Columbus: Downtown: Millennial Tower
Don't think of this tower as a comparison to Lumen or Beacon. You have yourself a mini version of NuCLEus, a wacky design that just wouldn't age well in future architecture. NuCLEus was approved on the design board, but never passed through for TIF, and I'm guessing the state bill never was a priority before the Lame Duck sessions, so they decided to scale it back. It's the first news we got about the project in about 8-10 months. Better to scale it down than to not have a building at all. For the amount of tall structures Columbus has planned, it seems like your market for housing and office space is slowing down. You already have sizeable firms and buildings to make that happen. But to build something just because it may be visually appealing, may have a purpose in the future, or may update the skyline, has no current purpose. You have way too much in the books right now. Its better to wait for the opportunity.

However I could see streetcars becoming a option if they go down Superior but make way to Chester down to UC. Having two conflicting modes of transit on the same road would just be frustrating and without a doubt a little more dangerous.

I don't mean to be picked apart here, I accept that you guys are even acknowledging my argument, but someone mentioned NHL and NBA opportunities for US Bank. Especially for Gordon who analyzed the crap out of my argument, I don't think there is any kind of irony there when you have some of the same issues Cleveland does. When I say Seattle doesn't have an arena for it yet, I mean there really isn't. There's work being done in an arena to make an ice surface, so in essence they're making an arena happen. And when I say they want it, its because they want it. They themselves have an expansive hockey history and a sound basis to have the team re-franchised. Some history for you, the Seattle Metropolitans were the first American NHL team to win the original Stanley Cup in 1917 before the New York Rangers. Don't forget you even had a major league caliber team that just missed the WHA-NHL merger in 1979, who actually had a home at US Bank that unfortunately just got lost in the sauce as they say. The Cincinnati Stingers. I mention the Cleveland Barons because we were left in a similar situation. Only played for a couple years professionally, have relatively similar records, but still have a substantial history in hockey. The fact that you have grown such a large basis MLS is astonishing. When I say make your market, I mean exactly that, because you've done it before. Seattle is doing so as we speak with the NHL. You guys could easily be a sport central city. The NHL would be more than willing to expand or move teams, I say so because this is the most wildcard the league has been in just about 20 years when the Jackets and the Thrashers were granted an expansion in '97 & '00. There was talk of making the Monsters an NHL expansion when they won the Calder cup in '16. There's always talk, but there's also opportunities that people aren't watching out for. Cleveland and Cincinnati have one hell of a sports rivalry, but what about Columbus? Show them who's boss Cincy.

I dont know what your argument here is with major sports such as the NHL and NBA. Just because you dont have one doesnt mean you cant support one. If you guys want one, than own up to one. How do you think Seattle is obtaining an NHL franchise in 2021? Because they want it. The only catch is, they dont even have an arena for it yet. You have an arena, but you dont have any interest in even asking. Make your market. A closed mouth never gets fed. Besides, you have a better chance at an NHL team than acquiring an NBA team based on how stubborn they are with their teams. The NHL was looking for a city like Seattle to even out their Conferences. There may be some moves in either conference after the expansion so be hopeful. I'll give you a hint. The Panthers suck, so do the Coyotes. Lol, its sad to hear the tower got reduced, but if we had some sort of a rendering confirming the fact, then I would believe it. Up in CLE the NuCLEus tower got reduced quite a bit, and we're actually really happy that it did get reduced, because it looks so much better. Hopefully a rendering would help grab your attention and change your minds. ?

Cincinnati: Downtown: The Blonde (Eighth & Main)
The lot to the right of W. 3rd used to be the Jacob's lot development, which is where this was supposed to go 30 years ago: It was supposed to be taller than key tower, but now there's maybe talk to re-envision this for Sherwin Williams, and the block to the left of W. 3rd is supposedly to be 'envisioned' Weston superblock, which hasn't seen any press or inside info for the past 3 years now which would take over that massive lot. We consider this project dead until further updates: Who knows, one day we may see both projects happen. But seeing that we cant even get Nu-CLEus off the Ohio Senate floor for transformational tax abatement, I have no idea if we would see anything of these magnitudes in the near 10 year future.

Downtown Cleveland Architecture
I've done some dreaming lately... I mean very recently because @KJP got our hopes up once more about the Sherwin Williams situation. I have come up with some very basic design on a building with some things that would make it a fairly individual new age building. Sitting on-top of the Jacob's Lot, with 50+ floors giving ample room for expansion and variable tennantship:

With able room to expand a fortune 500, there is an obvious need for 'Extra Room'. If SW decides to add some extra floor-space they can rent floors out to other companies in need. Do tell about the 50+. So if they're working on blueprints, this probably means Ameritrust is out of the picture. I'm more than expecting something vibrant that screams paint and chemicals. Everything is about new age architecture am i right? I'll try my best to gather up what my thought is. Stay tuned in the Cleveland Architecture thread. Funding is basically already secured for Ohio Bell, with the historic tax credits just obtained they will most likely aim for a hasty re-purpose within the next year.

Havent even heard of shake shack until I went to Detroit earlier this year for NCAA basketball tournaments at Cesar's Arena. Me and a couple of bandmates from CSU were walking down the street and saw Shake Shack. Never Heard of it. I ate it, and it just tasted like steak n shake. I thought it was only Detroit/Michigan specific, but then again I've heard of In-n-out burger before but we don't have any of those up north, or even what-a-burger. I think out of state burger chains would be good in this market branching out into foodie cities. Just to taste what everyone has been 'Ranting and Raving' about. But it probably just tastes like fast food equivalent to steak n shake.

You know, If only people could be able to vote alongside politicians in ways and means, and even city planning commissions we would have a denser Cleveland, with many vacant buildings. There's a reason why we have surface lots. I'm sure there would be much oversight on tax credits. I'm afraid if the people had a voice in TIF and subsidy markets, we would be bankrupt.

I don't want to be one of those people who always ask where is this at or why havent I heard anything in the past 6 months kind of ordeal, but seeing as this project is more than necessary, I haven't heard a lick of tongue or literature on this project in a long while. Are there still birdwatchers, city/state, or NOAA related officials that may be holding this project back? I think this project is NEEDco. from LEEDco. My electric is over the top right now.

Cleveland: Downtown & Vicinity Residences Discussion
I think it's typical. Usually when a place is brand new you see higher numbers in leasing, but understanding as it's trying to appeal more as a student housing project, its better to have a leasing percentage low for upcoming semesters. Granted it is open for public leasing outside schooling reasons for locations like Little Italy, but I can see why. There's plenty of units to come by in Centric. Although that looks like a small number, it's a biiiiiig building.

I expect this to break ground level in a couple weeks, it takes loads of time to reinforce the first few foundations. In a couple weeks we should also be able to see rebar over the fence, and then we may have the first glimpse at the footprint or even a modest oversight on the street presence it will have. It is a relatively long building. Confirmed we are a hair off schedule, but its not the end of the world. I believe Beacon is behind schedule as well, seeing the cladding hasn't even been presented yet, allthough they haven't come out with a set deadline for outer completion.
