  1. I'll take the high-rise rendering any day.
  2. compared to all the buildings it will hide behind that alley, it has quite a large footprint
  3. Sheesh, that went waaaay out of hand. I was simply stating that Yabo attended a meeting that would possibly set off a project, which would be great to lease to other sports. And it was also speaking about any kind of new amenities the campus would need in order to support this stadium. Yeah, CSU has an intention to build a stadium, but that doesnt mean we need a football team to support it. We have plenty of sports that play on that caliber of a field. Back to the Force, I wouldn't mind if CSU built the stadium they intend on building, and having CSU Lease the field to the Force. This is probably best case scenario for a stadium downtown. If we were to go local, Byers Field in Parma would be a better option than none.
  4. Regarding Krenzler Field Revitalization and Reprint, YABO713[/member] has pointed me in the direction for this kind of a controversy a little while back, should I be able to find the link to our small discourse, CSU plans on building a mid sized stadium some time in the future, with a football team to support it. I know how FCC utilizes Nippert Stadium at UC, so I proposed this kind of a utilization to lease the field to our potential city Soccer clubs. I remember measuring the boundaries of the entirety of Krenzler and multiple other college campus stadiums to get an average number of sq ft that typically goes into major college sports venues. Krenzler has the footage to support a medium sized venue like that of Toledo's Glassbowl, UC's Nippert Stadium, Bowling Green's Doyt L. Perry Stadium, Akron's Summa Field, and Case Western Reserve's DiSanto Field. The only downside to this proposal is that every sport functions like tennis, softball, baseball, and frisbee golf would have to be shoved elsewhere, unless "Krenzler Stadium" is multipurpose with other field sports. Soccer, Lacrosse, Football, and Track are utilized in most outdoor stadiums. CSU has plenty of available event parking for night events, although it may be relatively difficult to house events during the daytime since there is a parking problem at CSU. To quote our administration from my orientation, "CSU doesn't have a parking problem, people have a walking problem". While I do somewhat agree, the growing numbers of enrolling students are breaking the motif of their quote. The access to nearby parking does not accommodate every commuter that drives to school every morning, thereby limiting students who cannot afford parking passes, and those who have noon-time classes that have the hardest time finding parking at any garage on campus, to public transportation. This is how bad parking is during the daytime. So there will have to be new parking decks close by. The lots behind the relatively new built Langston, that currently hold commuter parking would be great parking deck locations. Those two campus lots are just awful eyesores, gathering potholes and neglect. I don't want to rant on the parking situation at CSU for long, but to build a stadium right next to CSU would be a great idea. If we harnessed themes of steel and industry or innovation, we could very well have a unique stadium. This proposal is up to CSU, but it's not set in stone, just speculative. I don't think tearing down the Wolstein would solve our problems, it's an already developed stadium/venue which still pulls some major crowds for concerts and acts. Just because our basketball isn't exactly "The Best" in the world (Although totally Cinderella), doesn't mean it doesn't get attention. It's there in case, you know? If it were to get even more attention the CSU Hockey team could have their home rink swapped from Strongsville's OBM Arena to the Wolstein center. I've always questioned the fact that we have a hockey team but they don't play on campus but it's understandable since we only have a club team. Same goes for Akron Zips Hockey. If we swap the club aspect with NCAA standards, there could easily be more people waiting at the gate. Why do you have a hockey team if you don't play on campus. Utilization partly solved putting more activities inside the Wolstein. There's simply no need to tear it down. TL;DR, CSU at Krenzler Field is a prime spot, Wolstein does not need to be torn down for a new stadium, College students included in attendance.
  5. LOL! Why on earth would you have a balcony facing directly at the highway... Also the site plan made it seem like it was going to be built over 90. Although that is true to a certain extent, If the outlet mall was built in such a fashion, the mall would overlap the highway to a certain extent, and the balcony would be a nice green space to watch and enjoy the lake. NOT THE HIGHWAY, LOL! Sorry if I'm delayed, but I haven't been active
  6. Church and State, still up in the air? Not much news about it lately... I do think the zebra design of it really sets a mood in Ohio City, innovative and artsy at the least, so it does appeal to the "Hipster Crowd". Although I don't really like the design, but I think it would fit very nice in OC. Reason being, black and white buildings don't age very well and you wont really see it at night time. I'm sure they'll add some exterior lighting to make it pop a bit, but there's not much you can do with black cladding. Breaking ground in September Breaking ground in September PLZ PLZ PLZ What do you mean what happened with Church and State? I have heard all lights are green on that, they just need to close. When they got county approval a month or two ago they said groundbreaking would be in September. We aren’t there yet... I think he might be referring to the approval hiccup that Church and State had early on.
  7. Problem is we don't want more lots. We want more decks with sound infrastructure and amenities on the top like 515. 515 is actually a genius full scale plan. Build a parking garage with existing supports and foundations for future expansion on top. The beacon only came with patience and the right market. No doubt it will be a success. The more parking decks we have downtown, the less we need to rely on surface parking. Therefore we can built atop surface parking with different intended use and tenantship (if that's even a word). I'm glad the beacon really pulled through. I don't think there's another high-rise downtown which has been built atop an existing structure, and not only is this one of the first, its one of the more magnificent modernist buildings that came with patience and the right market. Or in other words, "No Takebacks!"
  8. Those are some nice quality photos my dude! I think the Cool White look really sells it!
  9. Does anyone know or have any night illuminated construction pics of 515? I think buildings under construction with incandescent bulbs look great at night.
  10. I'm confused as to if the Terminal Tower is part of Tower City, but if not you can move this post right? BIG NEWS TIME: Terminal Tower wins Ohio historic tax credits for partial apartment revamp The tower has won $5 Million in tax credits K&D hopes to redevelop and convert most of the space into apartment use https://realestate.cleveland.com/realestate-news/2018/06/terminal_tower_wins_ohio_histo.html
  11. WOAAAH, Hold your horses right there. If you want to initiate the push, go make a petition, become mayor, or be an urban planner. If you can muster up a few billion dollars to build on landfill be my guest. The problem isn't that its unused land, It's clearly being used for DOT and FAA purpose. I believe that it's just too much undeveloped land that if you overdeveloped or underdeveloped, you could screw something up for what could have been. Something of this size doesn't just happen with chumps in office, you need top of the line people to scrounge for you.

Toledians draw more of their vowels than Clevelanders, I definitely think that Toledo has kept theirs running for longer than Cleveland. I mean we're both dying cities here, without a saving niche, or maybe a niche just not a definite crutch, we've both lost the majority of our ethnic neighborhoods. I think the smaller size of Toledo was the saving grace of their accent. I'm afraid it's too late to have done something about our ethnic neighborhoods. There has been just too much that hit the shitter (Excuse my French). I do hear accents now and then around town, in classes, and within family even. My Grandparents have it and they're the strongest ones vocally. They're even more ethnically close to their immigrant grandparents from Scotland, Serbia, and Hungary. I do believe the stronger the accent, the closer they were to their immigrant ancestry. Including the density our boom-towns had pre-post WWII there was definitely something there to spread.
  13. I see plenty of new office/factory conversions into apartments and condos. In no time we will definitely hit 20,000 downtown. Cant wait to see a Macy's downto... EHEM... I mean, an Ikea Mini Shop...
  14. As a matter of fact, I've made one a couple of months ago encompasing NuCLEus, 515, Lumen, The Edge, and the Hilton wasn't included so i tried to fit that in there... We fill in quite nicely!

Cleveland will get the deal like the amazon bid
  16. Any new news on the Church/State Development? Hasn't it already been approved even after it was wrongly discouraged?
  17. I definitely agree with you here. Transplants from donors that come from Hopkins have a more direct route to UC, CC, and UH. This project benefits more than just UC. It's going to help the medical industry, the RTA and... well... the ghetto... I believe it will ease traffic to and from the Q and Jacob's Field onto the highway from the East which is fine for me being a south burb local. I could just take the main roads to go see an event in less time than heading north and sitting in standstill highway traffic.
  18. I'm sure you guys have heard, that the Parma school system did it again. After failing the levy and asking for more money at poll day, the district calculated over a $9 million surplus in the budget even though they were calculating a $9 million deficit for the 2020 fiscal year. All of this after laying off countless staff members and cutting after school programs. This recent news has mostly angered residents and parents in Parma, Parma Heights, and Seven Hills, calling the levy a faulty cash grab. Even then, the district is drawing up plans for another money levy for next voting season. Someone is really bad with numbers. Almost seems like you barely need a grade school participation award to be district treasurer...
  19. Wow, this is a lot of development. Thanks for the update Fiyah!

I've been kind of realizing myself speaking again lately. I've been touring around artsy parts of Cleveland, and I'm realizing my pronunciation of "Art" is more like ert without a hard A. Maybe it's just me...
  21. The Bialosky rendering makes it look like Charlotte's Web, which was always a good read. I think that's a good look on a library. I'm mostly in love with Mass' rendering, as it's colorful and celebrates culture right as you walk up to it. I'm not a fan of white/bland architecture, as white is kind of hard to maintain and keep in decent shape.
  22. Too bad this wont happen. You may only see one thing happen at a time, but its better to go in phases than to go for the gusto. Big mistake on the dev's part.
  23. I see there's no one here keeping tabs on Dan Gilbert's The Hudson project, how's that turning out so far?
  24. I think its time to put down the "Millennials destroy everything" quote. This is our demographic now. We like music, what can I say?
  25. Kinda hard to tell what i'm even looking at. These are some horrible quality photos.
