The proposed apartment and office towers are in the 20-30+ story range and approximately 300,000-500,000+ sq. ft. These are in the early stages of development and so a lot of the specs may change and some may not even be built. And some of them will require additional partnerships to provide the required financial backing that these large projects require to be built in a relatively low rent area. Of course IF the proposed Ohio TMUD tax credit law is passed that will be very helpful too!

POSSIBLE SHW HQ project spinoffs in the Warehouse District and Public Square areas: Two apartment towers One office tower Several new to market restaurants and retailers This is what I'm hearing from several contacts in the CRE and Construction business. NO GUARANTEES. Most of them are in the early stages of development. And hopefully at least half of these proposed projects will be built... Time will tell.

I've lived in this area for the last 8 years and from what I've seen of it, IT WILL REQUIRE a lot of reinforcements BUT it's doable... Now if it historic enough to justify the expense? BUT what a wonderfully community asset to save!

There is only two nondescript houses plus a empty lot next to a nice historical livery building thats set back about 75' from Vega Avenue that sits between the Caraustar property and West 32 Street. And therefore IF a developer buys the Caraustar property and also buys those three properties. And then demos the two houses, they will have a total of approximately 6+ acres to REDEVELOP with townhouses, perhaps a apartment building, and also renovate the livery building as a community meeting space. And still have enough land to provide nice landscaping and minimal amount of parking required by the city.

The 90,000-square-foot Leisy building, north of I-90 at Vega and Fulton, is a lingering remnant of a much larger operation. Launched in 1873 by brothers from Iowa, Isaac Leisy & Co. grew to encompass a handful of production and bottling buildings, a family mansion and a life-size statue of King Gambrinus, known as the patron saint of beer. The 8-acre Leisy campus eventually was cleared to make way for Interstate 90 and other construction. What's really nice about this project is not only having 58 new quality townhouses BUT also that this 2 acres was a ugly AUTO JUNKYARD up until about 10 years ago when it was closed and the land cleaned up!!

There is a Gas City gas station / U-Haul branch already at that location and so it must be a demolition and then new constitution. Perhaps the underground gas tanks need to be replaced and then it just makes economic sense for a complete replacement since the existing building is kinda shabby looking compared to the other two gas stations on that intersection.

^^From what I've been hearing there are several potential mainly residential projects that MAY REDEVELOP several of the existing parking lots in the Warehouse District. BUT no signed contracts yet. Hopefully over the next five years some of them will be built and help satisfy the increasing demand for housing, retail, and office space too.

And I totally agree that IF they are successful with signing up enough companies in the CBD to join the CLE Microgrid Project. Then it will DEFINITELY be very helpful in attracting and retaining more tech companies in the Cleveland CBD!

Very true that some companies do only need "clean" electric and as long as the downtimes are very minimal, they can tolerate them.

NO Thats the Northeast Ohio Regional Strike Force HQ. Also known as the Northeast Ohio Regional Fusion Center. It's made up of all types of federal, state, and local law enforcement agencies that are working together on different types of crimes in this region. As they state in their website: The NEORFC is one of eighty fusion centers designated and recognized by the Department of Homeland Security. The mission of the Northeast Ohio Regional Fusion Center is to facilitate and enhance the level of inter-agency communications, criminal and intelligence analysis, and information sharing among Federal, State and local stakeholders, and the public and private sectors in order to anticipate and counter criminal activity, terrorism, and other hazards in coordination with the Ohio Fusion Center Network and the Intelligence Community. http://www.neorfc.us Of course it's always possible that they will locate a new FBI Field Office next to the STRIKE FORCE HQ IF there's enough land available.

SORRY I through that we was talking about the Brecksville VA site... Its 100 acres BUT only about 80 or so acres is developable because of wetlands and because of required land needed for water retention basins.

The current mayor doesn't like to use eminent domain. And legally now its harder to use because of several Supreme Court decisions over the years. Plus it will take several years in court and then you still have to pay fair market value and then get MILLIONS OF DOLLARS of federal and state grants for a proper environmental cleanup of the property. BUT it maybe necessary at some point...

Except they did SELL the Cap Ferry & Screw Company property on Scranton Avenue a year ago to a developer who is now waiting until the NEORSD completes the construction of their the large underground sewer tunnel so that the developer can then build new townhouses and also rehab the main building for apartments. And to be fair the owners was under a long term joint development agreement with the former Forest City Company and so it has had all their tenants until recently on short term leases to allow for the development which obviously was never done. Once FC sold their 25 acres to the Thunderbird Partnership they was free to sell the land and now HOPEFULLY REDEVELOP their land or sell it to the highest bidder IF they can find a developer who willing to take the risks of cleaning the property.
