Correct me if I'm wrong but are Thunderbird and NRP two different firms, or just a different name on the project? If they are different, what makes NRP stand out, and why did they take priority over SP when seemingly nothing about a bidding war was in the news? I keep asking but i never get a solid answer. Is it or is it not still Thunderbird?

Well for $135 million, 34 stories on PHS tower is pretty inexpensive, but I imagine cost goes up per floor-plate above. For a 34 story tower that's astoundingly cheap. I'm sure SW will have no problem building over 40 considering the marketability of cheap high-rise construction. If they build over 40 we're probably looking at $250 million, and if it's a $billion project you've got plenty more for campus style development, including multiple other high-rises. If we include campus style buildings, I look towards CSU's 100,000 sq ft. Washkewicz Engineering building which was done ahead of schedule at $60 million, including new tech and furnishing. There's plenty of financial leeway here, and plenty of money for some great development.

I have my fantasies too, but before the topic derails again i'd like to share something i've made on mspaint quite a while ago regarding the new SW headquarters. Just for lighting sake I love LED honeycomb, I've seen it used at Ohio State University i believe in one of their Engineering buildings, at night it's just so vibrant and colorful, but also provides a nice relaxing place to settle down and study. Also, as you can tell I love spires, Let it be so bright you can see it from freaking Canada...

I just see things in the eyes of the military, it's actually funny believe it or not; if it was indeed the cable that failed on its own, believe it or not Article 15's and LOR's for anybody related to the crane incident, no justification, just go with it.

Golden hour just blows every color in PHS out of the water, I love driving through there in the evenings however it will be a while till I'll actually be on leave to see the finished project. I love it already.

The only reason they would build a tunnel is to connect the rapids to their campus, because a large part of their force is brought by Rapids.

AND BINGO! They're not leaving, once again upping my source integrity. Thanks KJP for the deeper material, 40 isnt bad, but knowing SW they may want to have some... Taller ceilings based on their cramped feel in the Landmark. Many more midrise campus buildings to com, and I can't wait to come home on leave and see our roots and resources being used for the greatest possible opportunity. GO CLE!

@Cleburger I was referring the Renaissance Center as a parallel to Cleveland's growing tourism, tech, and aerospace industry. The fact that the Hilton is almost booked at occupancy should strike numbers and $dollar-signs$. I don't care wholly about metro size, if you have reputable fortified fortune 500's, businesses, and events going on just about every week there's no doubt in my mind people would want to wander around town for a weekend. Film fest was just an example of a strong convention market tailored to any and just about every culture. Now it may not be the biggest but we also have auto conventions, sports events, and even after the MLB All Star weekend, there's alot that I see happening downtown. Hotels are there, but I think we have the potential to expand on that issue.

Maybe we can see another underbudget hilton tower the likes of the one in Columbus under construction right now, but that's for sure something for convention or hilton thread. Edit: I'm sure we can take plenty of load on the hotel market, the Marriott in Detroit is the third tallest hotel in the western hemisphere, and there's just about as much to do in Detroit as there is in Cleveland. But Detroit is a bigger yet more unappealing city imo. If we can book larger conventions and events the likes of the International Film Fest, I'm sure there would be no problem centralizing the malls around hotel development.

Let's not sink into MLS vs NHL argument. But if it were up to me, Hockey is the best sport period. To a RMFH standpoint, why in the hell did they say that they tore it down like it was completely new? That just makes me laugh so hysterically. Unless there's a new roof on the place you could probably say you tore the place down, but all bets aside I think the LED banner on the roof of the place is hideous and really serves no purpose unless you're in the air. Its like reverse Goodyear Blimp, but how many times a game do the cameras go for the flyby pano shot of cleveland? I would have liked for them to renovate the roof whether it was get rid of the LED banner or not, I would just like a repaint.
