I like it but I'm sure the Haslam's won't because there's not enough room for parking and a "village." Apparently that ancillary income is what's driving the Brook Park site.

Wow. I'm not really even a fan of modern architecture but l love this. Duck Island has created quite a nice little concentration of modern homes. This has created a distinctive neighborhood and could be a calling card Sets the bar higher. Aesthetically and financially.

Sounds promising Ken, as long as the name Geis is not involved in the design work. Oh they can build it if it comes to that, just zero involvement with the look. With the park on one side of the street and a great looking building (with balconies) on the other this should be winner.

A cool thing about their lakefront is the more natural circuitous shoreline unlike our straight/right angle one. A little vision doesn't hurt when designing something.

I don't think opponents of the move are saying it would devastate downtown. I know l'm not. I am saying the Browns are part of the fabric of the downtown economy. When the do play there is a major uptick in spending and street energy. If we were a large, wealthy market that wouldn't matter. But we're not so every day of the year when SOMETHlNG of magnitude is going on it definitely helps the bottom line. Leaving downtown does open up the lakefront for development sure, but it still doesn't guarantee it. You need cash (lot's of it) and leadership willing to lead (and fund) it. Will Haslem still do that? Of course not. He'll be building up Brook Park. Look l am biased. My preference for development is inside out. Like waves from a rock. But that's not how America works. We like our space. And we like new. So that's what we'll get. A new bauble to enjoy. Cheers Cleveland.

Wonderful! World class stadium for world class Brookpark. A dome in Brookpark surrounded by all that parking is certainly great for the Haslems. And great for the fans attending. It's just not great for the economy and energy of downtown. Everyone pick a side. I'm on team downtown. And being a tried and true Clevlander l'm used to being on the losing side as l'm sure to be on this one too.

You know what cracks me up? People talking about how Brookpark has direct access to 480, 71 and a red line. Sounds impressive...wait a sec...doesn't downtown have direct access to 71, 77, 90, a red line and a blue/green line and l'll throw in the Euclid Ave. Healthline. A bunch of my family lives in Arlington Tx. They took me for a tour of Jerry World. I saw the new baseball stadium right next to it which is right next to the old?? baseball stadium. Wonderful artificial place they built in a sea of parking. Very suburban if you like that sort of thing. Kansas City is finally correcting their mistake by leaving those utilitarian baseball/football stadiums which reside inside a soul-sucking lot. The team is moving to a new ballpark downtown. If it's good enough for KC it's good enough for us lol. Look, l know we have little to no control over what Haslem will do. But we should at least know what good design is and where and why a project should be located.

Sprawl bad in a city with a growing population. Sprawl REALLY bad in a city not growing in population. We already have enough entertainment nodes. But every time a new area gets popular it just cannibalizes existing places. One of the things I hate about those crowded fast growing sun-belt cities is how huge, spreadout and yet they still have traffic from hell. The only thing worse is a spread out city with a few people at this place, a few at that place. The Flats is a very cool and uniquely Cleveland but it's sad to see a lot of the bars, restaurants and boardwalk mostly empty on a beautiful day. Get back to me in a couple of decades when climate change fills up Cleveland. Until then, keep it tight.

^ Well that is a question l'm sure many of us wonder about. If the stadium is built outside the city of Clevland how much (if any) money does Cleveland contribute? Also it seems the whole location decision revolves around parking REVENUE (not parking). Can't say l blame them as other owners are getting that (free) money. My complaint is not with the owners getting that cash but with moving the team out of downtown. If building downtown means they don't get the parking revenue because they don't own the surrounding land and THAT'S a deal breaker then all of us downtown proponents are screwed.

So is the 20+ story hotel planned for on the SHW block or that little triangle just to the south? That triangle seems small for a 20+ story hotel. At any rate highrise construction appears to be lagging now so this will give us something to speculate on.

Whatever anyone thinks about Millenia's finance's it's not good that the building's re-purposing goes back to square one. And the longer it remains vacant to harder it will be to bring it back to life. The very thing that makes it so beautiful (the L shaped lobby) makes it incredibly difficult to re-purpose. If Millenia can't pull it off l don't know who will. Because of its size and location it's an important part of the fabric of downtown. Unfortunately with the focus on the river, the lakefront and a new stadium l'm afraid that city leaders and developers won't be able to give the building the necessary attention it needs to find the answer. Meanwhile the clock is ticking its way to demolition.
