Cleveland: Downtown: Sherwin-Williams Headquarters
Putting a premium on the warehouse district lots creates another problem too. 10-15 story residential buildings don't maximize a return on equity if the developer also has to pay a premium for the land. That combination could delay construction by years. That's another reason l'm not expecting anything soon. BUT when something is built it may be in the 20-25 story range just make it pay off.

Well if we are going to fill those parking lots with 10-15 story buildings they will all have to be residential as the office building market has pretty much dried up. That would make for a dense neighborhood though so that's good. I'm not holding my breath for SHW phase II.

The roadblocks Ohio Red leaders put in place against so many progressive or just what should be normal policies is painful. This project should have been up and running years ago. Damn Ohio, you're bound and determined to keep us barefoot and pregnant if you get my drift.

Summit Metro Parks
Great news! Besides opening that stretch of river to a more habitable environment for aquatic life it has the benefit of creating a whitewater recreational draw. That could pull in kayakers near and far. Just another cool thing for the region.

@GISguyyeah it's not our fault that they're terrible at marketing themselves but that's just the sizzle (or lack of). The actual steak is whether they make it or not because there doesn't seem to be alot of companies lining up to take their place. So sure, it's not our fault but l'm still not laughing.

Cleveland: Cultural Gardens
I went Sunday. I had visitors from Michigan and Massachusetts specifically here for the event. It was their first time and they said their cities had nothing like it. They loved it. What l noticed was the general improvement year over year over year. More people, more costumes, more music and food. And of course more gardens. I think the gardens are another Cleveland gem that has been underappreciated. It's great to see the increased interest.

When we talk about Cleveland's economic future there are always a few possibilities we think we can develop. Film production doesn't usually come up and it's also out of our control because the necessary tax credits are state driven. Still...that industry has the ability to be an important economic generator if we would only see it's value.

Well if having a straight on view of downtown across a river valley has any appeal then THIS is the site. Build several midrises with balconies on the west side of 25th and they should fill up fast. We might even have a sighting of the notoriously rare Cleveland Condo.

I'll be happy with either one really. A highlight for me is a convoluted shoreline. I hate all the right angles off of downtown. Build me something like the Toronto islands. We have to dredge the river forever anyway. Might as well get creative with the new land. Ah well...a fella can dream can't he?

I actually love the Battery Park smokestack, especially with the letters lit up. I'm not against smokestacks in general and l absolutely love old brick factories. My issue with the downtown smokestack is that it's downtown. In a small town it would be fine, great actually. But in a major city a smokestack downtown doesn't fit and, as l said, it sends the wrong message. That's just my opinion. Probably no right or wrong answer here but that's what this forum is for...debating the finer points on what our city should look like.

@EthanWhile l appreciate our industrial past l don't want to see a smokestack looming over a main entrance to downtown. Plus, if you're standing in the center of Public Square looking south you're looking right at that smokestack. I think it sends the wrong message. Smokestacks in the heart of downtown?? We are still viewed as a town looking too much to the past. I want to send a different message.
