers to amend the 10% tax credit law to EXTEND the length by another two years! Legislative fix likely for new state tax credit program for ‘transformational' projects: With $100 million in much-anticipated tax credits set to evaporate on June 30, state lawmakers are exploring ways to preserve the incentives for challenging real estate deals. Great Lakes bought several acres on the peninsula in 2018 but has not developed the land.   5. After reading this update by gg707, I was doing some more research about Brewdog perhaps locating in Cleveland after the company announced their interest in considering doing that 3 years ago. I found that they are currently considering locations in Las Vegas, Cleveland, and a northern suburb of Columbus. BUT what's funny is that I came across this confusion between Cleveland and Columbus: ...   7. Downtown Cleveland Alliance's business development department is ALWAYS trying to lure new companies to locate Downtown. They are paid by the existing Downtown real estate owners to promote Downtown Cleveland as the best place to Live, Work, and Play. That is one of their PRIME OBJECTIVES, besides the cleaning and safety ambassador program.

  9. WOW, it looks so much better than it did six months ago when I was last there taking pictures! At that point they had the interior done BUT the exterior walls was covered with graffiti and no parking lot either. Brewdog has been talking about a potential Brewpub here in Cleveland for three years now, I just hope it happens! After building there first brewery in the USA in Columbus, they said at that point that Cleveland and Cincinnati would be there next locations. Now three years later they have brewpubs in Cincinnati, Pittsburgh, and Indianapolis...

  13. What's interesting is that the Public Auditorium was the first Convention Center in Cleveland and held several national political conventions back in the 1920's. And I believe it was one of the largest when it was first built. And there are large number of meeting rooms in the basement that hardly ever gets used because when a convention books the county convention center, they also have to separately book these meeting rooms thru the city and it causes alot of extra paperwork ect. And MAYBE they are thinking and planning for the long term like what Comcast did in Philadelphia by building a series of HQ Towers over a number of years as needed as their number of HQ employees grew. I could easily see SHW build HQ Tower # 2 on top of their new massive parking garage in ten+ years. And then build HQ Tower # 3 on the Jacobs lot in 20+ years from now. There by getting a good 20+ years use of a three story Training Center. And assuming they use ground leases for the developable land along West 6 and also St. Clair to keep control of the property then can always use that land in the distance future for even more HQ Towers.   16. With the NEW CLEVELAND WHISKEY HQ being relocated at the soon to be renovated building at 601 Stones Levee Road. And several other projects to be completed in that area by JOEL SCHEER over the next several years, I assume the city is trying to help him with improving the area infrastructure. Just as City and the local utilities helped the developers of the Scranton Peninsula by completing redoing Scranton Avenue and also Carter Road a few years ago with new concrete roads, signage, new sewers, water and gas lines ect. http://www.jscheer.net/featuredprojects
  17. Maybe the new 3-4 story combination conference, training, museum and retail building on the Jacobs lot will be a place holder? So that in 10 to 20 years or so they can replace it with a new HQ Tower #3 when they run out of additional office space? (Assuming they build the parking garage with the ability to support HQ Tower #2 in the future) Or maybe they will build the multi-user building with cassions to bedrock so that they could add a 40+ story office tower above it at some point in the future? Just like Comcast have built three office towers in Downtown Philadelphia over a number of years as needed.

Because I think that it would be nice IF they could finally bring to fruition part of their original plans for this massive parking crater!
  19. I was reviewing this topic and noticed that back in October KJP had a question about the NEW Plum Market. In this case Bon Appetit is operating this location for Plum Market. And Bon Appetit have a ongoing business relationship with Case Western and they have a number of locations at various colleges across the country. And so it was natural for CWRU to pick them for this location. I believe Dunkin Donuts will be an in store unit. I'm just wondering IF it's just MISINFORMATION comlng from SHW so that when the actual renderings come out that everyone is really surprised and happy with the unique NEW HQ design and perhaps it's additional height too?? Maybe just wishful thinking on my part. Because KJP does have a VERY GOOD TRACK RECORD with his great reporting!!

  22. Tinnerman Lofts project is BEING BUILT BY the Dalad Group in Ohio City. And the project is converting a vacant former manufacturing site into 49 market-rate housing units and a few workforce units and I'm assuming the old house will be the workforce units.
  23. GREAT IDEA! BUT it would require several zoning variances to be allowed to build over the public r.o.w. And I did heard that they are considering building a 20 - 25 story tower on the former Weston lot at the corner of West 3rd Street and Superior Avenue after the main tower is built on the former Jacobs lot. This way they can use that location for a staging yard for the main tower. And that their main parking garage will be built along West 6th Street with the required retail and office space built along the r.o.w. to conceal the garage.
